Additional rules
-Renting party must be 23 or older (all members of the group must be 23yrs of age or older, unless there's a parent/guardian present during the entirety of the stay).  
-Must sign Rental Agreement prior to receiving check-in details- please let us know if you'd like a copy before booking (we can't attach)
-If booked on the same day or weekend, please call After-Hours # provided, as we can access our phone quicker than AirBNB
-No day visitors (9 guests-max occupancy- occupancy includes children)
-Bracelets are given for the max occupancy of the unit. These are to be worn to use the amenities on property.
-Max parking- 2 cars (in designated spots, towing will be enforced by a 3rd party company which unfortunately we have no control over- please use parking permits provided upon arrival)
-For stays over 28 days- max 1 guest per bedroom 

-Monthly reservations during our popular winter months (January, February, and March) MUST be booked from the 1st to the 1st.
-Remaining off-season monthly stays must be booked for a FULL month (i.e. 1st to the 1st, 6th to the 6th, 27th to the 27th, etc)

I give permission to the property manager to use a third-party to screen my identity and check criminal databases to confirm my reservation. Complete terms regarding the guest screening can be provided by the property manager. You may receive an email to complete your screening. Check in process was great. Location was great. It close to everything. The river access was great to lounge and relax. Cleanliness was lacking a little. My biggest issue was the A/C couldnt be lowered under 72 degrees which made foe some very uncomfortable nights even with the provided fans it was not comfortable.

What a perfect little place to stay for a few days visiting Schlitterbahn, Fredericksburg, San Antonio, and family in new Braunfels close to everything and super close to the waterpark and downtown new Braunfels. There was everything we could have needed in the kitchen, including a full size coffee pot. It was great to be able to wash a few clothes. Everything was clean and communication was great with owner. It was on the third floor, but we didn’t mind because the elevator was right in front of the condo. The wonderful furniture on the porch was an added bonus with an umbrella and cushions.

Wonderful property right on the Guadalupe River. Our unit was exceptionally clean and comfortable. The balcony overlooks a beautiful pecan grove with lush grass and a constant deer population. This was a favorite spot in the evening with the breeze blowing through. This location has direct access to the Guadalupe (significantly down during our stay) and is only a few blocks from Prince Solms Park where you can float the Comal. Schlitterbahn is at the end of the street and downtown is walking distance. Local grocery store, Arlan's is about a mile away & has everything you could possibly need (no need to access the highway or drive to Walmart). Highly recommend this property. We would definitely stay again. Would've rated 5 stars if we didn't have to get out that first morning to buy coffee!!!

Great place for small children and adults

The river behind the condo is perfect for kids and adults to sit and play. Good place for my 7 yr old to play in rapids and 2 yr old to sit in the water and play with rocks. Condo was clean and well supplied. If your going to cook bring measuring spoons and something to sharpen knifes. The kids room has a full size bed and 3 twins for kids. The twins size are not great mattresses. The master bedroom is very large and comfortable. The TV is hard to get working but always managed to figure it out. Condo is on 3rd floor but very close to the elevator. Location is down the street from water park and close to Landa park.

The condo was nice. Kitchen is very small, nowhere to put food, only 1 person at a time can be in there. Dishwasher doesn't clean dishes, we had to hand wash things as we pulled them out of the pantry and utensils out of the drawer. Only had 1 roll of toilet paper in master bath and 1 trash bag for kitchen, you need to supply your own. Little bedroom gets a little warm at night because there isn't a ceiling fan and the air can only be set on 72. We did have a problem with the air, but owner had someone out there in less than 30 minutes to fix it. Owner always responded immediately if we had a problem or question.

Relaxing experience

My husband and I traveled with two of our daughters and one of their friends. The way the condo is set up was perfect for our getaway. Having the elevator was a real plus for loading and unloading the car. Our parking spot was right next to the elevator so that worked out well. We were able to throw in tubes at a park that is just down the street and float to the condo. We enjoyed the pool, patio, and grounds around the condo. Met some really nice people while we were there. The condo has a book with suggestions for meals and floating. Thanks so much for sharing your property with us!

Great for what we were looking for!

Overall I would stay again because it was a good price. The glider arm chair almost fell off completely when I sat in it. 2 different can openers didn’t work. Some of the pans were greasy when I went to use them. BUT overall it was clean and well stocked with towels. The elevator was super helpful but I imagine it gets slow in the summer.

Great location for water activities

The location was ideal for enjoying all the water activities of New Braunfels. It was close to the water park, two different rivers for floating, good restaurants, and other shopping. The exterior grounds of the complex were very nice. All were neatly manicured and great for walking the dog, playing with the kids, are using one of the many barbeque pits available with picnic tables. The swimming pool and hot tub were great. The condo interior could stand to have a little maintenance to a few items. Lights that did not work or needed bulbs changed, faucets that leaked, little pressure on one shower head, but all in all it was adequate for a vacation with the family. The sleeping on the pull out sofa was not good and caused the two sleeping on it to go buy a blow-up bed to use. The TV in the master was out of date and not great to watch but we did not go there to watch TV. The elevator was close and the parking was great. Over all the condo was very good for a family that came to go play in the water and not just set at home and veg out. We will probably book again next year as all the grand kids loved it.

Fantastic!

The condo was great and accommodated our whole group perfectly. The kitchen had everything we needed to prepare meals and the balcony was nice. The grounds were well kept and we enjoyed the scenery of the deer roaming the property. Kara was wonderful and helpful in giving us the best ways to float the Guadalupe. The condo is only a short walk from exiting the Comal. We definitely recommend! The pricing was fair too!
