Guests will have private access to the bottom unit. Amenities in the backyard space, such as the hot tub and fire pit, are shared with other unit. Owners are available for quick communication if needed.

This guest suite is a totally private, bottom unit within the property with a separate entrance that guests enter in through the back yard of the home. The back yard and its amenities are shared with the upper unit.

Owners are available if guests need to communicate issues and are often accessible for quick fixes.

Located less than 15 minutes to Denver and Golden. 30 minute drive to Boulder. 1 hour and 15 minutes to Rocky Mountain National Park. Minutes away from amazing hiking. Less than 1.2 miles from Olde Town Arvada which has lots of bars and restaurants and pedestrian only streets. Conveniently located close to everything Denver has to offer but aways from the hustle and bustle while being in your own oasis.

15 minutes to Denver and Golden. 30 minute drive to Boulder. 1 hour and 15 minutes to Rocky Mountain National Park. 1 mile to Olde Town Arvada.

Parking available both in the driveway or car port area and street parking in front of the house is an option as well.

Extra sheet sets and towels will be provided for parties of more than 4 guests. Please use the towels provided on the cart in the kitchen for the hot tub as our bath towels which are provided in the bedrooms or bathroom may get chlorine stains from the hot tub. Thank you!

Please note that there are other guests staying in a separate unit on the premises. While we kindly ask all guests to keep noise to a minimum and respect quiet hours (10 PM - 7 AM), some sound may be heard between units due to the shared nature of the property. If noise becomes a concern during your stay, please don't hesitate to contact us, and we will address the issue promptly.

Our property features a Nest thermostat for your comfort. Instructions for adjusting the temperature are provided in our house manual. Should you need any assistance with the thermostat during your stay, we are happy to guide you through the process to ensure your comfort.

We strive to keep our kitchen well stocked with essential tools and cookware for your convenience. If you require any additional items during your stay or specific utensils, please bring them along.

Reservations may be subject to extra guest fees, as well as additional charges for optional services such as adding pets or requesting early check-ins.
- House rules:
1) Complimentary parking for two vehicles - please park only one vehicle in driveway and one on the street in front of home.
2) Please remove shoes upon entry.
3) Load dishwasher upon checkout.
4) Leave any excess bagged trash outside on the guest patio that cannot fit in can provided.
5) Never leave indoor fireplace on unattended. Turn off after each use using remote control provided.
- Quiet hours: 11:00 PM - 6:00 AM
- Smoking outside only! 4/20 friendly.

- Hot tub rules:
1) No more than 5 people allowed in hot tub at one time.
2) Kids under 14 years of age must be accompanied by an adult.
3) Hot tub cover must be unbuckled to remove. Must be covered and buckled after each use.
4) No glassware in hot tub.

- Fire pit rules:
1) Remove fire pit cover and lid before use.
2) Locate gas tank in the enclosed container to the right of the fire pit.
3) Turn gas valve to the left to open flow of gas.
4) Push in and adjust the igniter valve on fire pit to get desired level of flame/heat.
5) When done using, TURN OFF FIRE PIT AND CLOSE GAS VALVE (turn to the right), close gas tank container, cover the gas container AND fire pit completely.

SAUNA RULES [ sorry if this seems overbearing - but the insurer asked us to put this in writing]:
-USE SAUNA AT YOUR OWN RISK.
-Pls remove shoes upon entry and only water can we brought into the sauna.
-Absolutely no outside alcohol or smoking in the sauna or a $200 fine
-If there is dirt or other trash left in the sauna, a $200 fine will be applied.
-To turn on sauna. The power button will begin heating the sauna. If they turn the dial to a number it's a time delay so if they turn it to 1 the sauna will begin heating in 1 hour. (see photo inside guidebook)
