Terms & Additional Fees:
In addition to the platform’s terms, a signed rental agreement is required to complete your reservation and will be sent after booking. Please note that failure to return the signed agreement may result in cancellation of your stay. Depending on your booking method, we may also require a copy of a government-issued ID and confirmation of the last four digits of the credit card on file.
Violations of agreement terms and house rules are subject to additional fines. Guest will be charged what is agreed to be nonpunitive amounts as follows:
>> Parties and events of any kind are strictly prohibited. Violations of this rule are subject to the following fees: $1,500 event fee, $300 trash removal fee, $500 refundable damage deposit.
>> Up to 2 dogs allowed with approval and a fee of $200. Please clean up after your dog and do not allow them on the furniture. All pet waste must be picked up. A $50 fee will apply if waste is left in the yard. Unattended pets must be crated. Unauthorized animals will result in additional fees. No cats allowed. Unauthorized animals are subject to a $500 fee per animal.
>> $500 or portion thereof for every 4 hrs of unauthorized late checkout.
>> Max occupancy: 6. A $150/person/day, or portion thereof, fee applies for unauthorized guests not registered with the booking or exceeding the occupancy limit.
>> Smoking or vaping in the property is prohibited. A $500 fee applies for smoking and/or order removal due to smoke or otherwise.
>> The invoiced amount plus $100 (or $100/hr. or portion thereof for staff hours) for replacement of missing/moved items, damages not covered by damage waiver, stains, bedbug treatment, technical support, pay-per-view purchases, tampering with equipment (pool [a crime], pool alarm, air conditioning, smoke/fire detectors and extinguishers), failure to return keys/passes/fobs, failure to keep pool gates and doors secured, extra cleaning (including due to illness), and similar acts and omissions.
>> $500+ for plumbing misuse, including flushing anything other than toilet paper.
Code compliance with local noise ordinances is required. Quiet hours are 10 PM - 8 AM.

Failure to comply with house rules or agreement terms may result in immediate removal from the property and cancellation of the remainder of the reservation. In such cases, the guest will not be entitled to a partial or full refund.

Great Place and great views
We had a great experience and this was an excellent spot. The host was responsive and even gave a refund when unexpected construction/maintenance was completed on the unit causing issues for our stay. Overall we had a great Christmas at the beach!

Beautiful placer
We had a great time. Easy to find and get into the apartment.
The ocean front a great plus! We enjoyed the sunrise and moon rise.
The communication with the host was fluid and nice. They were on top of everything and responded quickly.
Even though the condos are a little outdated, this unit is renovated and lovely. Very well equipped.
We would love to come back.

Amazing view and excellent condo
This is an excellent unit with unbeatable views, in a nicely quiet area. Everything was just as shown in the listing. We will definitely be back!
Beautiful little condo. No towels or washcloths in the kitchen. Drain in the upstairs bathroom shower was very slow. Parking card was basically just a blank plastic card, so hard to identify. All very minor issues, would definitely stay again. Host was responsive and helpful.

This place was adorably decorated and the real life views from the balconies are just as amazing as the pictures. Well stock kitchen and furnishing. Comfortable beds. Perfect easy access to the beach. They do have towels and beach chairs available if you didn’t bring your own. My only complaint is the list of check out instructions for cleaning is a bit more than usual, which I wouldn’t have minded except that I already paid 900 in host and service fees.

The property management team had great communication and helped us when we left an item behind. We loved having 2 balconies which were rather large with beautiful beach front views. They had beach chairs and other items available for use in the closet. There were a few items that were missing, such as oven mitts and a top sheet for the pullout couch, but they had everything we needed. There also was a bit of an ant problem which should be addressed. Overall, we loved the condo and would stay again.

When arriving we noticed there weren’t enough bath towels. Zero hand towels for bathrooms and kitchen. We also needed bed sheets for the pull out couch and nothing. We ended up purchasing sheets and some extra towels and hand towels. Text and emailed the VRBO contact person and never heard back. Nice property but lacking items you need. And no communication from Property Manager

Dear Kimberly,
Thank you for bringing this to our attention. I followed up with our cleaning team regarding the concerns raised in the review. According to the cleaners, the appropriate number of towels were left for the guests, and washcloths were placed on the bathroom sinks for their use. I have time stamped photos of this to support their claim but since I can’t include photos in this review, I will be sending them to AIRBNB.
However, you were correct in noting that no extra sheets were left out for for the sleeper sofa. The cleaning team is new and admitted they did not realize the sofa included a pull-out bed, which was an oversight on our part. To resolve this, I’ve asked her to check whether the sofa includes a built-in storage compartment for sheets (as many do). If not, I will be supplying a labeled, zippered plastic tote—clearly marked "FOR SLEEPER SOFA"—to ensure sheets are readily available going forward.
Regarding the claim of poor communication, we do have documented correspondence between our team and you, which I will also be forwarding to AIRBNB. That said, I did find one missed message that came via email rather than our usual messaging platform. It was sent after 10:00 PM. Your email stated that you couldn’t find the sleeper sofa sheets and bought some yourself. When the team did see that email the following morning, they assumed it was informational since you stated that you solved the problem. Regardless, I believe every guest message should be acknowledged, and I’ll be discussing this with my team to ensure that all communications—regardless of timing or platform—receive a response moving forward.
