Built in 2018, this stunning 5-bedroom, 4-bathroom property boasts 3200+ square feet of living space spread over 3 floors. From the moment you walk in, you`ll be captivated by the natural light and open layout living rooms, perfect for relaxing with friends and family after a day exploring Newport`s attractions.

With multiple balconies overlooking the beach, you can enjoy stunning sunrises and sunsets in complete privacy. Each of the 5 bedrooms is beautifully furnished and designed for maximum comfort and relaxation. The property also features 5 bathrooms, ensuring that everyone can enjoy their own space.

We provide full linens and bathroom amenities, beach chairs and towels, and cribs, baby gates, and high chairs if needed...so you can travel light as a feather and still have all the comforts of home.

Whether you`re looking to cook a gourmet meal or enjoy a quick snack, the fully equipped kitchen has everything you need to prepare your meals and dine in style. We also provide both a Keurig and drip machine for our coffee lovers.

Located just a short drive from Newport, this property offers easy access to the town`s historic sites, restaurants, and attractions. And with the beach just steps away, you can spend your days enjoying the sun, surf, and sand. When it`s time to relax, the spacious living areas provide plenty of room for everyone to kick back and unwind.

The Atlantic Beach neighborhood is an up-and-coming area that is currently undergoing a mini-renaissance with an influx of renovations and new construction and includes restaurants, bars, coffee shops, popular breakfast spots, a brand new convenient store, and a liquor store which are all a short walk away. The Tides is also right across the street from The Newport Beach House, Longwood`s beach-front wedding venue.

The town homes sit on a half-acre lot and have ample parking for you and your guests. Uber, Lyft and taxi cabs are also available for transportation.

This listing is for `Sea Side`, one of two units in the building. The other unit, `Sea Side` consists of 5 bedrooms and 5 bathrooms and is also available. Both units can also be rented together, subject to availability. Please inquire for more information.

The Tides is fully furnished and styled similar to `The Sea Breeze Inn`, our sister boutique hotel that is just up the street. You can find the Inn online by doing a quick search.

This is a new home that recently finished construction. We expect our guests to take great care not to disturb our neighbors. We DO NOT allow house parties. Maximum occupancy is 10 adults and parking is limited to 5 cars MAXIMUM. We do not allow tape on the walls or glitter/confetti in the building.

Please note that this listing contains a `Minut` device inside the property that monitors noise levels/ temperature/humidity/motion but does not record audio. There is also a `Ring` security camera overlooking the parking lot to ensure guests have a safe and pleasant stay and our neighbors are not disturbed.

Renters must be 25+ years old. Adults can not rent on behalf of underage guests.
We do not allow house parties/disruptive noise and expect our guests to take great care not to disturb our neighbors. There are noise monitors on property.

Great spot for big extended family!

We had a great experience here, perfect lodgings for our trip to a family wedding. The place is so spacious and allowed us to spend so much time together in comfort! The proximity to the beach, Cliff Walk, and great restaurants (Flo’s and Bottega Bocconi) were great bonuses.

We had a great time staying here! Debbie and Leon were fantastic hosts. We were attending a wedding in Newport and found this location perfect for a long walk or short drive into the downtown. The house was great for our group of 10, including two infants. Good sized bedrooms and a beautiful view from the deck.

Great Place For Large Groups!

The house was truly amazing. Such a great location walking distance from the beach. We had a wedding to attend and a bunch of couples so the bedrooms and all the full bathrooms we really appreciated especially when getting ready. I would recommend this house to any larger group. Debbie was extremely responsive to any questions I had. Amazing view which was great for pre-wedding photos!

Best, Cozy 50th Bday Gathering Ever!

There aren't enough stars! The property was perfect for 9 adults; there is so much space and so many bathrooms. The kitchen and common area were exactly what I was looking for in order to spend quality time with my friends! The place was chic and clean. Our host was super responsive and accommodating. We were able to walk to the beach and get to the winery (Uber) very easily.

We loved our time at Newport East. Easily accessible to everything close by. Very clean and organized. As fellow STR property owners our only suggestion would be to add more amenities- bathroom products, few extra towels and more bed pillows. It’s always nice to have extras! 😀

Our group of 10 (adults and kids) had a wonderful time at The Tides. The space was perfect for our group. We had everything we needed for the beach. The location felt safe and can’t be beat- close to the beach and cliff walk and a short ride to downtown. Debbie was responsive, helpful and a pleasure to work with.
