Just Perfect!
My family stayed at this rental for one week and it was perfect. The spacious living room and kitchen was very convenient. Beautiful location and an awesome rooftop deck. Ideal location for a relaxing beach vacation with the family.

Beachview is great
Beachview is great. The people in the office are patient and helpful. I love that they are open and available 6 days a week.
My husband and I and out 4 kids, ages 11-18 stayed here for a week. It was great! Great location, not to far from grocery store and restaurants. We also rented 6 bikes and it worked out perfect!

The location was amazing with just a block from the beach. It had everything we needed. The property managers answered questions we had and were very helpful. It's a great place to stay, we had 8 people which was a little too many for the living space but plenty of beds and we spent a lot of time at the beach anyway. Only one downside, all the neighbors are close in proximity so you can hear a lot of noises, but it was only during the weekend parties.

Fabulous House for a Family Gathering
Perfect location with everything you need or may want within walking distance. Early morning and sunset walks on the beach are literally steps away from your door. The house is fully furnished and is well worth every penny. You will not be disappointed. We are frequent travelers and often stay in 4 or 5 star hotels. Being able to have a full size house while on vacation beats a hotel hands down.
Super close to the beach. Open spacing. Nice kitchen. Comfy beds. Master suite has queen/bunk beds and bath. Shared bath for other bedrooms. Nice patio, but chairs are somewhat dangerous IMO if you lean back. Love the parking slot! We would rent this unit again.

I loved being close to the beach.
The property had some updating but overall needs more. It would be nice if there was a screen window at the front.
Could use hooks on the back of bedroom and bathroom doors for hanging damp towels. The bathroom and bedrooms need some work.
The kitchen was nice with all the amenities. And living room / tv setup was nice. Nice that there were sand toys for the kids and a pop up sun tent.
Overall a great experience.
Overall I would recommend this property. This is such a great location that I was hoping that the property would be more updated. Love the open floor plan, but definitely needs maintenance on the unit. I will be sending a note to the property manager which by the way were johnny on the spot when something was working. Again, would definitely recommend this unit as its steps from the beach, a block from fabulous restaurants and the grocery store is a stones throw. Love the patio, parking was available. Love that the bedrooms were in the back of the unit so you can entertain in the front area without bothering a sleeping baby or child or adult. Again the location is A++++

Nice location needs updating
This place is a duplex you will have people directly over you and most likely you will hear them as we did. There is parking on the side for up to three cars which is very nice otherwise parking is difficult. The house itself has not been updated the owner is collecting lots of rent but not putting any back into it. For instance there’s not even a wine opener no spices no soap in the shower or shampoo very basic. It’s like a frat house but does sleep eight. Close to the beach which was awesome. Also so many flies, it was out of control. You have to open the doors because there’s no AC and the flies were everywhere. It’s very strict on the check-in and checkout times we tried to get in a just a little bit early and they wouldn’t let us in. We were at the house the maids were done and they still wouldn’t give us the code till exactly 3. it’s run by management company and it’s by the book.

We would like to respond to the above review for any people considering booking this property, or others managed by our company.
-Parking: Yes, the Newport Peninsula can be very difficult at times to find street parking. It is highly recommended to take this amenity into consideration prior to making a booking in this area. Our customer service staff is well versed in all aspects of each rental we manage, so feel free to contact us 7 days a week with any questions prior to arrival. This particular property has an uncovered carport that accommodates 2 vehicles comfortably.
-Quality of the unit: "Frat house" is a bit of a stretch, however, quality is subjective. We believe the 24+ photos we feature on each unit we manage accurately depicts what you will walk into. Each property is different, so reviewing photos and descriptions prior to booking is important.
As for the missing wine opener, this is something that if reported to our office, we will have one delivered usually within an hour, during normal business hours. Guests are emailed several times a list of all items to expect inside the unit. In the rare instance one of these items has "walked off," our company is equipped to quickly remedy the situation. We do our best to be proactive in preventing guests from having to discover missing items, but in the rare instances where this occurs, we just require a phone call. As for the cooking spices and shampoo, this is currently not something our company offers universally, but is on the table for implementation sometime soon. If and when it is implemented, these items will be included in the above mentioned lists that are sent to each guest prior to arrival, so they can plan accordingly.
Flies: This is a seasonal problem universal to the whole Peninsula. Our current process is to spray commercial grade insecticide into our cans once a week, as well as maintaining the cleanliness of the cans themselves, and the areas they are stored. We are working hard towards an effective remedy.
Check-in/out time: Check-in/out times can be flexible (but not guaranteed), when arranged in advance. Our company has a minimum of 3 possible departments that need to "touch" the unit prior to check-in. Housekeepers, Property Managers, and Maintenance. Just because a housekeeper leaves a unit, does not mean the unit is ready. If you require checking in early, please let us know in advance.

Great location.... poor fit out
Great location but lots of little things that were not great made is a bit disappointing...
Things that for the price should be better...
-beds not in master seem to be 20+ years old
-tv’s old and slow. An upgrade here would easily enable smart TVs and access to kids shows etc
-there is cable but must be the cheapest package as 90% channels not available
-there isn’t a real set of crockery. It is a mismatch of old plates and bowls. Again how hard to get a set of plates, bowls etc from ikea and have available for guests
-glassware again mismatch of everything. No champaign glasses (we left a set of 6 for future guests...)
-charging in quarters to use the washing and drying is just annoying. Put a lock on the door and make it free for years to use...
None of the above in isolation would matter but all together makes the property average and I would suggest looking further afield unless the owner sorts these basic things (most could be addressed out of last 8 days rental payment with lots of $ left over...)

We want to inform you that we have since updated the kitchen inventory in this property. We do quarterly inventory inspections at all our properties, one being right before Thanksgiving. At that time, this unit was fully stocked. However, sometimes guests will rent both units simultaneously and will take kitchenware from one unit to the other and forget to put it back. As a result, one unit will be overstocked, while the other is lacking... We apologize for any inconvenience. We do ask that if you experience a situation like this again, please contact our office so that we may resolve any issues for you right way! We have additional kitchenware, appliances, etc. in stock, as these things can happen from time to time. Just give us a call and we will happily deliver whatever you may need!
When it comes to comfortable bedding, that can be rather subjective. Some people may enjoy a firm mattress, while others prefer soft. We do our best to find the right balance but unfortunately, we are not always able to please everyone.
Our guest’s satisfaction is our top priority, which is why we strive to manage expectations by providing as much information as possible, beforehand. If you read through any of our property descriptions, you will find almost every detail is accounted for. That includes the type of access guests will have to laundry facilities. Many are coin operated and/ or shared between 2+ units, while others have private access to one in their unit. Every property is different, so reviewing photos and descriptions prior to booking is important.
Next time, if you have specific qualities you are looking for in a vacation rental, please give us a call! Our staff is available 7 days a week and would be more than happy to personally find you a rental that is suitable to all your needs!

On the website of this property, it does not stipulate that only one animal is allowed and we took our two little ones. The 2nd dog was allowed, but a fee was collected for each one. The pictures of this property are like 10 years old. The front patio had broken tile that was just placed on top, not re-cemented back. The grill, look like it was found in a dumpster. The dish towels had gray hair on them, like they were melted on there, so we used paper towels to dry the dishes. The guest bathroom shower curtain rod looked like it was out of a dumpster as well with rust and the faucet dripped a lot and the drain looked just as bad as the shower curtain rode. The door to that bathroom that leads out to the alley was unlocked when we arrived. The bed was horrible...we both woke up with bad back pain. Everyone kept telling us...you are paying for the view, not the accommodations. We would have been willing to pay for both -hands down. We had two assigned parking and when we got there, someone was parked. We called the office and had to leave a voice message, not even an after hours number for assistance...the best was made of this trip because there are no refunds. Will be looking at other places for future vacations and asking questions before we book online and not just by pictures because evidently pictures are not going to be updated.

Great location! So close to the sand and a short walk or bike ride to the pier. Parking, parking, parking! If you have a large SUV or van this is a great rental! There’s no garage, but there was wide tandem parking in between the buildings. We easily fit our 12 passenger van and our friends visited with their suburban. The house was clean and spacious. Lots of beach chairs and sand toys and necessities. Could have used some more toilet paper, but other than that we had everything we needed. We loved the front patio, and neighbors were kinds and friendly. We had a wonderful time at Newport and would definitely rent this unit again.
Property was amazing! Location is GREAT! Such a quick and easy walk right up to the sand. Parking at this location was perfect! Kitchen is great for hosting.
Only cons is that, AC does not work in front half of home, due to vent being stuck closed, but bedrooms get nice and cool. The beds and linens could definitely use and upgrade. And we couldn’t use the dishwasher, or oven because they are so close to each other that that dishwasher can’t open when the oven is closed, and we couldn’t open the oven because it was for some reason electronically locked? Other than that everything was seriously AMAZING.

Fantastic Location, Great Value!
My family and I had a great time staying at this property. The location was everything, we loved access to the beach and other amenities. Highly recommend renting the bikes available from the property owner. The path along the beach and the streets were great for cruising around on.
The sound from the upstairs neighbors does carry down into the unit, but we didn't have any issues. All the neighbors we interacted with were pleasant and friendly. Would definitely stay here again!

Great Christmas Visit!
This place has a great location. The negatives are that it is getting a little run down and needs a top to bottom update due to aging. Examples would include the beds, flooring and patio doors and windows. The positives would be the location one block from the strand and the off street parking. Unit A has room to easily park four cats off of the street. We would go back but just know that the place can use some TLC.
