3500 SF Original School transformed into an artful, gorgeous village home, yard
Built in 1887 as the original Bar Harbor High School (Emerson School), the Emerson House occupies the ground floor of the two-story school house (note: there is another unit on the second floor. With advance notice, and if available, the entire building can be rented for larger parties). Located in the heart of downtown Bar Harbor, it is conveniently located within walking distance of everything! No worries about finding an elusive parking space - just park and walk. Frenchman's Bay is just two blocks away in two directions. In between are many restaurants, shops, grocery stores, two movie theaters, several parks, and access to a free shuttle that covers Acadia National Park and the rest of the Island.
The street Emerson House is situated on is one of the nicest residential streets in the village. It is sometimes referred to as "Mistress Row," primarily because JP Morgan is rumored to have built one of the houses for his mistress so he could visit her when he moored his yacht in the Harbor. Tree-lined and full of well-maintained turn-of-the-century homes built during Bar Harbor's famed Gilded Era, the one-way street is surprisingly quiet for its central location. Porch sitting is a summer past-time for the neighborhood - always a delight during the mild and near bug-free afternoons and evenings.
Until 1914, the building saw a generation of students pass through its doors until a larger school was built. It was then purchased by the Masons, who used the upstairs (now "Mason House") for their gatherings, and they rented out the first floor for groups to hold events, classes, etc. It remained in the hands of the Masons until late 2016, when the neighbors across the street purchased it - a couple of architects with a penchant for acquiring and restoring/repurposing historic properties. They had the vision to maintain the best of the features, spaces, and details and bring everything up to modern standards of comfort and design.
The design of the Emerson House is inspired by elements that were an essential part of the original building, such as the wood beadboard wainscot and cabinets and the high ceiling with beams and heavy trim work. The decor is inspired by a large set of vintage "Blue Willow" china that was left behind, reflected in the kitchen's color scheme, modern fabrics that harken to the same feeling, and an array of china as wall decoration. Furnishings include a mix of antiques and new furniture. Once stripped of all of the lateral windows, new windows have been installed, including a 16-foot long four-panel door in the living room, leading to a covered deck and a good-sized fenced yard. Once possessing a catering kitchen, it still has a 10-burner, two commercial oven ranges, plus a plethora of new appliances. A large dining area, with a wide sideboard and a bar, includes a 12-foot-long table (an original to the building). All wiring and lighting have been updated, and the main space is air-conditioned.
Four bedrooms contain a king-sized bed, and one has two twins; all have a ceiling fan and dresser/armoire. There is also a ladder-accessible loft with a twin bed (an absolute kid favorite!). There are three bathrooms: two designed to accommodate multiple users, with separate rooms for the WC, shower, and vanity, plus a full bathroom with shower and tub. The 28 x 26 living room includes two sofas, oversized chairs, a game table, a fireplace, and a large-screen TV. There is also a SECOND living area with a queen sleeper sofa, and a dining table for 6, which can also be used as an office, and a kitchenette. The fifth bedroom, sleeping loft and second living room offer an added layer of privacy, like an in-law suite with a connecting door ( and that is all included in this rental).
All check-ins are self-check-ins with a digital lock. The home is spacious, and the yard is completely private, with several private entrances. The location is quiet, and it is easy to get to the Park and other areas of interest.

The kitchen was gorgeous and I loved the range. Everyone loved the living room and all the living arrangements. My fiancee and I got married in Acadia and this was such a perfect spot for the whole family. If I were to come back to bar harbor, I'd most likely stay here again.
Fantastic property. The kitchen is wonderful and fully stocked to support large family cooking. Plenty of room for our family of 9 to have space to play and relax. The location in Bar Harbor can not be beat. Kay and Augusto were excellent hosts.

Beautiful house and great location
My family and I were there for our vacation and had a great time. It was great to be able walk everywhere and return each day to a beautiful home.

Perfect location to explore Bar Harbor and Acadia.
The house has very large living room and kitchen, plus 4 nice bedrooms. But we spent most of our time on the side porch enjoying the great weather. Easy walk anywhere you want to go in Bar Harbor.

Great stay in Bar HarborOur group of family and friends fit well in the house. The loft has a ladder, so it works best for guests who are comfortable climbing.We liked the location. We walked to dinner, coffee, and shops. We used the grill often and enjoyed spending time relaxing outside.The kitchen was well-set up, and the large table made it easy for us to eat together. Communication with the host was smooth, and a maintenance issue was fixed quickly.We would definitely stay here again.
Location can’t be beat, plenty of parking! Lots of space! Loved the outside seating too! Kitchen was well stocked! If traveling w large group or jsut want lots of space, this place can’t be beat!!!

Interesting property with terrific location
An old school being converted to VRBO... most rooms were adequate with a large family room ... character of old school house interesting but still needs a bit more work... I would book this property again after a few more years of renovation...hosts were quite accommodating and as stated, location was terrific to downtown Bar Harbor

This beautiful home could not have been more perfect for our family! Nice bedrooms and family rooms. Perfect outdoor area. Well equipped kitchen! The proximity to downtown Bar Harbor could not be better. We walked for meals, ice cream, coffee, hikes, the land bridge at low tide. Perfect!
This was our 3rd time staying at Emerson house 1st floor. We had a wonderful visit. Our favorite things about the property are the proximity to town, the large covered side porch and yard, and the open space with a very large kitchen table for our lobster dinners. Being that we have stayed there multiple times, we noticed this trip a few things in need of being replaced as is typical of any rental, but that wouldn’t keep us from booking again in the future as I’m sure the owners are very good at the upkeep. We can’t wait to return again with our family in a few years.
This house was in walking distance to downtown Bar Harbor. The location couldn’t have been better. We walked to the free shuttle to do some swimming and hiking and walked downtown for shopping, coffee and ice cream. We were a large group of 12 and the house was plenty big enough. Would definitely stay here again. Thanks so much for a great vacation!
Emerson House is a beautiful home with everything we needed for our week-long stay. The kitchen is huge and well appointed. The beds were comfortable and the rooms private. The inside and outside living spaces were everything we needed. The location was within an easy walk to everything in Bar Harbor, including the Island Exporer stop at the Village Green. The owner was very attentive with all communication. I would highly recommend the Emerson House!

Great property in downtown BH
Great rental experience in a newly remodeled, spacious property in central Bar Harbor. House was very clean, well stocked and maintained, with very responsive owners. Availability of the lock-off "Roberts Suite" with extra bedroom (and living room + kitchenette) is a great additional option for family members or friends, and adds to the flexibility and utility of this property for larger groups. Best rental I've had in BH in the last 10 years.

11 of us stayed a week for our family reunion. There was more than enough room. The kitchen was especially amazing and made cooking and serving the group very easy. The unit is in a great location. We walked everywhere and rarely used the car. Highly recommend.

Perfect in every way! Location (very walkable within the village). Unique and tasteful decor. Exudes quality in every aspect. I’ve done VRBO stays all over US and abroad—this was by far the absolute best! The hosts were thorough, attentive, responsive. The kitchen will astonish you! The photos and description are spot on. We did not use loft, instead opting for sleeper sofa in back sitting room, due to steepness of the ladder access (our group was women of a certain age).

The converted school has a great layout for a family vacation with plenty of room to spread out. We vacationed with our grown children and families. The large den and outdoor areas were great for family games! The kitchen is large and well equipped to offer some in house dining options. The location was perfect for walking to town for shopping, dining out and getting ice cream. You can rent bikes around the corner and bike to carriage roads or walk to the low tide sand bar hike. So much to see and do! We had an excellent vacation and look forward to returning!
If you want to be close to town with lots of space, this is your place.
Great space in a great location, with an attentive owner. We had 20 extended family members (we rented the whole house for a week) and it was unanimously succesful. Although we couldn't decide which room we liked the best as there were an equal number who chose the dining room, the upstairs living room, and the 1st floor porch. All good!

In addition to the many projects, new and renovations, we have been commissioned to do, we have developed a number of properties ourselves, mostly out of a desire to save historic properties. Vacation rentals have helped finance these efforts (as well as help put our four children through college!). When not deeply entrenched in some project, we enjoy traveling around the world, especially with our children, Andre (30 and living in Madrid, Spain), Pier (24 and studying in Glasgow, Scotland), Geneva (21) and Luca (19). We spend time every winter in Augusto's native Brazil (Kay is a native Mainer, raised everywhere as an Air Force brat), and often in Spain, where we met and started our careers as architects on Olympics related projects in Barcelona. We feel privileged to raise our family in this beautiful community, and love being able to extend that experience to our guests. There is no better way to visit a place than to stay in a local home and feel like you belong there!
Why they chose this property
Our property renovation addition aside, this property is quite literally near and dear to us. It is located directly across the street from our primary residence (which we also rent in the summer). Built in the late 19th century as the Emerson School/Bar Harbor High School, it was purchased by the Masons in 1914, when the community outgrew the school. They owned the building, using the upper floor for their gatherings and renting the lower floor to community groups for classes, events, etc., until the summer of 2016, when it was put on the market. We just couldn't help ourselves, especially after seeing the wonderful details and features of the building that are still intact. So what does one do with a 7,000 SF building that is basically two ballrooms, with a few bathrooms and a kitchen, in a residential neighborhood? Our vision was to transform each floor into a spacious and unique residence, taking cues from the details and artifacts history provided, bringing it all up to code and modern standards, and adding a layer of comfort and a generous amount of style. It is the kind of place we like to be in, and we know you will, too.
What makes this property unique
The Emerson House, with its 12 foot ceilings and solid schoolhouse style woodwork, occupies the first floor of the building. Entered through an arts and crafts style vestibule (complete with the hooks and shelves left behind from the schoolhouse era), the main living area is 26' x 28' with high ceilings quirkily punctuated by an industrial area cable system that must have allowed the Masons to eliminate interior columns for a clear span space. We have left the ceiling beams and even the remnants of the columns (previously hidden by dropped ceilings - which we promptly removed, and added a much taller ceiling with an acoustic treatment hidden behind it to control noise between floors), and much of the breadboard wainscot. Since the old windows had been removed long ago, we added a 16' long by 8' tall wall of sliding french doors on the south side, and new windows throughout. The original floors remain as do the original breadboard kitchen cabinets and a hand built custom bench. Once used for catering, the kitchen still has a 10 burner, double oven commercial Imperial range. All other appliances are brand new, as are the bathrooms. Both bathrooms are designed for simultaneous multiple users - both have separate shower rooms and toilet rooms, and the main bathroom has an additional large vanity. Most in-town residences have little or no yard space, but this one has an enviable south facing yard, that abuts the church yard, making it very private. Emerson House has a deck running along the entire south side that leads to the yard. The deck is accessed from the living room as well as the kitchen. The decor is stylish, eclectic and comfortable. The House is fully equipped with fresh, crisp bed linens and plenty of towels. There is a washer and dryer, air conditioned living space and ceiling fans in bedrooms.
