Located in a quiet Mecox Bay neighborhood, 46 Westminster Rd. stands out for its storied estate grounds featuring mature cherry, dogwood, magnolia and elm trees, drifts of blue hydrangea and trellises of roses. Colorful formal garden beds stretch out across the back yard between a small private deck and an oversized (45'x20’) heated, gunite pool. A pergola covered in wisteria offers outdoor poolside dining by day, while multiple seating areas, dining tables and a fire pit invite dining and roasting s'mores on the patio into the evening. Fresh herbs, snap peas, peppers, tomatoes and apples can be picked depending on the month you visit and a separate zinnia cutting garden is available to dress the dinner table. Outdoor enthusiasts will appreciate the home’s nearby dock rights with access to the owner's kayak, paddle boards, and numerous biking options (beach cruisers, mountain, city and e-bikes) for visiting the beach, Bridgehampton town and nearby farmstands. Whether spent poolside, out on the bay, enjoying the ocean beaches (6 min by car or 12 by bike) or exploring further into other nearby towns, summer here feels magical. One of the home's most appealing features is its seamless connection to the outdoors from every room. It embodies summer and vacation through layers of seaside colors and wallpapers, light airy fabrics and exquisite coastal art. Impeccably appointed, the residence is thoughtfully designed for both socializing and privacy with separate bedroom wings on either side of the home connected by a kitchen and several lounge areas. The comfortable TV room features a wrap-around couch and 75” flatscreen for movie nights, while the expansive sunlit living room offers a fireplace, baby grand piano, chess table and 65” TV. At the heart of the home, a cozy “hang room” also features a fireplace along with a dry bar, backgammon table and screened-in porch for mosquito-free evening cocktails and dining outdoors. A generously sized eat-in kitchen is both stylish and functional, featuring two dishwashers, a professional-grade stove, and both table and counter dining. Bedrooms are equally well considered. The luxurious primary suite serves as a retreat within the home featuring its own master bath and private porch. Other guest bedrooms are inviting, warm, comfortable and all feature new (2026) Casper foam mattresses, high thread count sheets, quality pillows, down comforters, and encasements on all mattresses, pillows and comforters. Pool towels and new premium bath linens are also provided. Load and start the dishwasher

Strip any used beds and gather used towels

Remove personal items, remove leftover food and drinks and take out the rubbish

Turn off the lights

Leaving the house as clean as you found it will eliminate additional cleaning fees that will come out of the security deposit. The $400 cleaning fee is for a basic house cleaning and linens.

We would also recommend a weekly cleaning if staying more than one week to help maintain the house.

Failure to complete these may result in a negative review from the host.
