The second-floor residence offers a bright and welcoming living and dining area with a comfortable sofa, loveseat, side chairs, streaming cable TV, a ceiling fan, and a dining table with seating for six. Both residences include breakfast bars with barstool seating for two and fully stocked kitchens with dishes, utensils, cookware, bakeware, and all major and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Tower fans are provided for your comfort.

Extra Sleeping: To accommodate the maximum occupancy, four twin trifold floor mats, best suited for children, are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared washer and dryer are located in the laundry room along the side walkway, with complimentary laundry supplies provided.

Parking: Two carport spaces are provided, one on the right and one on the left, and accommodate most vehicles, including some SUVs. Additional metered and unmetered neighborhood street parking may also be used when available.

YOUR SPACE:
Guests will have exclusive and private access to both homes on this property. This includes all interior rooms, as well as the private outdoor spaces associated with each residence: the ground-floor ocean-view patio and the second-floor ocean-view balcony.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
