The Space:
Dipper Boathouse is a single open-plan studio positioned directly above the loch. Floor-level windows face the water, so the view is constant from the bed, seating area and dining table.
Inside, the space combines a king-size bed, sitting area, dining space and a compact, well-equipped kitchen. A wood-burning stove provides warmth and atmosphere, while the bathroom benefits from underfloor heating. Outside, a private deck leads to the hot tub set above the shoreline, with open views across Loch Tay.
The design focuses on calm, privacy and connection to the setting rather than excess space.
Guest Access:
Guests have exclusive use of the entire boathouse, private deck and hot tub. Parking is provided close to the property, with access across a short footbridge. There are no shared facilities.

Dipper Boathouse is located at Achianich on the south shore of Loch Tay, around two miles from Kenmore. The setting is rural and peaceful, chosen for its quiet rather than convenience
Kenmore offers a small selection of places to eat, a village shop and access to walking routes. Many guests choose to spend most of their stay at the loch itself.
Getting Around:
A car is required. Access is via a farm track leading down to the water; care should be taken with low-slung vehicles. Kenmore is approximately five minutes by car, with Aberfeldy around fifteen minutes.
Other Things to Note:
• No pets and no smoking
• Decking and access areas may be slippery in wet or icy conditions
• The hot tub is serviced by staff during your stay
• Wi-Fi is suitable for general use but not high-bandwidth streaming
