The casita is larger then the photos reflect. It is in a great neighborhood with easy free parking.Mature gorgeous tree lined streets and super close to the ocean. We loved staying here. The hot tub is very private and outdoor shower was fun.
This property was easy to arrange. Location is quiet and accessible. Beautiful garden like setting was a welcomed respite at the end of our busy days in LA. We would rent again.

A quiet and relaxing getaway in LA
We enjoyed our stay here... thank you Bay! Just a couple blocks from Venice Blvd., this is a great place for peace and quiet . I walk early mornings- it's about 2 1/4 miles for a stroll to the Venice Beach oceanfront. The pullout bed/ couch is very soft and comfortable. The patio is relaxing, and the hot tub and outdoor shower around back is peaceful, private and wonderful (even in 50 degree weather!). Bay is always available and ready to answer questions or suggest places to go. I would love to come back and stay here again the next time my wife and I are in LA.

Liked: Cleanliness, check-in
Disliked: Communication, listing accuracy
Did not meet expectations
a. The pull out bed took up all the living space with no space to sit and relax when not in bed.
b. Bed is very uncomfortable and slopes downwards.
c. Hot plate without anything to cook in is hardly commendable.
d. Outdoor shower is not practical in chilly weather. We showered once and afterwards did so at a family members place.
e. There should be guidelines established for people to be able to rent out places in private properties. Hotels certainly have such guidelines.

Response from VrboOwner on 30 Sept 2020
Pamela, upon booking was well aware of the shower being outdoors (one of the favorite features of our guests over the past 10 years) . Had she communicated her needs (i.e pots and pans for cooking on the hot plate), adjustment to the mattress, we would have certainly accommodated and made sure she was happy. However, we can't mind read a guest who does not communicate anything.
It was very clean, attractive and close to my daughter. There was a large flat-screen TV and access to Netflix...nice! The owner permitted my daughter to stock the fridge with groceries before we arrived; we are seniors and not going into grocery stores in summer 2020 because of COVID. There was an electric kettle, coffee maker and a couple of goodies were in the cabinet. The outdoor shower was very, very private and had plenty of warm water, shampoos, conditioners, body washes, etc.....nice!! BUT: The hot tub was an amenity that wasn't worth using; so many rules about it. Another rule was to leave dirty dishes in sink instead of washing=absurd! Smelly dishes in sink all night, a few feet from bed. Next day we were told to leave them in a bag on the outside table. We used the last of the supplied plastic bags for this. Emptying trash upon leaving the cottage was reasonable but we never had enough plastic bags for this chore. The owner said she would leave us more but she only left us ONE more. Oh, and no paper towels or napkins were supplied. No colander in the kitchen to wash grapes and no stopper for the drain to keep grapes from going down the drain. Most ridiculous was the rule that the full wall of shelved books was off-limits to us. We have stayed all over the world in all sorts of places and never have been told we couldn't even look at the books. Did the owner think we would steal them? Crazy!
I think if you need a place only to sleep and for nothing else at all, this place is fine.

Glad Elliott appreciated the absolute cleanliness of the property in this time of Covid, but I was disappointed that he wasn't willing to follow our Covid-protocol instructions such as leaving the used dishes out in a plastic bag for us to run through the dishwasher in the main house. Also his communication about what he might have needed (i.e. more bags, a collander) was non-existent, and, in fact, he (rudely) never even acknowledged me when passing to and fro on the property, even upon his arrival. Regarding expectations and off-limit areas, those were communicated well in advance of his reservation and are based on 10 years of experience with vacation rentals, and he had the opportunity to either not book the property, or cancel if he decided that he was unwilling to respect them or not accepting of them.

lovely but flawed
this is a beautiful property marred by an old sofa bed that
does not close up, thereby taking up most of the primary
living space and leaving no room in front of the television for seating. a very awkward arrangement that could easily be rectified. also, host wants shades drawn. this creates a dark and unwelcoming space.

Response from VrboOwner on 3 Apr 2020
I had told Peter in advance that the primary space was not very large and would not be ideal for guests spending a lot of time inside the guest house. Most guests are here to visit friends/families and tour the LA area, coming back at night primarily to sleep and start the next day out and about again. The bed features a new, queen sized standard thick mattress that replaced a thinner sofa-bed mattress that some guests had found uncomfortable. Peter and his wife wanted more space to watch the TV without being in the bed, so we rectified the situation by moving the mattress and folding up the sofa, replacing the cushions on it so Peter and his wife could watch the TV sitting on the sofa. Regarding the shades: the guest house gets direct western sunlight for most of the afternoon which can create too much heat inside as well as bleach the furniture and fine wood finishes inside over time. The solar shades we installed block the sun’s UVA/UVB rays, while allowing plenty of light to filter through and prevent the property from getting too hot inside. They hardly create a dark and unwelcoming space.
Everything was as listed. Bay couldn't have been nicer and the place was perfect! I would definitely go back.

Cozy, convenient, fun
Charming little guest house in a quiet neighborhood very convenient to Santa Monica and Venice beach. Walk to neighborhood restaurants. Bay is always available, but no hovering. Outdoor shower under the lemon tree sounds unusual, but was fun. Only caution: if you really, truly need a firm mattress, you’re going to be uncomfortable on the cloud soft bed. We enjoyed it. Thanks, Bay.

Nothing short of wonderful!
You will not be disappointed with this gem. Everything stated in the listing is exactly as is in person. The unit is very well kept and private. The outdoor shower and hot tub couldn't have been better. It's very clean, as mentioned private, and the landscaping is nothing short of beautiful. Bay is a great host and does a nice refresh of the unit doing the day. I especially got a kick out of her putting a fresh filter in the coffee pot each day for the next morning. It's little things like that I really enjoy and appreciate.
I'm a walker/jogger so it's proximity to Venice Beach (2 miles) was a great way for me to stretch the legs and get in some cardio. There are plenty of little stores nearby to walk and grab snacks, drinks, or whatever you may need. It's proximity to other attractions and things to do couldn't have been better in my mind. Short Uber rides to the Farmers Market, Hollywood Blvd., West Hollywood, Beverly Hills, etc.... While I didn't use public transportation the bus line is close and offers connections to get just about anywhere you'd like to go.
I decided to extend my stay (twice) and Bay was very accommodating as the unit (thankfully) was available. Absolutely no complaints and I would look forward to staying here again on my next trip!!! Thank you so much!!

Loved the outdoor shower , hot tub and fruit trees. Once activated the fountain was lovely to hear.
Authentic cottage. Gracious host. Respectful rules are spelled out and expected to be followed. Entrance into the space is made daily to do dishes and make up sleeper couch.
My one and only request would be a much thicker, firmer mattress or bed. There is a pillowtop, but I need a firm thick mattress for my lower back.

One-week stay in LA
Really enjoyed our stay at this lovely guest house. Accommodations were excellent, and the owner was quite friendly while still respecting our privacy. Neighborhood is close to the beach, which was precisely where we wanted to be. I highly recommend this wonderful guest house to a single person, or couple. You won't be disappointed.

3-Day Stay in L.A.
My husband and I stayed in this guest house 3 nights while visiting the city. The neighborhood is nice and safe, and the guest house is behind the main house with entrance from a gate. The landscaping is beautiful, and there is a private jacuzzi/hot tub for your use (although we didn't find time to enjoy it). The owner is absolutely lovely and was available on site or through text to answer a few questions we had. She provided a guide with recommendations for dining and entertainment. She also cleaned our dishes and tidied up a bit when we were out during the day. The A/C is great, just be aware (like it says in the rental description) that the only shower is just OUTSIDE the back door. It is completely private, below a lemon tree, and the water felt great. The idea was a little strange to us at first, but it was comfortable and safe. There is a step inside the guest house between the kitchen and living area. We rented a car and found parking on the street very easy. The property is very close to attractions in Venice, Santa Monica, and Culver City, and driving around this area helped us gain a quick understanding of the neighborhoods. We would return!

Amazing accommodations, great location and wonderful host!
I travel every other week and have always stayed in hotels. After staying at this guesthouse I have no desire to go back to hotels! The guest house is so cute and quite spacious. Everything you would need - big HDTV with lots of channels, large living space, kitchenette and bathroom with nice finishes. The bed is a pull-out, but it's a very comfortable memory-foam mattress. The outside shower is a nice change from the norm, it has hot water and is right next to the amazing hot tub! The guest house is very private and on a very cute street.
Bay is an amazing host who has been doing this for many years. She puts extra attention to detail everywhere - with snacks in the kitchenette, lots of books/brochures on things to do in LA, variety of pillows, instructions on how to use everything! Parking is on the street, but never had any issues getting a spot right in front of the house. I definitely plan on staying here again.
