House Rules & Rental Policies
To ensure a safe, respectful, and enjoyable experience for all guests and neighbors, the following rules strictly apply to all reservations.

Booking & Guest Requirements
The primary guest must be at least 25 years of age.
A valid government-issued ID is required.
The primary guest must complete guest registration and sign the rental agreement to finalize the reservation.
All guests must be registered for safety and insurance purposes.
Unregistered guests are not permitted on the property.

Strict No Party Policy
No parties, events, or large gatherings are allowed.
Maximum occupancy may not be exceeded at any time.
Unauthorized events will result in immediate lease termination without refund.

Quiet Hours
Quiet hours are strictly enforced from 10:00 PM to 8:00 AM.
Please respect neighbors and the surrounding community.

Dock, Lake & Water Safety
Use of dock, lake access, kayaks, and water areas is at your own risk.
Children must be supervised at all times near water.
No diving from dock.
Guests are responsible for securing boats properly.
Host is not responsible for damage due to weather or improper boat tie-up.
Guests assume all liability when using water amenities.

Hot Tub Rules
Shower before use.
No glass in or around the hot tub.
No oils, bath salts, or bubbles.
Replace cover after use.
Misuse requiring drain/refill will result in additional service fees.

Firepit & Grill
Never leave fire unattended.
Fully extinguish fire before going indoors.
Do not burn trash.
Grill must be cleaned after use or additional cleaning fees may apply.

Pet Policy
Pets are approved on a case-by-case basis with advance notice.
An additional daily pet fee per pet per day will be collected after approval.
Pet approval is not guaranteed.
All pet rules must be followed at all times.
Sneaking in an unauthorized pet will result in a $500 fine and possible immediate lease termination without refund.

No Smoking / Vaping
No smoking or vaping anywhere on the property — inside or outside.
Violation will result in a $500 fine and possible lease termination without refund.
Parking
Park only in designated areas.
No parking on grass.
Do not block neighboring driveways.
Boat/trailer parking only in approved areas.

Trash & Property Care
Trash must be placed in designated bins with lids secured.
Excess trash or excessive mess may result in additional fees.

Report any damage immediately.
Guests are financially responsible for damage beyond normal wear and tear.

Security Disclosure
Exterior security cameras is present at the entrance door for your safety, there are no cameras in any internal or external spaces.

Weeather & Lake Conditions
No refunds due to weather.
Lake levels, water clarity, dock conditions, and wildlife are natural occurrences and outside host control.
Power outages caused by weather are outside host control.

Cancellation Policy
We strictly follow the cancellation policy selected at the time of booking.
No exceptions will be made outside the platform’s policy.
We highly recommend purchasing travel insurance to protect your investment in case of emergency, illness, weather, or unforeseen cancellation.
