By booking, entering, or staying at the property, the guest accepts full responsibility for themselves, all members of their group, visitors, invitees, and any activities occurring on the property. Failure to comply with these rules may result in immediate termination of the stay without refund and additional charges for damages, violations, or excessive cleaning.

* No subleasing, assignment, or transfer of the reservation.
* Guests are responsible for the actions and conduct of all occupants and visitors.
Noise & Neighborhood
* Quiet hours are from 10:00 PM to 8:00 AM.
* No loud music outdoors at any time.
* No parties, events, DJs, gatherings, receptions, celebrations, or commercial activities without prior written approval.
* Guests must comply with all local laws, HOA rules, and neighborhood regulations.
* Guests are responsible for any fines, penalties, or violations caused during their stay.
Pool & Outdoor Areas
* Pool is used entirely at the guest’s own risk.
* No lifeguard is on duty.
* Children must be supervised by an adult at all times.
* No diving, running, rough play, jumping from structures, or unsafe behavior.
* No glass containers, bottles, or breakable items near the pool.
* Do not tamper with pool, heating, filtration, gates, or safety equipment.
* Pool temperatures cannot be guaranteed.
* Guests assume all risks associated with the pool, decks, patios, stairs, and outdoor areas.
Safety
* No smoking, vaping, marijuana, drugs, or illegal substances anywhere on the property.
* No fireworks, candles, open flames, explosives, or hazardous materials.
* Do not disable, cover, disconnect, or interfere with security or safety devices.
* Exterior security cameras and noise monitoring devices may be in use where legally permitted.
* No climbing on roofs, walls, fences, trees, railings, or structures.
Property Care
* Do not move furniture without permission.
* Do not drill, nail, tape, mount, hang, or attach anything to walls, ceilings, doors, or furniture.
* Do not use indoor furniture, towels, or linens outdoors.
* Missing, damaged, stained, or destroyed items will be charged to the guest.
* Guests must immediately report any damage, malfunction, accident, or safety concern.
Events, Filming & Commercial Use
* No filming, photography shoots, content creation, productions, business meetings, classes, workshops, or commercial use without prior written approval.
* No tents, stages, bounce houses, canopies, food trucks, vendors, catering equipment, or temporary structures without approval.
Parking & Vehicles
* Parking is permitted only in designated areas.
* Do not block neighboring driveways, streets, gates, or emergency access areas.
* No RVs, trailers, oversized vehicles, or vehicle repairs without approval.
* Electric vehicle charging is prohibited unless specifically authorized.
BBQ, Fireplaces & Equipment
* BBQs, fireplaces, fire pits, and outdoor equipment are used at the guest’s own risk.
* Never leave fire features or cooking equipment unattended.
* Guests are responsible for any damages, injuries, or fire-related incidents.
Plumbing & Utilities
* Do not flush wipes, paper towels, feminine products, grease, food, or foreign objects.
* Excessive utility use, negligence, or misuse may result in additional charges.
Cleaning & Checkout
* Excessive cleaning, trash removal, smoke removal, odor treatment, stain removal, or biohazard cleanup may result in additional fees.
* Excessive trash must be properly bagged and placed in designated bins.
* Checkout instructions must be followed.
Liability Waiver
* Guests acknowledge that the property contains potential hazards, including but not limited to pools, spas, stairs, decks, gates, fireplaces, BBQs, outdoor surfaces, and other amenities.
* Guests voluntarily assume all risks associated with the use of the property and its amenities.
* Property owner, manager, affiliates, employees, and representatives shall not be liable for any accident, injury, illness, death, theft, loss, damage, or inconvenience occurring during the stay.
* Guests accept full responsibility for supervising minors and ensuring the safety of all occupants and visitors.
* Guests are financially responsible for all damages, losses, violations, fines, penalties, legal expenses, and costs resulting from their actions or the actions of their visitors.
Right to Terminate Stay
* The owner or property manager reserves the right to immediately terminate the stay without refund for violations of these rules, unauthorized parties, excessive occupancy, illegal activity, safety concerns, or behavior that disturbs neighbors.
