HOUSE RULES & MONITORING (STRICTLY ENFORCED)

This is a residential property, not a hotel or party event.



Smoking

● No smoking anywhere on the property – This includes indoors, patios, near windows & balconies, garages, and entryways.

● Smoking allowed off-premises only

● Smart smoke detectors are installed

● Smoking or tampering with detectors will result in fines up to $2,500 and immediate removal



Noise

● Low Noise Hours: 10:00 PM – 8:00 AM

● No street nuisance allowed. (Please be mindful of neighbors)

● Noise Monitoring Devices Installed (Devices do not record audio)

● Sustained noise over 90 dB for 5+ minutes triggers an immediate alert to guests. This typically only happens with loud music, parties, shouting/screaming, or similar high-volume activity.

● Repeated violations and disturbances after notification may result in reservation cancellation and removal



Normal conversation & TV volume, casual music, cooking, laughing, etc., will not trigger anything. Just be mindful of neighbors, and you’ll be completely fine.



Parties & Guests

● No parties or events

● Only registered guests are permitted

● Unauthorized guests may result in fines and cancellation without refund

Except for the attic and any locked supply closets (clearly labeled), which are reserved for storage. For any questions about access or amenity availability, please feel free to ask before booking!



The Neighborhood:

Stay in a convenient, family-friendly neighborhood minutes from William P. Hobby Airport. Easy access to Space Center Houston, Kemah Boardwalk, NRG Stadium, downtown Houston, parks, dining, and shopping—making it a perfect base for exploring the city and nearby attractions. ✨



LOCATION CONSIDERATIONS

The home is right near a highway and train tracks, so some noise should be expected. In addition, because of our proximity and fluctuation of weather conditions, you may encounter bugs or small wildlife. While we take preventative measures, we cannot fully control nature and do not issue refunds in such cases.



Other Things to Note:

SECURITY DEPOSIT or DAMAGE WAIVER (REQUIRED)

Guests must choose one of the following options after booking via our Guest Hut App:

- $29 per night nonrefundable damage waiver (capped per stay), or

- $750 refundable security deposit

This is a required step for all reservations to complete before check-in and will be collected externally via a secure guest portal.



PET POLICY AND FEES

- No pets at any time

- Violations may incur a $500+ fine and/or immediate reservation cancellation



AGE REQUIREMENT & ID VERIFICATION

- Primary guest must be 22+

- Guests 18–22 may book with a $49 one-time fee (per reservation, one guest only)

- All guests 18+ must complete ID verification before check-in



Verification includes: government-issued ID, selfie verification, and signing the rental agreement/house rules in your Guest portal after reservation. Failure to verify may result in cancellation without refund.

All appliances and amenities are maintained in good working order. If something isn’t functioning properly, please notify us so we can address it promptly. Refunds are not offered for appliance malfunctions, power outages, water shortages, flooding, severe weather, construction or highway, or train noise, or mandatory evacuations.
