Interaction & Atmosphere

While your suite (entrance, bedroom, bathroom, living room & kitchen) is completely private, we do share some outdoor areas - and a wall with our family home. You may hear us or see our kids playing outside. We’re respectful, friendly hosts who are happy to give you privacy or chat about the best local spots.

If you’re looking for a peaceful yet lively lake experience filled with fun, family, and sparkling water views, you’ll feel right at home here. If you need total silence, this may not be your perfect fit. If you love laughter, lakeside living, and a little adventure, you’ll love The Cove!

Enjoy your own private entrance, king bedroom, bunk beds (sleeps 4), and a luxurious bathroom complete with a heat fan and plush terry cloth robes.

The gourmet kitchen is stocked with everything you need - stainless steel appliances, coffee bar (Keurig & drip), blender, and even an ice-cream maker!

Relax in the cozy living room with stunning lake views, a smart TV, games, and books. You’ll also have a washer/dryer and ironing board for longer stays.

Our home is tucked away on a quiet, safe street in a peaceful lakeside neighborhood — the perfect place to unwind. Please note there are a few steps and uneven spots in the yard, so it may not be the best fit for guests with limited mobility.

Lake Amenity Agreement Required

By booking The Cove: Watts Bar Lake, guests acknowledge and agree that they are responsible for reviewing, understanding, and following The Cove: Lake Amenity Use, Rules & Hold Harmless Agreement.

Use of the lake, dock, kayaks, paddle boards, water trampoline, float, basketball, pickleball equipment, life vests, paddles, and any other recreational amenities is optional and at the guest’s own risk. By booking and/or using these amenities, guests agree to the terms, rules, responsibilities, release, waiver, and hold harmless provisions contained in the agreement.

The booking guest is responsible for ensuring that all members of their party, visitors, children, and invitees review and follow the agreement and all posted or written rules.

Lake Amenity Use, Rules & Hold Harmless Agreement

For guests using lake, watercraft, trampoline, float, basketball, pickleball, and related equipment.

This agreement applies to all members of the guest's party, visitors, invitees, and anyone using the property amenities during the reservation. By booking The Cove, Guest acknowledges and agrees to the terms, rules, responsibilities, and liability waiver below.

Lake Amenities Provided: The property may provide access to recreational amenities, including but not limited to kayaks, paddle boards, floating mat/float, water trampoline, basketball equipment, pickleball equipment, life vests, paddles, and related equipment. Use of these amenities is optional and is done entirely at the guest's own risk.

Assumption of Risk: Guest understands that lake activities, watercraft use, swimming, jumping, climbing, floating, basketball, pickleball, and other recreational activities involve inherent risks, including slips, trips, falls, cuts, bruises, sprains, broken bones, drowning or near drowning, injury from improper use of equipment, weather, wind, waves, currents, boats, docks, rocks, underwater hazards, lake conditions, third parties, and loss or damage to personal property. Guest voluntarily assumes all risks associated with using the lake, dock, shoreline, stairs, recreational equipment, watercraft, water trampoline, sports equipment, and all related amenities.

Life Vest Requirement: Anyone using a kayak, paddle board, float, or any other watercraft must wear a life vest at all times, regardless of age or swimming ability. This is required for safety and may also be required by local authorities. Guest understands that law enforcement may issue tickets for failing to wear a life vest. Guests may use their own properly fitted life vest or borrow one provided at the property. Life vests are located at the bottom of the stairs leading to the basement. Please put away life vests and paddles when finished.

Equipment Rules
• All equipment must be used responsibly and only for its intended purpose.
• Children must be supervised by an adult at all times near the lake, dock, stairs, shoreline, trampoline, sports areas, or while using any equipment.
• No one should use watercraft, the trampoline, or lake amenities while intoxicated or impaired.
• Do not use kayaks, paddle boards, floats, or the water trampoline during storms, high winds, lightning, rough water, or unsafe conditions.
• All kayaks and paddle boards must be returned to the racks after use and locked when finished. It can get windy, and unsecured equipment may blow away or become damaged.
• Paddles and life vests must be put away when finished.
• The water trampoline must be pulled back in after use and tied securely to one of the cleats.
• Please return all basketball, pickleball, and recreational equipment after use.
• Guests may not remove equipment from the property.
• Guests are responsible for damage, loss, theft, or failure to properly secure equipment during their stay.

Water Trampoline Rules
• Use only under adult supervision.
• No diving from the trampoline into shallow or unknown water.
• No roughhousing, pushing, flips, or unsafe jumping.
• Do not use during high winds, storms, lightning, or rough water.
• After use, the trampoline must be pulled back in and tied securely to one of the cleats.

Damage, Missing Items & Fees
Guest agrees to return all equipment in the same condition it was provided, normal wear and tear excepted. Guest understands they may be charged for missing, damaged, unreturned, or unsecured equipment. Additional charges may apply for damage exceeding the listed amounts, including repair, replacement, cleanup, labor, or recovery costs.

Release, Waiver & Hold Harmless
Guest, on behalf of themselves, their party, children, invitees, visitors, and anyone using the amenities during the stay, agrees to release, waive, discharge, defend, indemnify, and hold harmless the property owner, host, property manager, agents, representatives, employees, contractors, and affiliated parties from any and all claims, demands, damages, injuries, losses, liabilities, costs, attorney's fees, or causes of action arising out of or related to:

• Use or misuse of the lake, dock, shoreline, stairs, recreational equipment, watercraft, water trampoline, sports equipment, or property amenities.
• Failure to follow posted or written rules, including failure to wear a life vest.
• Weather, wind, water conditions, lake conditions, or acts of nature.
• Injury, death, or property damage involving the guest, their party, visitors, invitees, or third parties.
• Damage, loss, theft, or failure to return equipment.

Guest understands that this agreement applies to the fullest extent permitted by law.

Responsibility for Minors and Guests
The booking guest is responsible for making sure all members of their party, including children, visitors, and invitees, understand and follow these rules. The booking guest accepts financial responsibility for any damages, missing items, injuries, violations, tickets, fines, or losses caused by themselves, their party, children, visitors, or invitees.

Acknowledgment: By booking The Cove, Guest confirms that they have read, understand, and agree to this Lake Amenity Use, Rules & Hold Harmless Agreement. Guest acknowledges that use of the lake and all amenities is voluntary and at their own risk.

After signing a copy at The Cove, we will send you the code for the Kayaks and paddle boards.

The Cove was the perfect choice for my quick getaway/writing trip! It's a beautiful property that is very well appointed. Everything was super clean and comfortable, and I left there wishing I had booked a few more days. Kelli was a very responsive and welcoming host. The Cove was just what I needed!

We had a great time. Everything was as described -- clean, comfortable, and great communication with the host. We enjoyed spending time in Knoxville and then coming back here for some quiet times on the dock and enjoying the water.
