We stayed at this property for three nights and it was an okay experience. I had to reach out to the host to even get check in instructions because they had not been sent. To her credit she was quick to send them. The property itself is as described, however it would really benefit from a good deep clean. Both balconies had a ton of pine needles and some bird poop on the chairs which was gross and unexpected given the cleaning fee. The kitchen was well stocked aside from missing trash bags. The sheets in the lower level room were very pilled and rough. The pool and complex as a whole were nice and the location is convenient for access to Tahoe. Again, the chore list at check out with the 250 dollar cleaning fee felt excessive.

Thank you for your feedback. We’re glad you found the property as described, appreciated the well-stocked kitchen, enjoyed the pool and complex, and found the location convenient for exploring Lake Tahoe.
We apologize that the check-in instructions did not reach you as expected. As soon as you contacted us, they were sent promptly.
Regarding the balconies, this is a mountain property surrounded by pine trees, and pine needles can accumulate very quickly, even shortly after a cleaning. Outdoor furniture can also be affected by birds and weather between turnovers. That said, we appreciate you bringing it to our attention and will continue to have our cleaning team monitor the outdoor areas as closely as possible.
We also appreciate the comments regarding the trash bags and lower-level sheets and will make sure those items are reviewed.
The cleaning fee covers the full professional turnover of the home, including linens, bathrooms, kitchen, floors, and preparation for the next guests. Our checkout requests are intended to be limited to basic items that help prevent damage, odors, and pest issues between stays, rather than asking guests to clean the home themselves.
We appreciate the feedback and are always looking for ways to improve the guest experience.
The property is well located, minutes away from hiking trails and King's Beach. The house itself is full of entertainment with toys, jigsaw puzzles, and outdoor games. The swimming pool is a inches away from the accommodation, and the house is beautiful and fully equipped.

Liked: Check-in, communication, location
First, the pluses. The location is quiet, convenient, and a stone's throw to King's Beach (with great beaches). The unit is well-supplied with the essentials (except the beds are very uncomfortable). While the fridge has two missing shelves (the coffee maker is beyond cheap and nearly useless), the pots and pans, glasses, and basics are generally very good. Decent washer and dryer and very good dishwasher are all pluses. The electric grill on the deck was not very good, though the seating and the fact that there were two decks were all great. For those with physical limitations, do yourself a favor: do not select this listing. The pictures are inaccurate and do represent the difficulties for those with mobility challenges to get to the front door of this multi-level townhome. The uneven and numerous steps and long walk way up simply are not shown. When we gave the feedback, the owner replied through the realtor handling the rentals by saying the "photos were good enough" and showed zero interest in addressing the issues or even apologizing. The showers are hard to get into. And finally, for everyone renting here: beware. The soundproofing is nonexistent. A person above you will sound like Big Foot. Opening the second level slider will wake the dead down below. I have never experienced such an utter lack of soundproofing before. Every sound and step is amplified. The pool area, tennis courts, and modest gym are all pluses. But there were a number of challenges for us.

Thank you for your feedback. We’re glad you enjoyed the quiet location, proximity to Kings Beach, the two decks, kitchen supplies, laundry, dishwasher, pool, tennis courts, and gym.
We do want to clarify a few points for future guests. This is a three-level mountain townhome, and the listing photos show the multiple levels and interior stairs. There are also stairs and a walkway from the parking area to the home. Because of the layout, this property may not be the best fit for guests with significant mobility limitations. We always encourage guests with accessibility concerns to contact us before booking so we can help determine whether a particular property will meet their needs.
During this stay, I personally went to the property to assist with the television, provide additional towels, and help with other requests. We made every effort to be responsive and helpful throughout the stay.
Regarding the refrigerator, a previous guest had broken the shelving approximately two weeks before this stay. Replacement parts had already been ordered but had not yet arrived. We are in a mountain community, where replacement parts and service appointments can sometimes take longer than they would in a larger metropolitan area. The refrigerator itself remained fully operational.
We appreciate the additional comments regarding the coffee maker, grill, mattresses, and sound transfer between floors and will review those items. As with many multi-level townhomes, footsteps and normal activity from another floor can sometimes be heard.
We take guest feedback seriously and continually work to maintain and improve the property. We’re sorry this particular home's layout was not the best match for your group’s mobility needs, but we do believe the listing and photographs accurately represent the multi-level nature of the property.
Ty Stacey . It was a pleasure to stay at your vacation home . There was plenty of space for the six of us . We enjoyed cooking home meals while away and the electric bbq was amazing. First time I have used an electric grill and I plan on purchasing one at my house . Cooked the chicken and steak wonderfully and very simple to clean up . My wife and kids enjoyed the pac man arcade game upstairs and we literally spent hours trying to beat each other’s high scores . The location is perfect and away from the hustle and bustle of the south shore . We definitely plan on coming back . Kitchen was stocked well and the home was very clean . Anyone looking for a great affordable place in North Lake Tahoe , I suggest you check this one out . We had an amazing time , too bad it was only for a few days but it’s nice to know when we come back again that we will look to see if this house is available. Ty again for your hospitality and easy communication too .
When we arrived, the Battery to front door lock was dead. We had to hones contact property manager. Thankfully she answered quickly and wasn’t far away. With large cleaning fee, we felt asking us to do dishes, empty trash, collect all towels and put in washer should’ve been included in the fee. Also, only providing minimum amount of paper towels and toilet paper was a little ‘surprising’. Overall, it was a nice place and beautiful view and surroundings. Plenty of space and comfortable rooms.
The unit was fantastic and lived up to its name with the - perfect space for our family with 3 teenage boys. It's well appointed, exquisitely rustic, and extremely neat and clean. The kitchen has more than adequate supplies, and there are games, including a video game unit, to keep kids of all ages occupied during indoor time. The complex has good amenities, which are a very short walk from the unit -- tennis/pickleball courts (bring your own tennis rackets/balls), a decent size pool, and a small, but functional cardio gym. The complex location is centrally situated and a 5-7 minute drive from Kings Beach itself and plenty of good restaurants/eateries and stores. Last, and certainly not least, Stacey, the rental agent is easily accessible and very responsive. She patiently answered my incessant questions before we booked and was in touch and available throughout our stay. I highly recommend this unit and hope to be back for another stay soon!Stacey, the property manager, was easily accessible and wonderful to work with, from the booking process until we checked out.

Thanks so much Roni you and your family were a delight to have. I hope we see you next summer!!
The rental was just as we expected. The beds were very comfortable and the living area was perfect for our family of 4. Stacey was always available to answer questions and help out.Couple of comments on the area. The listing says it’s a 20 minute walk to the beach. Just beware that walk is downhill to the beach and straight uphill back home. We were able to experience a few bears while there. Make sure you take all food out of your car and put all trash in the bear bin. The signs are not joking about the bears.
