About this property

This bright, spacious apartment is located in the heart of the city.

A large, luxuriously appointed property, ideally located for holiday rental, just minutes from the old town, the Museum of Modern and Contemporary Art, the Cours Saleya Flower Market and the beach. The apartment is bathed in light, particularly in the mornings. Artists such as Renoir and Matisse were particularly attracted to this area of Nice due to this wonderful light. The living room is luxuriously fitted with Italian Marble floors. It is contemporary in design with a large L shaped sofa, coffee table, dining table and chairs for six people. There is an American style kitchen with electric oven, hob, microwave, coffee maker, dishwasher, fridge freezer and washing machine. The living area is fitted with a TV and good WiFi. Each of the two bedrooms has an ensuite and there is also a separate toilet. It is south facing with boulangeries, and all the necessary shopping facilities within minutes. There are parks both to the front and behind the building, with Promenade des Arts to the front and two parks on Rue Foncet to the rear, one with a play area for children. The tram from the airport will take you to within 4 minutes.


To elaborate further on the location - It is a short walk in view of The Promenade du Paillon. It is minutes to the Old Town, and Place Garabaldi, where you can enjoy a wide selection of outdoor cafes and restaurants. Place Massena and the pedestrian zone is also only five minutes away as is the Promenade des Anglais. The situation could not be more convenient for holidays without a car.

As a friends get together and birthday celebrations, we had the best stay. The apartment was in a great location which helped usAcross our favourite holiday spots! It did take us a bit of time to navigate the transport system, but did get used to it, and we will help us greatly on our next visit to Nice!

It is in a great location for holiday stays. With regard to transport, I am aware that you took the tram to Grand Arenas (the first stop outside the airport- free from the airport to Grand Arenas and then you must have a ticket). Many people understandably do this as they have read articles advocating it - the journey from here to the city is significantly cheaper (at €1.50 per journey). Buying the ticket from airport ticket machines is €10 return. Our advice is to buy the ticket at the airport and not get off at Grand Arenas as is very busy. It is the stop for the railway station used by tourists and commuters up and down the coast. You can be delayed by up to 40 minutes when buying your ticket. Added to this, the tram operators continually advise people to watch their belongings getting on and off the tram. We find the tram very safe but we would always get our tickets at the airport. We are often tired after travelling and we are guaranteed a seat at the airport stop. With our luggage, we feel it is more secure than going into the crowds of Grand Arenas. We hope you enjoy your stay in the apartment again in 2026.

The perfect place to stay!

Super clean, spacious, stocked with everything we needed and great location. Close enough to easily access all the activities and sights (walking or via transit), but also located in a quiet and peaceful neighborhood. We thoroughly enjoyed our stay here.

A great choice for exploring Nice

This is beautiful apartment located close to everything. A short walk to the promenade, restaurants and the beach. So very comfortable a d well appointed. We felt as though we were staying in a resort. Our host, Katherine was excellent and responded to our requests promptly and was very helpful. I would highly recommend this location to anyone looking for a deluxe experience in Nice

Great location

My family and I had a lovely time staying at this VRBO. The flat was very centrally located, and we were able to easily walk to Old Nice and Promenade des Anglais.The hosts shared a lot of helpful information before our trip, and were quick to respond to any questions we had. They met us at the door when we arrived, and shared some more information about appliances in the kitchen. Overall, it was an easy, perfect stay!

Home Away From Home

The apartment was very comfortable. We liked the open floor plan for the living room, dining room and kitchen. Everything we needed for our week long stay was supplied. It is one of the few places we have stayed in that had sufficient closet space. Communication with Mary and Katherine was fast and easy. The apartment location is great. Easy to access public transportation, grocery stores and local restaurants. We highly recommend this apartment.

Great place to stay

The apartment was perfect for two couples 75+ with two separate bedrooms and two bathrooms. It's very nicely situated close to the old town and the city center. There is a bus stop right outside on the street and the tram to the airport is only a couple of blocks away. We can recommend this place any day.

Wonderful location in Nice!

Great location, close to old town, market, our favourite place to walk - the Promenade des Anglais! Very responsive property manager. A big attraction for us was the set up of 2 bedrooms and 2 bathrooms, which allowed us to comfortably have two friends to stay.Really nice community feel to the area, lovely family owned businesses and restaurants. Made friends with some locals. Lots of green space even thought we were in the heart of the city. We stayed for 4 weeks and loved it!

We’ve stayed 7 days in the apartment. Very well equipped. Very clean and well maintained. All rooms very good size. Both bedrooms en suite. Master bedroom with bath & toilet, the second bedroom with shower and separate toilet outside the bedrooms. It was exceptionally hot when we stayed and we had been provided with 5x fans as no air conditioning at the apartment

Thank you for taking the time to review our property and for giving a very accurate description of the interior. We love how bright, spacious and airy it is. The bathroom layout is well described. It makes for plenty of space and comfort for guests. As it is in the city centre near the old town, the buildings are mostly old buildings. Planning does not allow for air conditioning in many of these buildings so we have provided Dyson fans which are the best alternative. These, coupled with keeping the traditional old shutters of the building closed with the little windows in them open gives good air circulation. Unfortunately, July this year was exceptionally hot with several canicule warnings. The Mayor of the city has done excellent work in trying to cool the city down in the summer by making one way systems with trees on all the streets, introducing electric buses and creating the colle verte walkway that can be seen from the apartment.

Wonderful central apartment

This apartment is centrally located and quite spacious. Great communication with host. Pictures are accurate. Lots of local information given too. It was very hot when we stayed but fans in all rooms were helpful. We loved our stay. Thankyou for having us.

Large apartment in perfect location

The owner and manager were both very responsive and there is a folder with tons of useful information. Just a few steps from Vieux Nice. Easy access to public transportation. Lots of light in the salon/kitchen of the apartment. We would love to stay here again.

Amazing apartment

This was our second visit to the apartment and yet again we had an amazing time. Walking back into the apartment was like home from home-the apartment is so comfortable and spacious. The location is superb, walking distance to all Nice has to offer, as well as a great base to discover the beautiful French Riviera. Thank you Katherine and Mary!

We do something to improve and maintain it each year and have it equipped with everything we can think of that we would need for ourselves. For holidays it is in one of the best locations in Nice. It is near to everything but far enough away from the noise of The Old Town at night. The restaurants and cafes in the area are among the best in Nice and provisions can be purchased about a three minute walk away. The apartment is centrally located and had everything that we would have needed. It is about 15 mins walk to the Nice-Ville train station and we used trains extensively while visiting Cannes, Monaco, Villefranche, Eze and other nearby attractions.Old Nice is also just a few minutes walk away and easily accessible from the property. Grocery stores and markets are also within a couple mins of the apartment.We did run into a little bit of confusion during check-in because the keys are to be picked up from a building adjacent to the apartment, but we were able to resolve that and it was smooth sailing from there on.Highly recommend the apartment for its location, cleanliness and having all that was needed during our vacation.

Outside of this time or during very busy times (the week of your stay coincided with the Cannes Film Festival and the Monaco Grand Prix), we use the key holding service provided by the business next door. They provide a very good service and I am glad to hear your issue was resolved quickly. Assistance is always also available on the ground as Katherine, who looks after guests is very experienced. As well as the train station, buses are very efficient. For Villefranche and Cap Ferrat the bus leaves from a two minute walk from the apartment. We appreciate your feedback.

Fantastic apartment in central Nice near Old Town

This is probably the best VRBO I've stayed in so far. It's a 2 bedroom/2 bath apartment with a full kitchen and living room. It's upstairs but there is an elevator. It was super clean and exactly as advertised. Mary was very helpful and responsive and Katherine was lovely when we met and she let me into the apartment, and even left us wine and snacks! It's in a great area in walking distance to Old Town. I would definitely stay here again!

Great apartment in Nice!

We loved staying in this apartment! It has everything you need for a short or long term stay. Katherine greeted us upon arrival and gave us a thorough tour of the property. She was very responsive to us during our stay and made every effort to make sure that we had everything that we needed. The apartment is updated and centrally located. This set up could not have been more perfect for our family. The tram from the airport to the neighborhood was super convenient. The location is very close to the beach. Close to the Old Town. Close to Garibaldi Square. Close to several bus lines that take you all over the city. Best of all, the host was so helpful and informative. Rarely do you stay somewhere and the host provides so much information about how to get around and where to eat. It made our stay that much easier especially since it was our first time in Nice. What an amazing city. We will most certainly be back.

Spacious, airy & quiet 2 BR apartment

This apartment was clean and conveniently located -- a quick walk across the Jardin Albert 1er and we were in Nice's old town. At the end of the day, we were glad to return to our quiet apartment. Large, light-filled living area with comfortable seating and a dining table. Each bedroom has its own 2 bathrooms -- a separate WC and a shower with sink. Beds are comfortable. There is a dishwasher, electric stovetop and a washing machine, but the kitchen workspace is a bit tight. Owner/manager was attentive and responsive. Recommend searching for on-street parking; it's so much cheaper than the parking garages!

Thank you for taking the time to review the apartment and for your helpful comments. In terms of location- to clarify for possible guests, it is just a quick walk to the Promenade du Paillon. The Old Town is officially on the other side of this green walkway. There is the convenience of being beside The Old Town without the late night noise. Jardin Albert 1 is a little further, beside Place Massena. As it is very central, parking is not always available on the streets around the apartment. The transport in the area - buses, trains Uber and tram are all very efficient which means that a car is not necessarily needed. We will always respond to guests needs and understand that communication is important to guests both before and during the stay to ensure they have a good experience. It was a pleasure to have you stay.

Another amazing holiday staying at Mary's apartment

This is our third stay at Mary's apartment and yet again we had the most fabulous holiday!! As I have stated before the apartment is like "home from home" - it's so comfortable, with everything you need (dishwasher tablets, additional bedding, toilet rolls, dustbin bags etc) and plenty of space for a family of 4 (2 adults & 2 teenagers). The location of the apartment is just perfect - near the shops. beach, old town, transport links etc and within a very safe neighbourhood (the teenagers could come and go as they pleased). Mary is an excellent host, accommodating our date change due to our flight being cancelled, responding to questions quickly and efficiently. Katherine is an absolute gem, she is so helpful, with a wealth of knowledge of Nice and the surrounding area. I simply can't wait to go back :)

Thank you for taking the time to review our apartment. It was a pleasure to welcome you back again and delighted that as your children grow up it continues to work well for you and for them. We have to agree that the location is excellent - convenient to the trams, beach, restaurants, shops and everywhere one would wish to go on a holiday stay. We are so lucky to have Katherine looking after the apartment. She is wonderful and thinks of everything. We hope to welcome you back again sometime in the future!

Why they chose this property

When I viewed the apartment for the first time, I walked from the flower market, passing the Palais de Justice on the way where the square was filled with atmosphere. After a short walk from the old town, I was shown into the apartment (the builders were renovating and at work). I walked into the sejour which was filled with light from four big windows. I looked out one of the front windows and saw the view - Tour St Francis and the hills behind. I then walked through the rest of the apartment and it was equally bright, yet totally private. I loved the fact that there were two double sized bedrooms and two bathrooms. The beautiful old building and the big double doors at the entrance to the apartment were all original. The lift was modern and the building felt good. I went outside and walked around the area and I saw there were gardens at the back at Place Wilson and Gardens to the front one street away. A patisserie with delicious breads and cakes was a few buildings up so I pictured fresh croissants each morning. There were lovely local cafes, a small supermarket, and a general village atmosphere. I felt the area was peaceful as it was slightly away from the tourist trail, yet within a few minutes walk from it.

The agent had many apartments lined up for me to see in my three day visit to Nice. I decided on Rue Gioffredo almost immediately, even though I went along to see all the others. I reserved the apartment at the end of that day's viewing as I found it to be so special I was afraid the next person who viewed would take it! I have been so happy with my decision. This apartment is all that I was looking for!

What makes this property unique

The apartment is completely private from neighbouring ones. It is so bright and the area is all that I would wish for - a village like atmosphere in a city, near all the main attractions and restaurants, so convenient to public transport that I only rented a car once - on my first trip after purchase. The cafes nearby are friendly and I always receive a welcome any time I visit. It is so peaceful in the area that I find, even on a short trip my batteries are instantly recharged. The gardens and squares in the area have a neighbourly atmosphere and are lovely to sit in, perhaps reading a book if one does not wish to go to the beach or the Old Town.
