Grace Bay Beach House is a fully equipped, 3 Bedroom, 2 Bathroom, villa located on a very private, beautifully landscaped, full acre property in Leeward. 30 second walk from our gate to the beach access. Leeward is a quiet high-end residential community on the East end of the main island of Providenciales, Turks and Caicos. The villa offers very private, lush tropical garden surroundings (see pictures).

Always stay as close to Grace Bay as you can afford. Grace Bay Pelican Beach is considered one of the most beautiful beaches in all of Turks and Caicos and because it’s located in a quiet residential community the beach is not crowded at all. It’s so beautiful it has been selected as the location of many top photo shoots. This year (2016), Sport Illustrated chose it for its very popular swimsuit addition. It’s only a 30 second walk from Beach House’s gate to the beach access. Grace Bay is one of the best beaches in the world; Pelican Beach on Grace Bay!

Pelican Beach has very fine soft white sand and flat rocks with lots of shells so it’s great for children. They can hunt for shells all day long or build sand castles. The hotel district is a mile walk along the beach to the West. (low tide) A walk to the East will take you to beaches that will make you feel like you're the only one in Turks and Caicos. Warm reef protected oceans and miles of beautiful beach to explore await your family.


Beach House has had extensive renovations, including a new gourmet kitchen, stainless steel appliances, granite countertops, granite bar, new bathrooms with rain showers, new decking and gazebo surrounding the pool, repainting, new floors, indoor and outdoor lounge furniture, new beds and mattresses, nice linens, indoor and outdoor dining, lots of patio furniture, outdoor gas BBQ grill, tv, portable IPOD docking station.

The Villa is very close to many top restaurants, Provo Golf Course, Shopping, the Casino, a Marina, Bars and Tennis Courts and many other attractions.


AIR CONDITIONING OPTIONAL: Although tropical breezes and fans keep the villa pleasant, optional air conditioning is available in the bedrooms.. Electricity and Water is metered separately. There is a three hundred dollar allowance for utilities. Conservation is encouraged.
7th guest will need to stay on a mattress on the floor. One fifty dollars charge for the mattress.


Included at the Beach House for Free: beach and pool towels, parking, wireless internet, cable TV, , a beach cooler (included for free with the villa but the villa is so close you don’t really need it) We provide starter items for personal soaps, dishwasher and laundry soaps.




Leeward is a gated community: security guards man the only two entrances to the community each night between 6PM and 6AM. A security car also patrols the community of around 100 homes during the same time frame. Leeward is one of the few communities on island that has these services.

We do require our own completed liability wavier /contract before sending the check in email. Optional Air Conditioning: Though the trade winds and fans typically keep the villa cool and comfortable, air conditioning is available in all of the bedrooms. To discourage use of the air conditioning/electricity with the doors and windows Electricity and water will be metered separately.



CANCELLATION: We STRONGLY recommend “Cancel for Any Reason” insurance available from large, reputable insurance companies for anyone who has any
reason to believe he may cancel at any time. Travelers can obtain such insurance; Owners cannot. You MUST have insurance in order to obtain a refund for any reason within the no refund period.

Lovely Stay

The home is in a lovely neighborhood with easy access to the beach and nearby restaurants. The kids loved having the pool to cool off in. There are a lot of fun activities in the area including atv rides, jet skiing and fishing.

Great spot!

Great location. You can walk to Grace Bay a beach, but are away from all the resorts. Pelican Beach is almost private, not crowded at all and beautiful. An easy walk from the house. The house and pool are great. Easy to relax and unwind.

We enjoyed our time at Beach House villa. It is almost at the beach and has everything you might need. We stayed with two small kids and they had lots of fun in the pool and ocean.

Great location and access to the beach

This home is nestled in a quiet area up the beach from the resorts but still easy access by car to restaurants and even walking on the beach to beachfront restaurants at some of the resorts. The pool was enjoyable for morning and afternoon dips. The beach is beautiful and there’s some really nice snorkeling right off the beach access.

Amazing location!!

We thoroughly enjoyed our stay at Beach House Villa. The location was absolutely perfect with a short walk to the beach allowing for easy back and forth for snorkeling gear, drinks, food etc. The house had plenty of space for our family of 4 and the private pool was the perfect start and end to every day. I would absolutely stay again. Quick response to every question asked while on island and super friendly staff. William and Jhun are terrific.

Family getaway

This property offered privacy that was unmatched and allowed for plenty of pool time and exploration of the grounds. It was fantastic! We loved having some privacy by having our own pool. The beach was only one short block away. T&C has the most beautiful water I’ve ever seen in my life and it’s about 200 feet from the villa.

Great location and very nice villa

We really enjoyed our stay here. The villa is very close to the beach, so it was easy to go back and forth.Also very close to all the restaurants at Grace Bay- only about 10 minute drive. The beach is very small and because of the tides and maybe the time of the year (January) the surf was too rough to do much paddle boarding or kayaking. Swimming was fun though! Just something to think about before renting equipment. But definitely rent the beach chairs- we used them everyday and took them with us to other beaches too. Would definitely stay in this location again!

We had an amazing time at this property. Everything was as expected. We loved the beach close by and all the clear water. The only thing that went wrong was that one of the rooms didn’t have air conditioning for the first three days. That problem got fixed and then it was perfect! Don’t hesitate to book this property.

Paradise is just a few steps away!

This house is perfect for small group of adults. It has all the needed comforts to enjoy your time there. It is just a few steps from one of the nicest beaches in Provo. The owner replied promptly when I had questions and there was a contact there to help with anything. I wouldn't hesitate to rent this, it's one of the best bargains in town!

You will LOVE this place!

Absolutely awesome experience! Excellent communication with Kathy leading up to our trip (first time to TCI). Excellent care from William, the property manager. The house was clean and open and nicely appointed. Lush garden all around the pool deck with lots of seating/lounging. The beach though! Pelican Beach felt like a private oasis. Very few people and perfectly soft white sand and turquoise water. Read Kathy’s guide/check-in email and pretty much do all of it! Grace Bay Adventures picked us up right off the beach for an amazing boat tour of the islands. Loved every minute of our stay!

Everything worked out great. The property was as described, peaceful, and just what we needed. Kathy was great. Having our own private pool plus a short walk to our private (it seemed like it as least) beach was just what the family needed. Really happy with how this worked out. Highly recommend.

Good Times in Turks & Caicos, Leeward

The house is very nice. The lack of a/c in the common areas was somewhat uncomfortable at times but the a/c in the bedrooms made sleeping pleasant. The garden and close access to a beach was very convenient. Paying for water and electric, in cash, separately, is not a typical VRBO experience for us but appears to be typical for TCI.

Convenient and nice place

Pros: nice sized pool, quiet area of island, 1-2 minute walk to beach (although main part of Grace Bay beach is not walkable from there… that could be a con too) Cons: small stuff wasn’t working (three safes in closet but none operational, lights flickered, extra unplugged refrigerator in dining area, screen door to pool didn’t stay on track), was told to bring lots of basic items (detergent, hand towels, dish soap) Overall, we enjoyed the accommodations & host is responsive but not as nice as other Vrbo properties we have stayed at. Only been to Turks once so hard to tell how this compares to others in the area

As tourists we have had many meals with the local restaurants, chartered day trips to the other islands (Cays) Pine, Parrot, Dellis Middle and North Caicos. Fishing charters, island exploring, snorkeling the reefs right off the beach, para-sailing and kiteboarding are some of our favorite activities on the island. Our whole family became PADI Certified Scuba Diver's during a stay a few years ago. The places to see and things to do while on vacation in Turks are endless.

Why they chose this property

We fell in love with the 1.) Location, 2.) Tropical lushness of the properties and 3.) the Classic Caribbean style of the two villas. First and most important to guests, the Villas are very close to one of the best beaches in the world, Pelican Beach on Grace Bay. They are not on the beach, but so close you can walk back to your fridge to get a drink or to use the bathroom. This is perfect for families that have kids. Going to the beach is not a trip that requires planning the whole day for you family. If you forget or need something just walk back, it’s closer to the beach than most condo/hotels rooms on the beach. Second the property is very large (acre) very private and tropical lush. They are covered with palm trees, tropical trees and plants. Guest always comment that “the property is beautiful”. Third the house is a classic Caribbean style beach house, elevated off the ground, sounded by decks, vaulted ceilings inside and pickled wood throughout. We have updated the house with new everything so you get the best of both worlds, classic Caribbean style with the best granites, marbles, woods and stainless steel finishes.
