Relax in this updated approximately 1,000 sq ft garden-level private suite designed for comfort, work, and longer stays. The enclosed four-season sunroom features large windows, its own heating and air conditioning, a dining table, TV, and futon. The sunroom opens into an open-concept living area with comfortable seating, a sleeper sofa, and a fully equipped kitchen.

A modern barn door leads to the private bedroom with a queen bed and a full bathroom located just outside the room. Guests enjoy in-unit washer and dryer, fast Google Fiber internet, a fenced yard, and dedicated parking. Conveniently located near major hospitals, parks, the airport, and downtown Kansas City, this suite is ideal for traveling nurses, professionals, and extended stays.

Guest Access

Guests have private access to Unit B, the garden-level suite, through a dedicated entrance. The entire unit is for your exclusive use, including the sunroom, living area, kitchen, bedroom, bathroom, and in-unit laundry.

The rear driveway and patio/yard are shared. Please park on the right side of the driveway when facing the home, which is designated for Unit B.

Other Things to Note

• Maximum occupancy is 4 guests
• Garden-level unit in a multi-unit home
• Upstairs unit is separate and fully private
• Thermostat is shared with the upstairs unit
• Parking is in the rear shared driveway (right side for Unit B)
• Base rate includes up to 3 guests; $15 per additional guest, per night, after the 3rd
• Dogs are allowed per house rules (no other pets permitted)
• Quiet hours are enforced out of respect for neighbors
• Unauthorized pets incur a $250 fine per pet, plus applicable pet fees
• Early check-in or late checkout may be available for an additional fee, subject to availability
• During colder months, ice may form on outdoor surfaces; de-icing materials are provided, but caution is advised
• The home is professionally cleaned before each stay

~We provide initial supplies to get you started. For the duration of your stay, you'll need to purchase any additional supplies you require.
~Do not disrespect neighbors.
~Please follow check-in and check-out instructions.
~Do not wash dishes in the bathroom sink.
~Do not remove makeup with white towels in the unit. There are dark towels in the bathroom cabinet under the sink for this.
~Do not burn candles, incense, or any other open flames. Doing so will result to a $500 fine)
~Lock the door AT ALL TIMES. We want you and your things to be safe.
~No smoking, vaping, or use of marijuana at anytime anywhere on the property. Smoking of any kind will result in an additional charge (listed below).
~No parties, events, birthdays, bachelor or bachelorette stays, get-togethers, hangouts and the like.
~Do not have more guests (regardless of age) than stated in your reservation and we do not allow visitors. Any overnight guests not on the reservation will be considered an additional guest for the reservation and will result in an additional guest fee (listed below).
~No loud music or disturbances, especially noise past 10pm.
~All Guests are expected to clean up after themselves prior to departure: If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back.
~All Guests are expected to wash their own dishes prior to departure.
~We are not responsible or liable for any accidents, injuries, or illness that occurs while on the premises. We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind. Shipping items that have been left behind will result in an additional handling charge (listed below). Items may be donated or disposed of at our discretion 2 days after your scheduled departure.

Building Office Access: Please note that the building office reserves the right to enter the premises during your stay for scheduled maintenance or in case of emergency situations beyond the host's control. We appreciate your understanding and cooperation in such circumstances.

★★If we make a mistake you may be entitled to a partial or full refund depending on the extent of the mistake. We DO NOT refund the service fees or taxes. ★★

★★FEES, if incurred, must be paid within 1 hour of submission or reservation will be subject to termination with no refund. ★★
★FEES: A $50 handling fee must be paid prior to any request for our staff to return a lost item left in the unit.
★FEES: Lost TV remote control will result in a $25 charge.
★FEES: Unapproved Late Check Out fees: $75 for every 30 minutes past check-out.
★FEES: Smoking of any kind will result in a $250 deodorization fee.
★FEES: Undeclared/Unauthorized guests $100 fine per guest.
★FEES: Party/Noise in the listing $250 fine.
★FEES: Unauthorized Pets will result in an additional $250 charge per pet.
★FEES: Tampering of any kind to the security systems, smoke detectors, noise monitoring device, exterior cameras or any other permanent electronic device in the effort to disable, damage, unplug or degrade the use of these systems will result in an immediate $250 charge.

★ Pets must be approved prior to booking. Dogs allowed. NO CATS, BIRDS, HAMSTERS, MICE, OR ANY OTHER PETS.
★ Pets must be added to the reservation and pet fee is requested after booking.
★ Pet fee must be paid prior to check in.
★ Pets are not allowed on beds or furniture at anytime during stay.
★ Pets must be current on their shots and flea and tick treatments.
★ Pets must be taken out to do their business and not go inside the home or patio. You MUST pick up after your pet. Disposable bags are provided on the back deck and must be discarded in the exterior trash on the side of the house.
★ Pet cannot mark indoors.
★ Pet cannot be washed or showered in tubs or sinks.
★ Pets cannot be left unattended.

★FEES: Pet fee is $25 per pet/per night.
★FEES: Unauthorized Pets will result in an additional $250 charge per pet on top of the pet fee.
★FEES: Pet urinating inside will result in a $100 floor disinfecting charge.
★FEES: Pet showered in tubs or sinks will result in a $200 charge.
★FEES: Pet hairs found on sheets or furniture will result in a $60 charge.
★FEES: Any evidence of flea or tick infestation will result in an additional $500 cleaning fee.
