You may arrive planning to explore Wolfeboro — but once you settle in, you won’t want to leave.
Set inside the historic Colonial Arms building (circa 1900) on Main Street, this expansive 3-bedroom luxury condo blends classic New England charm with modern, family-friendly comfort. With cathedral ceilings, bay views, and nearly 2,700 sq ft of beautifully designed living space, it’s one of the most unique and spacious stays in the heart of Wolfeboro — America’s oldest summer resort town.
Step inside and feel the difference. The open-concept layout offers two generous living areas, a striking electric fireplace, and a massive dining table made for shared meals, laughter, and late-night board games. The fully renovated kitchen is both stylish and fun, featuring modern appliances plus playful extras like a popcorn machine and gumball machine — a hit with guests of all ages.
Families will especially love the whimsical kids’ loft, thoughtfully designed as a cozy reading and play space with bean bag chairs, books, chalkboard wall, and games. Adults can retreat to oversized bedrooms with plush, high-end linens, while the primary suite features a walk-in tiled shower and spa-like comfort.
Enjoy views of Back Bay, morning coffee on the downstairs porch, and effortless walkability to Wolfeboro’s town docks, restaurants, cafes, shops, and boutiques — all just steps from your door. Despite being right in the center of town, the building remains quiet and residential, offering a peaceful place to unwind after a day on the lake.
Whether you’re here for a lake escape, a family getaway, or a refined New England retreat, this one-of-a-kind condo offers space, comfort, and location that are truly hard to beat.

The host was communicative and helpful, reaching out to ensure we’d arrived safely. Everything about the property was great, the space is wonderful for a group with lots of spots to sit and hang out. And the location was perfect for walking into town and getting food or shopping. If you can’t stay directly on the lake this is the next best thing!

Patti, the host, was very responsive. We were in the area for a wedding, the location was perfect. Many restaurants and shops in walking distance.

Huge huge huge and precarious flight of stairs to enter apartment. Each and every time entering or exiting are the stairs, for which there is no mention. Parking lot is crappy with pot holes and crumbled pavement. This is not a beach house. This is not a lake house it is in the village, a back door entrance of a building either the apartment residing above the ski shop. Black walls inside. Very dark. Few lights. Absolutely no drawers or shelves for clothing at all. We lived out of our suitcases all week with clothes scattered throughout due to nowhere to put said clothes. There is no direct deck. The only outdoor space is connected to the back of the ski shop for which, of course, you have to go up yet another set of stairs just to be able to look out at the beautiful parking lot. Where are beach passes? What beach? The stairs along could kill the whole trip. There was no mention of stairs at all.

Hi Ron! Thank you for your feedback:) We do want to clarify a few things for future guests, as there seems to have been some confusion about the property and its amenities.
This property is advertised as our Downtown Wolfeboro Loft, not as a beach house. Its location right in downtown Wolfeboro is actually one of the things our guests love most! And, true to its name, the LOFT is located upstairs, so yes, stairs are part of the experience.
As for storage, we're sorry you missed the enormous walk-in closet in the primary bedroom, complete with shelving and what may be enough hangers to outfit a small department store. The second bedroom also has multiple dressers available for guest use. Hopefully you at least utilized all of the luggage racks for your suitcases:)
And the beach passes sit directly on the refrigerator in plain sight and provide guest access to all three local beaches. We only wish you had reached out during your stay, as we would have happily pointed you toward them!
We're proud that this property is a consistent 5-star Guest Favorite, and we'll continue doing our best to make sure guests have a wonderful stay while accurately representing exactly what they're booking: a downtown Wolfeboro loft:)
I guess there’s an old saying, “when it’s gone, it’s gone”. The history and character of this building is getting hard to find. We kept saying to each other”boy this place is cool”. We loved sitting on the front porch in the evenings and watching the world go by. This place is better than advertised, comfortable, all the amenities and old NH charm. We are visiting from California for our nieces wedding and we’re looking for a place at the lake to share with our family from Massachusetts. We were looking for a location where you didn’t have to drive for dining and shopping. You’re literally between Nolan’s and the Big Belly Deli. There is plenty of dining within walking distance, but a tip. Up the hill on rte 28 is “Morrisseys” restaurant, well worth the short drive.
