Second Floor
> Bedroom 1 (The Primary Suite): A sprawling, sun-lit retreat featuring a four-poster queen bed, an intimate seating area with a sofa and smart TV, and peaceful forest views. The luxurious en-suite bathroom boasts an oversized soaking tub and a separate shower stall with a beautiful view out to the forest and ocean. A pack and play crib in the walk-in closet caters to our youngest guests.

> Bedroom 2 (The Map Room): Features a flexible twin daybed with a twin trundle below. Watch the evening light break through towering pines over the water from the generous windows.

> Bedroom 3 (The Family Suite): The ultimate kid-friendly haven. Outfitted with a queen bed and a set of twin bunk beds, this vibrant room features a dedicated children's book and toy corner, a massive bean bag chair, and gorgeous ocean views through the trees.

> Bedroom 4 (The Paris Room): A beautifully curated, travel-inspired space featuring one queen bed and one twin bed. Includes a dedicated desk and workspace alongside scenic forested sunrise views.

First Floor
> Bedroom 5 (The Maritime Room): Ideal for guests preferring single-level living. This bright, easily accessible main-floor bedroom features a queen bed and stunning water and deck views through an oversized double window.

> The Study (The Game & Book Nook): An open-concept bonus room (no doors) that serves as a quiet escape by day and a cozy sleeping space by night. Features a full-sized leather sleeper sofa, a chess table, and custom shelving stocked with a curated library and classic board games.

> The Great Room (The Gathering Hub): A grand, sun-drenched living space exploding with natural light from three sides. Centered around a brick fireplace and a large smart TV for family movie nights, it features vaulted ceilings, direct sliding-door access to the oceanfront deck, and flexible sleeping options via a premium double-sized leather futon and two deep couches.

> Exclusive Privacy: Guests have full, exclusive use of the entire 2-acre estate and shoreline.

> Watercraft Safety & Waiver: We are thrilled to share our kayaks and canoe with you! To ensure everyone's safety on the water, we do require all guests to sign a standard liability waiver prior to use.

> Responsible Firepit Use: Our waterfront firepit is a guest favorite. To protect the surrounding pristine Maine woods and coastal ecosystem, we ask that guests practice responsible fire safety, never leave a fire unattended, and ensure it is fully extinguished with water before heading inside for the night.

> Preserving the Serenity (No Parties): Vista Cove is a sanctuary designed for peaceful family gatherings, relaxation, and reconnecting with nature. Because sound carries incredibly far across the quiet waters of the fjord, we ask that our guests help us preserve the tranquil magic of Dyer Bay. Please keep outdoor sound and music to a gentle, respectful volume at all times, and note that our estate is not suitable for large, loud parties or events. We and our wonderful Sunset Bay neighbors deeply appreciate you helping us keep this coastal haven peaceful!
