The Space:

The outdoor space centers around a heated pool (optional October through May) with attached hot tub, waterfall feature, and lounge chairs facing mountain views. The covered patio has overhead fans, sectional seating, gas fire pit, built-in grill, and outdoor dining. A gated grassy dog run with doggy door keeps pets happy. Inside, the living room has a large sectional sofa, smart TV with Apple TV and streaming apps, and gas fireplace. The formal living area offers additional seating. The kitchen is fully equipped with stainless steel appliances, cookware, and a countertop with 2 barstools. A high-top table seats 6, and the formal dining room seats 8. Bedroom 1 has a king bed, smart TV, ensuite bathroom with dual sinks and walk-in shower, large closet, and sliding glass doors to the patio. Bedroom 2 has a queen bed and smart TV. Bedroom 3 has a queen bed and smart TV. There's a second full bathroom with shower/tub combo and a half-bathroom accessible from the pool area. Washer and dryer are in-unit. WiFi speeds reach 500+ Mbps download and 25 Mbps upload. All TVs have streaming apps including Netflix, HBO Max, and Showtime. Parking fits three vehicles in the circular driveway, plus a two-car garage and gated RV space with power hookup (no water or sewer). Up to 2 dogs welcome.

The Palm Springs Aerial Tramway is 15 minutes from the door, offering stunning views and access to mountain trails. Hiking, horseback riding, and biking trails are all around the area. Visit the natural hot springs, championship golf courses, and luxury spas the region is known for. Joshua Tree National Park is an easy day trip, and Coachella is within range during festival season.



Getting Around:

Downtown Palm Springs is 8 minutes by car. Palm Springs Aerial Tramway is 15 minutes away. Joshua Tree National Park is approximately 45 minutes east via CA-62. Palm Springs International Airport is about 10 minutes from the home. Coachella Valley is accessible via I-10 and local highways.

• Pool and spa heating: $100 per day, available October through May, must be requested and paid at least 48 hours before arrival (spa heat included with pool heat)

• Primary guest must be at least 25 years of age

• Reservations longer than 29 nights: Guest pays actual utility costs; $1500 utility deposit required at check-in, actual costs deducted within 21 days of departure

• Early check-in and late checkout: Subject to availability and approval, may incur an additional fee up to $60 depending on hours requested. Late checkout requests must be received by 10:00 AM local time the day before departure

• Starter set of consumables provided (soaps, paper products); guests should bring or purchase additional supplies as needed
