Cancellation & Processing Fees
If you choose to cancel your reservation, our standard cancellation policy will apply. In addition, please note that payment processing fees are non-refundable. As a result, 4% of the total amount paid will not be returned, since these fees are incurred for accepting payments through our payment processing service.

Saltwater Pool & Hot Tub:

- Take a dip in our refreshing outdoor saltwater pool. Please note the pool is not heated, offering a refreshing escape during warmer months. The pool cleaner comes on Friday mornings.
- Unwind in the inviting saltwater jacuzzi, soothing your body and mind while surrounded by stunning desert and mountain views. The spa is pre-heated and ready for you at no extra charge.
- Experience a cold plunge cold-water-only outdoor shower after the spa or a day of exploration


Bedrooms:
- Relax in comfort and style in our cozy bedrooms, each featuring a plush queen-sized bed with organic, cotton linens and Roku TV.
- Primary bedroom has large closet and private bath
- Second bedroom has dedicated workspace
- *Additional sleeping arrangements are available with a convenient fold-out queen sofa bed in the living area.


Kitchen:
- Stay in and prepare a gourmet meal in our large, fully-stocked chef’s kitchen with high-quality appliances, a curated olive oil bar and an unbeatable coffee corner.

Outdoor Space:
- Cook a meal on the BBQ grill and enjoy alfresco dining at one of the two outdoor dining areas
- Sip your morning coffee while watching the sunrise over the mountains
- Play corn hole, horseshoes or bocci ball
- Gather around the flickering flames of the firepit under starry desert skies

*Guests are expected to turn off firepit and BBQ if they are not using or immediately around it.*

Living Area:
- Spacious area with soaring ceilings, skylights, comfortable furniture including recliners and a pullout sofa bed with a remote-controlled fireplace, ROKU TV, lots of boardgames and books.

- Eco-friendly and non-toxic cleaners/products used. No outside products to be used due to chemical-sensitivities.

DAMAGE INSURANCE FEE: All reservations are subject to an $89 Damage Protection Fee, which covers accidental damages incurred during the stay. This fee safeguards guests against additional charges for qualifying damages, providing a streamlined and worry-free experience.

Guests who cancel within the applicable cancellation window will receive a full refund, minus any transaction or processing fees charged by payment platforms or software providers.

During the summer the thermostat may be locked at a certain temp range and not able to go lower than that range. This is due to the extreme temperatures in the desert. We can’t allow thermostats to be set below this range or we risk the AC unit freezing entirely, and not working during your stay. We apologize in advance, but we can assure you that 72 or 74 degrees will feel AMAZING when it’s over 100 degrees outside.
Please follow all rules and regulations when it comes to checking in, the pool, and general house rules.

There are security cameras in the front, and side of house, but not inside the house.

Guests are expected to turn fire pit off if they are not immediately around it.

NO CABLE: we do not offer cable TV at this home. We do have TVs in the house with streaming capabilities where you can put your login information and access. Netflix Netflix, Hulu, HBO, and more.

Up to 2 pets allowed per stay. Pet fees will be collected after booking and are $175 per pet per stay.

NO PARTIES OR EVENTS, if you break this rule it’s a $5,000 fine.

HOT TUB IS HEATED AND IS FREE

All guests are required to sign a rental agreement prior to check in.

Quiet hours are between 8 PM and 8 AM.

Do not exceed the number of guests on your reservation at any time during your stay.

Apologies in advance if the pool, pool chairs or outdoor furniture is dusty, we have them cleaned regularly but the winds are strong here and sometimes the dust / dirt collects, especially in the tanning bed area.
