Set up on 3-acre plot of land with an abundance of trees and space for everyone, you`ll have a hard time not enjoying yourself on this trip! Reach Austin downtown, COTA, Austin International Airport, Tesla Headquarters, and many other attractions and landmarks in less than 20 minutes. Treat you and your family to a picnic at East Metropolitan Park with hot homemade meals, then bask out in the sun as your kids have fun on the playground. Check out the Germania Insurance Amphitheater, an incredible music venue out in the open air where you can experience the magic of some of Texas`s most astounding musicians as they put on the performance of a lifetime.

Our house rules:
1. PET-FRIENDLY STAY
Bring your furry friends along for $150 per pet per stay. We love pets, but please let us know in advance.
2. NO SHOES POLICY
For a clean and cozy atmosphere, we kindly ask guests to remove their shoes indoors, especially on carpets.
3. LARGE GATHERINGS
We welcome large gatherings! Please inquire about our event fee and any specific guidelines for hosting events on the property.
4. ADDITIONAL NIGHTLY RATE FOR 7+ GUESTS
Our rate covers up to 6 guests. For each additional guest, there’s a $50/night fee to ensure everyone’s comfort.
5. CHECK-IN/CHECK-OUT
Check-in is at 4 PM, and check-out is by 10 AM. Please adhere to these times to allow for proper cleaning.
6. CANCELLATION POLICY
We have a strict cancellation policy. Please review the terms during booking for details.
7. CLEANING FEE
A cleaning fee is already included in the total cost of your stay.
8. PARKING INFORMATION
Parking is available directly in front of the house. Please be mindful of neighbors when parking.
9. ENTERTAINMENT
Enjoy our cinema, arcade, and a variety of board games for hours of fun and relaxation!
10. SMOKING
To maintain a fresh and smoke-free environment, smoking is strictly prohibited inside the property. Violators will be fined $750.
11. SECURITY CAMERAS
For safety and property protection, we have security cameras recording 24/7 outside the property located in the following areas:
Deck area, Entrance walkway, Rear fence, Backyard, Barn fence, Driveway, Front yard
All cameras face exterior spaces and doesn`t point inside the house. They do not face or capture the interior of the home under any circumstances. All windows have security screen protection, which prevents visibility into the interior of the house. Your privacy is important to us.
12. WILDLIFE AND PEST CONTROL
Our monthly pest control ensures a bug-free environment, but you may encounter occasional outdoor insects like spiders or ladybugs. Rest assured, we work hard to keep the house clean.
We love our location surrounded by nature, and we have regular professional pest control. That said, it’s normal — especially in summer — to occasionally see bugs or small wildlife near or inside the house (sometimes already deceased due to treatment). It’s part of the natural environment, and we appreciate your understanding.
13. WI-FI
Starlink satellite internet is the only available service in this rural area.
14.**SECURITY DEPOSIT POLICY**
A $500 security deposit will be held on your credit or debit card during your stay. This covers potential damages, missing items, or extra cleaning. The deposit will be fully released after check-out, provided there are no issues. If there are damages or missing items, the cost will be deducted from the deposit.

**Pre-Arrival Requirements (For Non-Airbnb Reservations)**
To ensure a smooth and secure check-in process, we kindly ask all guests who booked outside of Airbnb to complete the following steps at least 24 hours before arrival:

Government-Issued ID:
A clear photo of a valid government-issued ID (driver’s license or passport) for the primary guest.

Selfie for Identity Verification:
A selfie of the primary guest holding the same ID near their face (for identity confirmation).

Front of Credit/Debit Card:
A photo of the front of the card used for the reservation.
