Guests will have full access to the entire home, including the guest house, and direct access to the river. When enjoying the river, please exercise caution, especially during periods of high water flow, as it can become dangerous. For safety reasons, guests are advised not to enter the river when water levels are elevated. Additionally, please ensure children are closely supervised at all times while near the river.

A convenient mudroom and laundry area with washer and dryer make settling in easy, while the fully stocked kitchen has everything you need to enjoy meals at home. The outdoor deck overlooks the river—a perfect spot to relax with a cup of coffee or launch right into your river adventures.
Upstairs, the loft provides plenty of extra sleeping space with a king bed, and an attached bathroom—ideal for families or groups.
Just steps away, the private guest house offers a cozy studio setup with a kitchenette, bathroom, reading nook, and its own deck with stunning mountain views.
Whether you’re here for outdoor adventures or simply to unwind among the pines, this property is the perfect place to call home during your San Juan getaway.
This home is situated just outside of town, making it necessary to have a vehicle for your stay. We recommend a 4x4 or all-wheel drive (AWD) vehicle during the winter months for optimal accessibility. While you can enjoy leisurely walks around the neighborhood, a vehicle is required to reach downtown Pagosa Springs and its various attractions.
Fishing Permits are required if planning to use the river to fish. They can be acquired from Walmart.
Check-in begins at 4:00 PM, and check-out is at 10:00 AM, unless otherwise arranged. Early check-in or late check-out is available for $15 per hour, which helps accommodate our cleaning schedule and preparation for the next guest.
Dogs are welcome for an additional pet fee of $45.
Please clean up after your pets following their outdoor activities. We kindly ask that pets are not allowed on furniture or beds. Thank you for supervising your furry friends and helping us maintain a clean and comfortable space for everyone. Please note that excessive pet hair or messes found after checkout may result in additional cleaning charges.

Should guests be visiting during winter months expect snow! Please ensure the vehicle you are using has 4-wheel drive capabilities. Refunds will not be issued because of weather.
Quick note—this home does not have air conditioning, which is common for many properties in Pagosa due to the cooler mountain climate. To keep the home comfortable, we recommend opening the windows in the evening to let the fresh mountain air in, and then closing them in the morning to help retain the cool air throughout the day.
Pagosa Springs is historic in nature and is surrounded by the San Juan National Forest. Hiking trails, views, adventure and journeys all await the wondering guest. We like to boast the most snow in Colorado and we happen to be the location for the world's deepest geo-thermal Mother Spring.
There is no end to the adventure here for the daily traveler. Hike, bike, raft, kayak, paddle board, tube, or drive through our wonderous and beautiful small mountain town. We promise you won't regret your stay here in beautiful Pagosa Springs!
