Enjoy your own private resort on the Central Coast. This unique hilltop property on 2.5 acres has been a smash hit on Ayrbnb for years -- now available on VRBO for the first time. Perfectly located near world class vineyards and some of the most beautiful beaches on the Central Coast the expansive 6 bedroom home is ideal for hosting get-togethers, celebrations, family reunions, retreats or just fun-filled get-aways. Twenty seven beds allow you to sleep up 30+ people with endless activities for all. The backyard has something for everyone: a luxury walk-in swimming pool with Baja shelf, massive seating areas, outdoor kitchen with BBQ, pizza oven, fire pit and hot tub. Outdoor amenities include Pickle Ball court, Volleyball court, Bocce Ball court, Cornhole, Frisbee golf and much more. The indoor gameroom has pool table, air hockey, ping pong, dual shot basketball, darts and more. Parking for up to 30 cars and RVs are welcome.

* This home has a maximum overnight occupancy of 30 people.
* Request add'l information for hosting parties or events larger than 30 people.
* Add'l guest fees beyond 16 people are $35/guest/day
* Guests are expected to be respectful of surrounding neighbors at all times.
* Guests must comply with local noise ordinance.
* Quiet hours in local ordinance are from 10:00 PM to 7:00 AM.
* Pets allowed by request or direct booking ($100 pet fee per pet).
* Propane tanks are available for use and can be filled at the gas station at the bottom of the hill as needed
* There may be wildlife or bugs on site, but mostly bunnies ;)
* No Confetti Policy -- confetti does damage to pool, plumbing, property, equipment. $200 fee will be charged for confetti found after check-out. Thank you.

POOL HEATING:
June 1st - Sep 1st - $250/day
Sep 1st - June 1st - $450/day

* Pool Heating requires 2 day minimum use.
* 72 hour preheat notice required.
* Winter pool heating is weather dependent as evenings can reach freezing temperatures.

We enjoyed the house immensely there was no need to go anywhere else the swimming pool and patio was exceptionally beautiful there was plenty to do with the grandchildren and enjoyed being with each other. The host was wonderful and easy to talk to I highly recommend this beautiful house and there was plenty of room for everyone we definitely will be back.

We had a lovely stay in this home, it was perfect for our little reunion of 5 families! The kids (and adults) loved spending time in the pool, and there was plenty of space in and around the home for everyone to relax!

Great for family reunion

This place was great for a 25 person family reunion, including kids of all ages and adults. There were tons of activities and we never had to leave the property to have fun. The owner communicated really well with us also.

We had a wonderful retreat for 20 women at the Private Hilltop Family Resort. The living room and dining area were just large enough for our group to meet all together, while the home was roomy enough for us to spread out as needed. We appreciated the large dining room table, as well as the game room, hot tub, & ample parking. The host was friendly and great at communications - he was consistently quick to respond to questions in the weeks leading up to our stay, Check-in and check-out were simple. A good value.
