Ground floor: separate, covered entrance (sheltered from the wind) leading into a hallway with a coat rack. Living area with seating area, wood-burning stove, satellite TV, and radio/CD player. Large kitchen with built-in stove (4 ceramic burners, oven), dishwasher, microwave, fridge-freezer, coffee maker, electric kettle, toaster, egg cooker, dining area, and access to the patio and fenced-in garden. 1 large double bedroom with a box-spring bed. Bedroom with a bunk bed. Accessible bathroom with shower, toilet, and 2 sinks. Stairs from the hallway lead to the attic: 1 large double bedroom.

When occupied by 4 people (and the rental price for up to 4 people has been paid), one bedroom of your choice will remain locked. If you wish to use the third bedroom even when there are 4 or fewer guests, the surcharge for occupancy by up to 6 people must be paid retroactively!!!
The owners occasionally (primarily on weekends) live in a completely separate ground-floor apartment.

LOCATION AND AMENITIES OF THE PROPERTY: In the small hamlet of Aaltukerei, 5 km south of the town centre of Ditzum (restaurants, cafés, bakery, ice cream parlour, and other shops), stands the charming, sunny, and quiet Frisian single-family home STICKLIESEL.
Cosy and tastefully furnished, with high-quality and upscale amenities, including high-quality wood-look laminate flooring throughout (interior fully renovated in 2017). Satellite TV, radio/CD player, internet (Wi-Fi, free), and a wood-burning stove (firewood available for purchase at the supermarket). Gas central heating. The house is surrounded by a fully fenced yard with a lawn, a patio with furniture, a parasol, and 2 sun loungers, as well as an additional covered patio with seating and a portable grill. 3 parking spaces at the house. Six bicycles (unmaintained) are available to guests free of charge.
In the Dollart (mudflats) near the old oil rig at Dyksterhusen (3.5 km), limited surfing and swimming opportunities are available at high tide. The nearest swimming lake is in Soltborg (15 km). There is a supermarket in Jemgum (10 km).

DITZUM is strategically located directly on the Ems River, at the entrance to the Dollart, with a car ferry service crossing to the other side to Emden. Excellent opportunities for water sports and fishing. The town offers: bike rentals, tea rooms, harbour cafés, restaurants, fresh fish and seafood shops, boat tours, a passenger ferry to the island of Borkum, and a saltwater spa in Nieuweschans (19 km). The town is a great starting point for hiking and biking tours (including the German Fehn Route and the international Dollart Route). Popular destinations include Emden (12 km), Leer (15 km), Papenburg with the Meyer shipyard (40 km), and Groningen (70 km) with its picturesque old town.
