Nice getaway

Very functional ..well laid out lake house with lots of beds. Great booking and communication Throughout and after our stay. Boathouse destroyed in a storm which is listed in the description. That’s the only reason for 4 star. There was a small temporary dock built Once the boat house or a bigger dock with better access is built, that would really be awesome, but still we had fun and were able to float in water …just look out for the old pilings underwater. We caught lots of fish off the little dock and appreciated the kayaks, life vests, and floating mat.

Misleading

The home was not as clean as my other stays with VRBO. Tons of perishable co dimentd were in the fridge, along with 2 shelves of dry goods,and canisters of sugar on the countertop. That would not have been concerning except that coffee was still in the coffee pot. I communicated with the contact and she said she leaves perishables on purpose. The checkout instructions state to dispose of all perishables. You cannot access the water which it dtayes in the description, but a selling point of the property is 2 kayaks.

Extended Family Vacation

Had a wonderful family get-a-way! The house was clean and nicely updated. The main living space is only accessible by stairs, so lots of up and down to get to the lake. I would recommend this place for extended family gatherings!

We were more than 12 people stayed in here, overall, our experience was very nice but there are couple areas, like garage, decks, windows need your attention. The property manager was quick to respond to messages while we were at the location, which is appreciated. They bought a new grill and water hose on our request. Overall, this property offered a great value, and we enjoyed a lot. We would return again.

Nice, but cheap.

The house was good, it was clean but it also appeared as though we weee the first ones to stay in a while. The toilets had a gross rim of stain and there was dust over must things. The furniture was cheap and most of it was coming apart. Please be prepared and read the description that all the common dwelling areas (kitchen and living room) are upstairs. It was a great location, the kids had fun fishing off the dock and playing in the mud.

Great experience lovely home nice view of the water from the sun room. The only thing I would say that needs fixing is the dock it is semi not safe to get on and the stairs getting out of the water have a lot algae on it which makes it hard to get out. With that being said I very much enjoyed the house.

Great view and lots of space to play!

The house was nicely upgraded inside, very easy to access, plenty of places to sleep and TVs In each bedroom. Some of the remotes did not work, bring batteries. House was overall clean inside. The boat dock needed maintenance along with the upstairs porch. Fans did not work on porches. Slow coffee maker inside and not a lot of spices in cabinet. Two kayaks, ready and easy to use. One adult and one youth life jacket only. Bring your own. Overall very fun stay!

Family time

The house is in excellent shape , very clean and the beds are very comfortable. The grill has no propane and needs to be used with charcoal?? The boat slip is not working and we could not tie our boat to the pier because the waves were too strong. This part of the lake is very choppy There was no answer from the property manager when we called twice with questions. We had a great time but 2 things were not as advertised. Would not stay here again.

The house had a very nice location, about 40 meters away from the lake. Conditions were very nice.

We booked this house for a Friday- Sunday weekend getaway feeling uneasy as this house had no reviews but we were very satisfied. There were four bedrooms with a sufficient amount of beds which was plentiful for our party of eleven. The house was very clean and nicely fournished. The kitchen had dishes, spatulas, a grill, pans, etc. We were well off despite the fact we brought no utensils. The house has a great location. We went to Lake Livingston State Park which was about a ten minute drive and the lake is right in the backyard. The owner provided two kayaks and some life jackets to make our stay even more enjoyable. The house's fishing dock was rather big and provided a sufficient supply of shade for fishing which was superb. If we ever go to Livingston again, we are staying here. The house is very impressive and the accommodations are way above satisfactory. The location makes this house even more like able as it is very close to the lake and Lake Livingston State Park. Highly Recommended!

Layout and Condition were problems

The photos are wonderful but the reality is that the place is much more compact and on two levels. The condition of some of the furniture was not great. Most of the beds are essentially in the basement down some very steep stairs. The “sunroom” is a nice windowed-in deck without heating or cooling so do not rely on it to be living space unless temperatures outside are moderate. If you need to sleep a bunch of kids, the many bunks work well. Access to the deck swings, grill, yard and the lake is only through the downstairs garage. The corporate management was responsive to us and everything went smoothly on their end. Our older adults did not do well with the steep stairs every time you arrive or want to go to the lake. Basically, the layout does not serve a large group of adults very well.

Overall OK

To start I have to say the view from this house is absolutely gorgeous but there are a few things that we weren't happy about. To start we got an email with contact person and all the checkin information. Upon arrival the house upstairs was very hot but downstairs was freezing. I called the contact person who said would get maintenance guy out in the morning if remained cold. The following day when I contacted him he informed me he was no longer with company amd gave us the correct information. Pris was great amd attentive but the information emailed needs to be updated. As for the house itself the inside decor has been updated but after AC company came out found out the system was old and ducts were torn hence why there was such a great discrepancy in the temperature upstairs vs downstairs. Not much they could do during our stay but it was intolerably cold downstairs which limited sleepimg space (it was a good thing we had a small group). The place has nice grills but very limited seating outside as over half the chairs in sunroom are broken. Also we were afraid to go on the dock as the wood supporting the dock is rotten and one corner of the dock has zero support (all the boards are broken and rotten and not sure if the other support beams). This house inside is fine but definitely needs work done Overall would not rent this property again unless extensive repairs are done and furniture updated.

We had disappointing issues.

We were very excited about our vacation! Unfortunately we were disappointed. Every kitchen drawer had LOTS of droppings in them, the refrigerator was nasty, the oven had old food spills, the table and counters were not clean. We had to clean most everything with Lysol wipes before we unloaded our groceries, and run all dishes and utensils thru the dishwasher before using. The kitchen had adequate dishes and utensils, but no paper towels, foil, plastic wrap, dish towels, etc. I had to go to Dollar General to buy supplies and bath wash cloths. (The next day I found wet wash clothes and one kitchen towel in the dryer.) The kids got several cuts on their feet from nails/staples on the carpeted stairs and the edging of carpet upstairs. The kids tried to keep their crocs on, but would sometimes forget. One of the showers had a terrible shower head, and almost no water pressure. We couldn’t use that shower at all. The recliner is very dirty, we put a fitted sheet on it use it. The other chair is broken. The dining chairs need to be reupholstered because was uncomfortable to sit on with tears and sharp edges. One of the main reasons we rented this house was to use the boat house and lift for our boat. We found out the lifts are broken, which was very disappointing. We tried tying off the boat safely, only to get a damaged boat. It was very frustrating and inconvenient to have to load and unload the boat on trailer. (The boat ramp is too steep for a 22’ pontoon boat, which has nothing to do with the homeowner, but would be nice to know for future guests.) We asked our contact person to have the owner call us to discuss our concerns, but never received a call. We were very disappointed with all these issues, but we were determined not to let them ruin our annual family vacation. We made the best of it. We thoroughly enjoyed family time and our boat time in the water.

Nice place to relax with family

When reviewing the listing, I had questions. I reached out to Evolve and the rep told me they didn't know information on the house. I asked for contact info for the property. They gave me the guy listed in several reviews as no longer being connected to the property. I explained that per the reviews, that was bad info. They STILL gave me his contact. Getting the right contact was far more difficult than need be. Now about the house... the layout is odd. Based on the order of the photos we thought the "en-suite" bathroom was connected to one of the rooms with a king sized bed. Not the case. There are 2 rooms with kings upstairs - neither have a bathroom connected. One of them had a TV that didn't have a working remote so we had to reprogram the remote from one room to another in order to use it. There is 1 bathroom in the hall up stairs. Downstairs there is a room, with the squeakiest queen sized bed, that has a true en-suite bathroom. That room has no fan. It was insanely quiet and every time someone upstairs walked/moved/did anything touching the floor - it woke us up. On top of the already squeaky bed, we got little sleep. Kids bunk room was set up awesome! Only downfall there was that the Roku didn't work, but no biggie since there were other TVs. 3rd bathroom is across the hall from the bunkroom downstairs. Kids loved playing in there! There was no outside fridge in the garage for drinks, etc. That picture needs to be updated. The dock... we called because we couldn't get the lights to work. Super responsive and came the next day. The photo that shows the fish cleaning area should make mention that it doesn't work at all. The pipes leading to the sink aren't even connected. We did have some great times catching fish though! The retaining wall is pulled pretty far off so definitely not safe for little children. The owners are waiting on the permit to redo it. Kitchen had everything we needed aside from storage for leftovers. Dollar General is right down the street, so we got what we needed there. Sunroom was AWESOME! There was plenty of space for our 3 families. The owner was quick to respond back when asking things. Only other odd thing, the entire middle of the yard holds water. Not sure if it is a leaking pipe, the drain pipe from the neighbor's pipe or the septic. It was gross though so don't plan to use that area. The house was incredibly clean. Maybe one of the cleanest houses we have ever used on VRBO.

Fun family gathering

Fun place to spend time at the lake. Very easy check-in. The house was great. The boathouse had some damage from recent storms. When those repairs are complete it will be a great place for us to stay.

Honest review

Let’s start with the great things! Such a beautiful view, I wish it wasn’t winter bc the water looked very inviting. Loved the back porch, very comfortable beds, nice balcony and lots of games provided. The pictures online showed that the grill is Propane but it is in fact charcoal. So make sure to bring some! The lake house is right by a busy road. The house was very clean except for inside a few of the cabinets, and 1 stained throw pillow. Overall we had a great time!

House fully equiped with everything needed for our stay. Loved the view of lake . Close to family in the area. Alot of stairs. Not suitable for handicap people or elderly folks
