HOUSE RULES For security and peace of mind, noise monitoring devices are installed on the property. There is a minimum age requirement of 25 years old to rent. A rental contract must be signed and submitted after reservation confirmation. This rental property is not used for Nuisance Parties or Unlawful Gatherings. No parties or events are permitted without Manager approval. Confetti is not allowed as it can damage the floor and result in expensive repairs (true story!). There is no smoking allowed on the property. Unauthorized late check-out will incur a penalty of $150.
Please note our policy for items left behind: We are happy to help return items left behind; however, due to logistics and the time required for our team to retrieve and drop off packages, a $25 handling fee plus the cost of shipping will be applied to any items sent back. We'd much rather you have your belongings with you! Thank you for doing a final "sweep" of the home before you depart.
PET POLICY Pets are welcome. Only two dogs are allowed. $50 non-refundable fee per dog. Pets are not allowed on furniture or bedding. Owners must pick up after their pets outside.
SAFETY & SECURITY For your safety and security, there may be public-facing cameras installed on the property. There are two Eufy motion detector cameras located on the front and back of the home. Porter does not own or have access to these cameras but discloses their presence as reported by the homeowner. Must climb stairs — there are stairs to each level, and handrails are included. There is no fence around the fountain.
PARKING Four parking spots are available in the driveway. Per the City of Flagstaff and Coconino County Ordinance, we cannot permit more than 4 vehicles at this property. The garage is not available for guest use. No trailers are permitted due to HOA rules. No on-street parking is allowed. The City may issue tickets, snow plows may not clear the street, and the HOA may fine vehicles parked on the street or partially sticking out into the road.
ADDITIONAL FEES Additional fees that may apply when reserving add-ons to your reservation: Pet fee: $50 per dog (non-refundable). Pack N Play: $40 per item. High Chairs: $40 per item.
VENDOR ACCESS Hot tub/landscape vendors access the backyard once per week, typically on Tuesdays. Service days may change and can occur up to twice a week. A laundry bag will be dropped off 1-2 days prior to departure; please leave it where placed.

The house was perfect and it was exactly what we needed. The house was very clean and accommodating for the whole family. Location was perfect with easy access to everything we needed to do.
Great family stay with enough privacy for each family group
Beautiful, clean & spacious accommodations for all ages. Game room with video, arcade, ping pong & more. Gorgeous, nature-filled backyard with jacuzzi, and great location to Sedona, Flagstaff, the Grand Canyon and more. Lots of stairs as advertised but worth the effort. Would stay there again!
We chose to stay in Flagstaff and drive between the two National Parks (Grand Canyon and Petrified Forest). The Big Lodge was wonderful accommodations, a very fun house, and lots of activities around it. Everyone had a fabulous time.
Absolutely loved the location, the house was great. My only con is the amount of stairs, tripped while carrying luggage inside from our car as the stairs were pretty narrow compared to my feet. Other than that though, great experience/stay.

We had the most amazing stay at this house! It is in a prime location! The arcade and hot tub were big hits amongst our kids!!!! It is clean and organized. We will def go back to this house again in the future
Great place to gather family and friends! The house is room, cozy, and clean! The stairs are plentiful, so being able to go up and down stairs is required. I loved that we could have our dog there too. We had deer roaming the area morning and evening, it was beautiful! I highly recommend this place!

Great house and owners
We had a great time staying here. Place was big to accommodate our large group. Kitchen had all the necessary items to make meals for everyone as well. The owners were great! I had mentioned we were going to the polar express in Williams and they left a hand written note with a gingerbread train for the kids to make! Would definitely recommend this place to anyone.

This well-loved, fun, quirky home, was the perfect home base for 3 small families to explore the Grand Canyon and Sedona area together. The kids looooved the game room, the huge back yard, and the hot tub. The adults loved the large, incredibly well-stocked kitchen, the clean home, and comfortable beds. Towels and pillows were plentiful, extra blankets were easy to find, and the two washer/dryers and two kitchens were amazing! The hosts have really thought of everything and stocked this house incredibly well for families. We really loved our stay here, and know you will too!
This place was amazing! Big enough for our large group of 8. Lots of stairs. The beds were a bit stiff which was the only complaint from our group. Hot tub and backyard are absolutely fantastic. Made for a very memorable reunion of friends. I was worried about spending a good chunck for this place, but have 0 regrets! Don't feed the jackalope!

Terrific home base for day trip to Grand Canyon
Our family, ranging from age 7 to 79, greatly enjoyed our 2-night stay at the "BIG R" Lodge. It was a terrific home base for a day trip to the south rim of the Grand Canyon, where most of our group enjoyed a helicopter tour by Papillon, as recommended by Krista. A visit to the Grand Canyon was on my bucket list. The helicopter tour was not, but it should have been! It was incredible to see just how big it is, and to fly over both the south and north rims and to see the differences in landscape and vegetation due to the difference in elevation. The house had enough bedrooms for our family, and the multiple levels were great for different age groups keeping different hours. We appreciated Krista's local dining suggestions, which we found to be just right!

We had a great time. The house fit all 13 of us very comfortably. Loved seeing the deers in the morning and evenings. The kids and adults loved the game room!
The pictures looked better than it really was. The house is truly 3 odd levels. The kids cave was very hot and a bit disgusting. The bed in the room with the buck beds needs to be replaced because it is sunken in the middle and being held up by bricks. My grandson had the worst back
ache and he is only 7. Just a few hiccups…we still had a wonderful time.

The perfect place for a lot of famiy
We stayed at the Big R for Thanksgiving with my husband and two girls - plus my parents, my sister, my husband's parents, his two sisters and their families - 13 of us total! The Big R was the perfect for our size. First of all, Krista and Roy were great hosts. Totally communicative and available for any questions. They don't treat their property like just another rental - it is their home and you can feel the warmth as soon as you walk in. There are a bunch of little nooks and crannies if you need your privacy - or if you all want to hang out together, the big couch on the living room fits plenty! Or, if the weather is nice, you can all fit outside and hang out together there too! They even have a fun activity for the littles called a "treasure trail" where the kids can hunt for small little plastic treasures along a small path of about 8 feet - my preschoolers LOVED it it played with their treasures all week. The hot tub is clean and modern and a really fun place to get away after the kids go to bed or after a long hike. The dining room fit all of us (adults) at one table and there are extra card tables and fold chairs available if you need them (we used these for the kids). The kitchen had everything we needed including - a second kitchen for all the Thanksgiving cooking! :) They have all the dishes and serve ware, fridge and cupboards that are plenty big to keep everything for a big family. Lots of extra pillows and blankets if you need them and a bunch of TVs throughout the house if your group likes to watch different things. We are really grateful for The Big R and so glad we had such a beautiful home to spend our special holiday! Thank you Krista and Roy!

The Big R Lodge Doesn't Disappoint!
My friends and I stayed at the Big R Lodge and it was absolutely wonderful! If you are looking for a nice home to stay at with a larger group, this home is the perfect pick! First, this home has several levels to it and rooms and bathrooms on each level. This makes it SO nice for privacy for a large group. We had 5 couples in our group and three single gals, so each couple was able to have their own room and the bathrooms were split up to equally serve the rooms so the ratio of people to bedrooms and bathrooms was even. A huge perk of this house was the backyard! It was really big and had several areas for people to hang out, including a jacuzzi! It had outdoor games, tiki torches, and a really nice grill. Perfect if you enjoy the outdoors like we do. There are also several areas to hang out inside the house if you feel like spreading out. Perfect if you want space and don't want to hang out with your entire group the whole trip (haha)! The house was clean, the beds were very comfortable, and we didn't have any complaints!
I have to say that the best part of the house were the owners. They are extremely kind and welcoming and will go out of their way to make you feel comfortable in their home. I messaged with Krista several times to ask questions before our stay, so don't be shy in reaching out to her. I also messaged with her throughout our stay and the day we left and she was so friendly and fun to talk to. My friends and I joked that she and Roy are the kind of people we would want to hang out with and that we should have invited them over to BBQ!
I would definitely stay at the Big R Lodge again if i had the opportunity to and I encourage anyone considering renting this house to go for it. You won't be disappointed!

A great place to stay - great for entertaining
Our stay here at the Big 'R' Lodge was great. Not only is the house big but there are a lot of separate rooms or spaces for people to sleep. This was great for us because our kids all felt comfortable and had their own space at night.
This home is especially designed for entertaining. There is a central stereo that can put out tunes in the home and the back deck. The back yard is a slope up from the back deck and leads to even more places to sit and relax. Every night at dinner we could fit all the kids outside on the picnic tables and we could sit as adults at some of the other out door tables and seats.
This home is located just minutes from the highway so it was great to drive 5 minutes and be on the highway to any and all of the great parks in the area.
The owners were very kind and helpful when we had a little emergency while we were visiting Sedona.
The only Con I would say about our stay there was temperature control. We were there in the end of June and there was a bit of a learning curve on regulating the temperature in the home. The home doesn't have a central air conditioner, but instead has several portable air conditioners and swamp coolers. Once we mastered the art of which windows to open and when to run the various machines we were super comfortable. The magic of Flagstaff is you can be an hour away and the temperature is 110F and it is 10-20 degrees cooler in Flagstaff, and once the sun goes down it cools down real quick.
TLDR: Great home, Large size, Plenty of sleeping spaces, Located 5 min from highways, Great helpful owners, and One Con is the learning curve on temperature control.

Almost 90% of us Flagstaff folks do not have air conditioning and we do exactly what you did for the month of June. Box fans and portable air conditioners do the trick. This June had a big heat wave across the US.
Please come back and stay with us anytime.
We loved this property, although it might not work for someone who has trouble with stairs. Because it's set into a hillside, there's no ground floor per se: when you open the front door, you have to climb a flight of stairs to get to the lowest living level (with the Big Bear room, the Wilderness room, and the fabulous arcade room), and then another flight to get to the main level (with the Pinecone room and the Lavender room.) The room AC units kept things comfortable during the day, and opening the windows at night cooled the whole house down quite well.
The grounds are like a resort all their own. There are several outdoor conversation/seating areas with comfortable sofas, a waterfall running into a pond, and a dining area with two gas grills, all set in the pine trees.
We really enjoyed our stay here, and would recommend it to anyone for whom stairs are not an issue (we had two adults in their mid-80's, and they had no problem - although they're both from Colorado at a similar elevation as Flagstaff.)
House itself was fantastic. Lots of spaces for our 3 families to hang out. Backyard also has lots of different spaces as well. Game room was a big hit with everyone. Easy access off the highway and short drive to downtown Flagstaff. Would absolutely rent again.
We were there in July. House does not have central air conditioning. The portable A/C units helped but couple of the bedrooms got warm during the day but were perfectly fine at night.
The house was all it said to be. Great décor and fun to read all the signs. Read listing there are ALOT of stairs. Only thing I would say was wrong with that many stairs and no access to garage made it tough to drag our ski gear in and out every day.
Other than that its a great place.
The size of the home was perfect for our family vacation. We brought along mom and my sisters family and it provided enough gathering space and personal space when needed. Home was decorated so beautifully for the Christmas holiday! Plenty of fun art, kitchen supplies to cook full course meals! We loved early
Morning coffee and watching the deers visit right outside the window! We played in the snow at the golf course, which was a 10 min walk, and baked cookies and watched holiday movies at night. Everything we wanted for was provided in the house and the host was available
