Massive 3,500 SqFt Luxury Family Retreat – Sleeps 20

Welcome to our expansive 3,500-square-foot North Delta estate, purpose-built for large, multi-generational families and respectful group stays. With luxurious design, dedicated kid-friendly amenities, and a fully equipped private basement suite, this home offers the perfect balance of togetherness and privacy for up to 20 guests.


IMPORTANT HOUSE RULE: We are located in a quiet, peaceful residential neighborhood and are respectful of our neighbors. Absolutely no events, parties, or decor are permitted. This property is meant for guests to enjoy as a relaxing home base, not as a commercial venue for celebrations. If guests are caught hosting an event or party, the reservation will be canceled immediately without a refund.


The Space & Amenities

We have designed this home to easily accommodate large groups without feeling crowded:

Massive Dining Capacity: Two main dining tables plus bar stools provide seated dining for up to 18 guests to eat together.

Multi-Family Privacy: The self-contained basement suite features its own exterior access, a second full kitchen, and a private living room—perfect for families traveling together who still want their own space.

Entertainment: Enjoy a dedicated game room and Cable TV loaded with international channels and live sports.

Family-Friendly: Traveling with little ones is seamless. We provide a crib, changing table, highchair, and an on-site playground for the kids.


Home Layout (Beds for up to 20)

Main Floor:

Kitchens: Primary fully-equipped kitchen plus a convenient kitchenette.

Dining & Living: Spacious main living room and seating for 18 to dine.

Bedroom 5: Two Double beds with an ensuite bathroom.

Bathrooms: One full bathroom plus an additional powder room.

Upper Floor:
Bedroom 1 (Primary): King size bed, walk-in closet, office desk, and ensuite bathroom.

Bedroom 2: King size bed and walk-in closet (shares a Jack-and-Jill style bathroom with Bedroom 4).

Bedroom 3: Queen size bed, closet, crib, change table, and ensuite bathroom.

Bedroom 4: Two Bunk beds (sleeps 4 total) with an office desk (shares bathroom with Bedroom 2).
Laundry: Washer and dryer available for guest use.

Basement (Main Area):

Living Space: Game room and Living Room 2.
Bedroom 6: Double bed.

Bathrooms: One full bathroom and one powder room.

Private Basement Suite (Exterior Access):

Living Space: Kitchen 2 and Living Room 3.

Bedroom 7: Double bed.

Bedroom 8: Two Twin beds.

Bathroom: One full bathroom.

We have locked closets/cabinets in the home we use for storage

Other things to note
Entire home is private for guests to enjoy (please keep in mind there is separate coach home at the back of the property occupied by a long term tenant but the main house is not shared, neither is the backyard except for the walk way into their home from the side yard)


Central AC throughout home except for Basement and basement suite. the bedrooms in basements will have portable AC units from june to end of Sept for guest comfort just not the living areas in basement. Basement is generally much cooler than upper floors.

Spider webs can form in the outer playground and patio area.

Please note: To access bedroom 7 and 8 and the second kitchen you cannot simply walk to that side from inside the house. It’s a separated suite so you would need to exit from main basement and the entrance door to the suite is beside that door. It’s an exterior door but in covered area so you can comfortably go to that basement without worrying about going completely outside.

We do store some personal belongings in garage.
