The Space:
Welcome to the Hobbit House – a one-of-a-kind creekfront escape in Cornville, Arizona.
Tucked beneath the earth with its charming underground design, this cozy retreat blends whimsy and comfort for an unforgettable stay. Located just steps from Page Springs Cellars and other local wineries, you’ll enjoy the perfect mix of seclusion and convenience.
Inside, you’ll find a fully equipped kitchen, inviting living spaces, and two comfortable bedrooms with queen beds. The unique architecture and thoughtful details make every corner of this home feel special. For added fun and connection, enjoy a selection of board games during your stay.
Step outside to soak in the private hot tub under the stars, illuminated by string lights that add extra ambiance. Relax on your creekside balcony, grill dinner on the BBQ, and dine outdoors while the sound of Oak Creek flows nearby.

Other Things to Note:
Please note this house is not suitable for those with mobility impairments, wheelchairs, or trouble walking. The driveway is quite steep, and there is an option to walk about 40 stairs from the parking area to the front door of the house.
There is parking for 4 vehicles on-site.
Age requirement: The primary renter must be 21 years of age or older.
This property is pet friendly! We allow up to 2 pets for $125 per stay.
TRUVI Requirements:
We use TRUVI as part of our guest screening process. The name on your TRUVI application must match the primary guest listed on the reservation. In accordance with city and state regulations, the background check must be completed within 48 hours of receiving your booking confirmation. Please note that your reservation is not fully confirmed until these requirements are met, and check-in instructions will only be provided once completed. Additionally, prior to check-in, guests are required to sign a Rental Agreement to acknowledge and agree to the following:
-Abide by our rental terms and conditions.
-Provide a copy of a valid government-issued ID and matching credit card prior to check-in.
-That we collect a non-refundable damage waiver of $35, paid via TRUVI.
-The waiver will cover you for any accidental damage during your stay.

Check Out time is 10 AM AZ Time
A $100 per hour fee will be applied for excessive cleaning required after check-out.
Please note that this is a strictly non-smoking property. Smoking is not allowed anywhere inside the home or in outdoor areas where smoke may drift into the property. If guests choose to smoke outside, it must be done far away from the property to ensure that smoke does not enter the home. A $500 smoking fee will be charged if evidence of smoking or smoke odor is found inside the unit.
Service Animals:
Service animals are always welcome and are not subject to pet fees. Please message us before check in that you are traveling with a service animal so we do not mistake them for an unauthorized pet. We comply with all applicable laws regarding service animals. If you're not sure about whether your pet or service animal qualifies under our policy, feel free to reach out to us before booking.
When staying with a service animal we require that you maintain control of your service animal at all times. You must take effective action if the animal becomes out of control. The service animal is not to be left unattended in the rental. Service animals are required to be housebroken, so please ensure that they do their business in an appropriate location outside. Please pick up after your service animals and deposit waste in an outside trash can. If you are in need of any special considerations please reach out to us so we can offer appropriate solutions.
Mail delivery:
Mail is not accepted at this address. Due to City guidelines, no mail is allowed to be delivered to the property. We are not responsible for retrieving or assisting with any items shipped to the home. Local mail services that are available include the UPS store or an Amazon locker pick-up.
Lost and Found:
If you leave something behind the fee for returning it via mail is $50 + the cost of shipping. You can also reach out for the possibility of picking up at our Sedona Office. We are not responsible for forgotten items.
Quiet Hours:
Local quiet hours are from 9 p.m. through 9 a.m. and are strictly enforced by the City. Please ensure you have music and other noise turned down during those times.
Dark Sky Ordinance:
Due to our dark sky ordinance, outdoor lights must be turned off when you are not outside.
Fire Rings:
Fires are not allowed May 1 - October 1. We also require you to check the Local Fire Ban restrictions in effect before utilizing any outside fire rings available at a property. We reserve the right to request no fires at any time.
Local Wildlife:
The local wildlife includes deer, skunk, bobcats, and javelina. Please do not try to feed or approach the animals.
City Unpermitted Uses:
City law disallows this home for being used for events, parties or large gatherings.
Please be respectful of our home and do not rearrange furniture or unplug any home features / electronics. We also ask that you keep muddy shoes and mountain bikes outside of the home.
