Just 5 minutes away, you`ll have access to a year round 6 lap indoor pool, family pool, and 2000 sq ft gym at The Catskill Recreation center for a small fee. Or head to Fleischmann’s Public pool for outdoor seasonal swimming.

Perfect in every season from fall foliage to wintery fireside sips to simply soaking up the summer sun; you deserve to take a break to unwind and to get away!

The cabin is in a rural area off the grid.

•We share our mountain with wild animals. Don’t leave food or trash outdoors or touch/ feed them.
•4x4 all wheel drive in ALL seasons is required. The driveway is steep.
•No parties. Extra visitors/ guests/pets, photo shoots and movies aren’t permitted unless approved by us in advance. Additional fees may apply.
•There are outdoor cameras on the property for your safety. There are no cameras inside.
•No smoking and or illegal substances inside or outside (includes cigarettes, vapes, cigars)
•There is an EV charging station in town. Please don’t charge electric vehicles using our power.
•Cell service upstate is limited. WiFi calling is best at the cabin. We also have a landline.
•Small washer/dryer available, but there is a 24 hour laundromat in town.
•Loft and ladder usage and biking, hunting, hiking, skiing, snowmobiling, snowboarding, sledding is strictly prohibited on our property and private road; we are not responsible for any claims, injuries, damages incurred.

No cell signal is spotty in the immediate surrounding area, however, there is an excellent WiFi coverage area in and around the house. Please ensure to activate WiFi calling prior to arrival to the property.

Being in the woods means you may encounter wildlife and insects—it’s all part of the natural beauty here. Occasionally, small critters like spiders or mice may try to find their way inside, but we take proactive measures to keep them out. Some guests prefer traps, while others don’t; if traps are set, they’re discreetly placed. As for bugs, they are a part of outdoor life—bug spray is recommended from spring through fall, and ticks are present year-round, so always check after spending time outside. If you’re bringing a pet, please ensure they are on a preventative treatment.
House Rules

Here are a few helpful tips and guidelines:

4WD/AWD vehicle is NECESSARY in all seasons.
The front door is an automatic smart lock, please ensure the door is shut properly to prevent the alarm from sounding.

Please take your shoes off upon entering the house (there is a shoe tray at entryway) and leave wet items (skis, ski boots) outside.

No smoking and/or illegal substances/drugs inside or outside (includes cigarettes, vapes, cigars etc.)

No parties. Extra visitors, guests, pets, photo shoots and movies aren’t permitted unless approved by us in advance. Additional fees may apply.

Please respect quiet hours from 10pm to 8am.
The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.

Outdoors: No skiing, sleighing, snowboarding, hunting, biking, hiking or fireworks on the property. No All-terrain vehicles (includes dirt bikes, 4-wheelers, snowmobiles)

Inside: No using the upstairs loft or staircase ladder.

The homeowners are not responsible for the loss of personal belongings or valuables of the guest.

There are outdoor cameras on the property for your safety. There are no cameras inside.

Keep the property and all furnishings in good order. Please do not move any furniture. No food/drinks in the bedroom or on the couch.

Only use appliances for their intended uses.

We share our mountain with wild animals. Please don’t leave food or trash outdoors and please do not feed or touch the wildlife.

Housekeeping: There is no daily housekeeping service. While linens and bath towels are included with the cabin, we suggest you bring your own beach towels. We do not permit towels or linens to be taken from the cabin. A fee will be charged for any missing linens.

Water & Septic: The cabin is on a well and septic system. The septic system is very effective; however, it will clog up if excessive amounts of toilet paper or improper material is flushed down the toilets or put down the sink. Do not flush anything other than toilet paper. No feminine products should be flushed at anytime, and no food or grease put down the drain in the kitchen sink. If it is found that feminine products have been flushed or food down the drain and clog the septic system, you could be charged damages of $100 or more. No Sprinklers, slip and slides or kiddy pools. No washing cars.

Wood burning stove: Firewood is not provided. If you wish to use, please bring your own firewood. Please operate properly. NEVER USE LIGHTER FLUID!! Make sure the flu is open before starting the fire and make sure it is closed when you check-out. Once the fire is going, please close the fireplace door. We ask that you do not remove the ashes. The cleaning staff will take care of it.

Fire Pit: Make sure the fire is completely out before leaving it. Fire should be attended at all times. Do not remove used wood. No open burning is permitted by the town.

Garbage: All garbage and recycling must be placed in plastic garbage bags and put in the bear-proof garbage can outside. All bags must be tied. DO NOT LEAVE OR PUT ANY GARBAGE OUTSIDE OF THE BEAR-PROOF CONTAINER!! A FEE WILL BE CHARGED IF YOUR GARBAGE HAS TO BE CLEANED UP!

Grill: Should be cleaned after every use (before bedtime) and propane should be turned off at the tank when not in use.

No pets are allowed. However, if you have a service animal they are not allowed on the furniture, and they must be cleaned up after inside and outside and remain on a leash at all times outside.

Please report any damages or issues immediately.
