This expansive home is perfect for large families and groups, offering multiple spaces to gather, relax, and enjoy your stay together.
Our home comfortably accommodates up to 10 overnight guests, which is the maximum included in the standard booking price.
With prior approval, we can accommodate up to 12 guests total.
An additional per-person, per-night fee applies for guests 11–12.

GUEST ACCESS/HOUSE USE
Guests have access to the entire home and outdoor areas, including the pool, game room, laundry room, fenced private backyard, and all common spaces.
The only areas not accessible to guests are:
• The cleaning storage room (locked)
• The supply and bedding storage room located in Bedroom #2 (locked)
These spaces are reserved for cleaning and maintenance purposes.
Guests have available:

-Smart lock entry for secure, convenient self check-in
**Parking**
Parking is available in the driveway.
Please:
• Do not block sidewalks
• Do not park on neighbors’ property
• Follow local parking regulations
HOUSE RULES
We want all guests to enjoy a comfortable stay while respecting the home, neighbors, and community. Thank you for helping us maintain a great experience for everyone.
- Minimum Age Requirement
The primary guest making the reservation must be at least 25 years old and must remain present at the property for the duration of the stay.
A valid government-issued ID may be required for verification upon booking or before check-in.
Reservations made by guests under 25 years old may be subject to cancellation.
Only guests listed on the reservation are allowed to stay overnight.
Any additional guests must be approved in advance.
Unregistered guests may result in:
• Additional guest fees
• Immediate cancellation of the reservation
-No Smoking or Vaping
Smoking or vaping of any kind is strictly prohibited anywhere on the property, including indoors and outdoors.
This includes:
Cigarettes
Cigars
Marijuana
E-cigarettes / vapes
Violation may result in:
$500 odor remediation fee
Additional cleaning charges
Immediate removal from the property
- No Parties or Events
Unauthorized parties or events are not permitted.
• Maximum overnight guests: 10 included in reservation
• Up to 12 guests allowed with prior approval ($30 per person per night for guests 11–12)
• Quiet Hours: 10:00 PM – 9:00 AM
Day visitors or small gatherings must be approved in advance and may require an additional fee.
Unapproved parties or events may result in immediate cancellation without refund and a violation fee of $500.00
plus the cost of any damages or additional fee for cleaning.
Please help us respect our neighbors and maintain the peaceful residential setting.

Please respect our neighbors' privacy.
Do not enter or cross onto neighboring properties under any circumstances.
-Pet Policy
To maintain the highest cleanliness standards for all guests, we maintain a strict no-pets policy due to allergies and property maintenance.
However, trained service animals are welcome in accordance with ADA guidelines.
Unauthorized pets will result in:
• $350 additional cleaning fee
• $500 violation fee
• Possible cancellation of the reservation
-Pool Rules and safety
Pool heating is available upon request.
• $100 heating fee per stay
• Pool is heated to approximately 85°F
• Please request before arrival so we can prepare it in advance
Rule
•Children must be supervised at all times by adult while using the pool and during the stay.
•No glass in pool area.
•Swim at your own risk.
•Do not tamper with pool equipment or setting.
- Water Usage
Please ensure faucets, showers, and hoses are fully turned off after use.
This home is equipped with a smart water monitoring system that automatically shuts off the water if it detects unusual continuous flow (for example, if a faucet or hose is accidentally left running).
If the system shuts off the water due to continuous water use:
• We will send a friendly reminder the first time
• Additional shut-offs caused by faucets or hoses being left running may result in a $25 reset/service fee each time
** FYI, the system does not monitor normal water usage such as showers, laundry, or dishwasher cycles.**

Please keep windows and doors closed while the AC is running to maintain proper cooling and avoid humidity damage.

- Trash
Please place trash in the designated outdoor bins and avoid leaving food or trash outside overnight. If trash day falls on a day of your stay, we will let you know to roll the bins to the front of the house.

- Safety & Liability
Guests use the property, pool and all amenities at their own risk. The host is not responsible for accidents, injuries, or loss of personal belongings during the stay.
The primary guest is responsible for the behavior of all guests and visitors and for any damages to the property.
Security Camera Disclosure:
For security purposes, the property has an exterior Ring doorbell camera located at the front entrance. The camera records video and monitors the front door and entry area only. There are no cameras inside the home or in private areas.
