Beautiful Apartment in the heart of Rome, Spanish Steps
In the heart of Rome, next to the famous Spanish Steps, ideally located in a historical and peaceful street, tastefully decorated, the apartment is spacious and comfortable. Fully equipped with all the furnitures of a real home, capable of hosting up to 6 people, it is the perfect location for a pleasant discovery of the 'Eternal City'.
Well served by touristic and public buses, subway (metro stop 'Spagna'), very close to the most important monuments and attractions of the city (Spanish Steps, Trevi Fountain, Pantheon, Fori Imperiali, Colosseum, Navona Square, and many others), famous boutiques and other brand shops (Fendi, Valentino, Bulgari, Hermes, Gucci and more).
The apartment is composed of a large living room, with a sofa area and a dining table, elegantly decorated with period furnitures. Two large bedrooms, each with two single beds. A third beautiful bedroom with a double bed and independent bathroom. A large, well-equipped kitchen. Two complete bathrooms with shower.
The apartment is managed with care directly by our family, the owners. Each one of us handles a specific aspect of the holiday home. Me, Giacomo, I take care of the e-mail contact with the guests, of the reservations and of answering to all your inquiries. My sister, Fausta, takes care of check-in. She will welcome you in the apartment and give you all the informations useful for your pleasant stay. My mother, Cristina, who is the owner of the apartment, takes care of the furnitures. We, all together, will be always available during your stay, and ready to provide for your necessities.
The apartment is cleaned and sanitized after every stay, with disinfectant approved by the Ministry of Health. In order to prepare the apartment properly, we don't accept reservations for stays too close to one another.
We offer the possibility to book a transfer service from the airport to the apartment (and coming back). Price depending on the number of people.
The apartment is equipped with (optional) ADSL WI-FI internet connection (included in the price).
Air conditioning is available from June 21 to September 5 (5 EUR per night).
check-in can be between 14:00 (2 pm) and 20:00 (8 pm). No late check-in is allowed.
check-out must be before 10:00 (10 am).
A baby couch is available in case of need.

The location was perfect for us and made exploring each day easy. You can easily walk to popular locations or catch the Metro. The host was very helpful and the support with scheduling pickup to the airport was a thoughtful and something little that made a the final connection smooth for our family of five!
We had a great experience at Fausta and Giacomo’s place. Location could not have been better. Check in was very easy. Laundry facilities were are a real bonus. We were a group of 5 woman and we had plenty of room. Giacomo was very helpful and always responsive. I would recommend this apartment for a group or a family with children. Great home base to discover Rome.
Great location with so much shopping and restaurants. Metro is a quick walk near by. Supermarket right next to the apartment. The host set up transfers to and from the airport which was so easy and much appreciated. Great stay!

We had a group of 6 adults and it worked perfectly. Having 2 bathrooms was so nice. We were within a 30 minute walk of everything we wanted to do. There is a little market just a couple of doors down where we were able to get whatever we needed. They arranged transportation to and from the airport and that was such a blessing. We would definitely stay here again.

Great Location, comfortable for family or group of people
Fabulous location, very close to Spanish Steps and Trevi Fountain . Within walking distance to many of Rome's sites.Good supermarket nearby.Plenty of options to eat out or take away especially gelato. Very grateful of the air conditioner.
The location of this charming property provided the perfect exposure to Rome. The location was ideal, and we were just a short walk in any direction from countless sites and shopping. The apartment was beautiful and spacious, and we loved making this place our home during our time in Rome. I highly recommend this property and would gladly stay here again in a heartbeat.
The amazing Giacomo and his family are the perfect hosts for staying in Rome. The communication was fabulous and arranging airport transfers for us was kind and helpful. The location of the apartment is very central for sightseeing and bus transport.
The apartment was very clean, as shown in the photos and was well appointed. We can't recommend the apartment more highly.
The apartment was perfect for my family - 2 adults, 3 year old and 18 month old. They were so helpful in providing a pack and play for my youngest. Also, the washer dryer was key for our long stay.

This place is the perfect place for a family. The space, location, amenities….. everything is wonderful. The best part though are the owners. They went above and beyond for our stay, waiting there well past the normal check in time because of unforeseen circumstances. Wonderful location to see all of Rome. Most all the sights are within walking distance plus a Metro line if you prefer . The apartment was clean spacious, and remarkably quiet for being in the heart of Rome. A Gorcery store practically next door and many restaurants of all types in all directions it was our home away from home .If we are lucky enough to return to Rome we would definitely stay here again. The apartment was in a very ideal place. You can walk to a lot of the main tourist spots in Rome. Communication with the owners were very good. The only thing is that two of the bedrooms are on the streetside. You can hear people talking or cars going by, but after a certain time of the night it becomes very quiet. The main part of the apartment has no windows so it’s dark. The bathrooms are ok. It is an old building, but it sits in a central location of Rome’s main tourist spots , it’s very clean and fairly quiet street. Overall I would book again.
We were able to walk to all of the major sites from here and many more. There were six of us, teen boys, our daughter and son-in-law and the two Grands (one of them me). Our daughter went on her run early in the morning and felt quite safe. With a runner in the house and our miles of walking over 9 miles/day, the washer and dryer were important.
There are restaurants and sandwich shops on the street so coffee and foods are easily accessible. The grocery store two doors down has great offerings.
The rooms are as shown and sleep was easy to come by.
I appreciated the host arranging our transport and appreciate the company he chose. As we were there for Easter Week, the crowds were enormous, more than I have ever seen. We asked for a recommendation for Easter dinner and enjoyed our host’s recommendation thoroughly.

Overall the location was good and stay was adequate but the property is starting to show wear and the pictures are not current. We also could not close the main bathroom door because the wood flooring was coming up from the floor blocking the door from closing all the way. The check in was completed by a person not associated with the VRBO and did not accurately fill out the city tax receipt and charged us for our 8 year old who he said Re wives a discount but should not have been charged at all - In addition took photos of our passport that we were not expecting which should be explained if valid at all in the reservatio. process.

Dear Kevin, we are sorry you didn't fully appreciate your stay in our apartment.
We usually try constructively to accept criticisms from our guests. However, in this case we have to respond to some untrue comments of yours.
The check-in/welcoming was done by our close friend Giacomo, that collaborates with us and helps us constantly, fully in line with our wish to take care of our guests personally.
Your comment on city taxes was completely wrong. Your child didn't pay any taxes: you were 5 adults and one child, and you have been charged 140 Euro, which corresponds to the city taxes for 5 adults for 8 nights (3.5 x 5 x 8), as it is clearly written in the receipt we gave to you.
By the way, we are obliged by law to collect those city taxes, and we inform our guests in advance about it (you have been informed in detail about it by e-mail).
In this respect, we are also obliged, by law, to collect the data from our guests at arrival and to communicate them to the Italian police for registration.
This requires us to check carefully their identification documents and write down the relevant data. Usually the guests prefer to send us pictures of their documents directly to save time, but in principle we can also write down the data without taking pictures, we always ask our guests.
This unit could not be better located - close to the Spanish steps and the Metro system. There are many restaurants in the area and a grocery store virtually next door. It had 3 good sized bedrooms that fit the 5 of us well. The 3 AC units kept the unit very comfortable. The electrics in the unit seem to be pretty close to maximum capacity. Trying to turn on the cooktop while another appliance was on tripped the breakers. Not really a problem once we figured out not to do laundry and use the cooktop at the same time. We had a problem with the washing machine that Giacomo got resolved (a new machine was apparently installed the day we left). Overall, I highly recommend this unit. Giacomo is a great host.

Wonderfully Well Located, Well Equipped, Well Managed
This is terrifically well located apartment. And, at the same time a quiet and restful oasis once you are inside.
The pictures are quite accurate and, in general, we found it becoming and comfortable for our stay.
It is well equipped. There are enough dishes, glasses, cutlery, etc. for five or six and a working dishwasher to keep things fresh and clean. Virtually every appliance one is likely to need is supplied, along with plentiful cleaning supplies. The Nespresso was especially welcome to us as we use one at home. Even nicer, there was a small supply of capsules provided and a Nespresso shop conveniently located nearby. There are lots of extension cords and plugs.
The furniture is comfortable, though far from new. I particularly like the two desks. The bed in the master was good enough that it kept my back from hurting (something I have found to be relatively rare in our travels).
The master bedroom & ensuite bath shower is located at the rear of the apartment, beside the kitchen, making it particularly quiet. The trade off, however, is that its window opens on to a not very inviting inner courtyard area. The toilet/shower room is perfectly adequate if perhaps a tad cramped. There is a closet in which to hang clothes and store bags and the other paraphernalia of travel abroad. It is separated from the bedroom by a curtain, not a door and is also used to store the extra bedding, clothes drying rack and other business-end stuff of the apartment.
The other two bedrooms are located across the front of the building, with windows opening on the street. A nice, if not picturesque, urban view and it makes for a couple of very bright rooms. They are separated by an accordion type door which provides visual, if not aural, privacy. These share the bright, quite roomy bathroom located across them from the entryway hall.
The family that owns and manages it is very friendly, accommodating and very efficient, quick to respond accurately and informatively to queries, quick to assist in making any arrangements to make your stay better. Good people!!
In short, there is everything that a family or a couple of couples could want for a stay of a week or three. We would certainly look to see if this apartment were available first if we were to come back.
Finally, do take the Air conditioning: in the heat of the summer months, your family will be eternally grateful.

Es war toll 2 Wochen vor Ort zu haben. Die Wohnung liegt sehr zentral und dank Klimaanlage kann man sich von der Hitze der Stadt gut erholen. Die Matratzen der Betten sind sehr gut, der Schlaf demnach erholsam. Die Betreuung durch den Host war hervorragend, Der Taxitransport vom und zum Flughafen verlief reibungslos. Der Aufenthalt war absolut top. Ein paar Gläser mehr im Schrank oder ein Schlüssel am Gästebad dürften es zwar sein, aber das ist nur eine sehr kleine Kritik! Vielen Dank Giacomo!

Großartige Lage
Das Beste an dieser Ferienwohnung ist ihre fantastische Lage! Wir konnten alles zu Fuß machen: Kolosseum, Forum Romanum, Vatikan, Engelsburg, Trastevere, Villa Borghese - herrlich! Die Spanische Treppe ist direkt nebenan, ebenso ein Supermarkt (Carrefour), zahlreiche Restaurants und Eisdielen.
Die Wohnung hat drei Schlafzimmer (zwei sind lediglich durch eine Schiebetür getrennt), zwei Bäder, Wohnzimmer und Küche mit Geschirrspülmaschine, Waschmaschine und Wäschetrockner, was sehr praktisch war. Ein bisschen schade ist, dass die Wohnung sehr dunkel ist und es zu wenig gemütliche Sitzgelegenheiten für 5 Leute gibt (konkret eine Zweiercouch und ein Sessel). Auch die 6 Tassen empfanden wir als zu wenig - man will ja nicht dauernd die Spülmaschine laufen lassen. Ein Schlafzimmer hat eine Glastür zum Wohnzimmer und wird daher leider trotz Vorhängen nicht ganz dunkel, solange im Wohnzimmer Licht brennt. Toll war, dass ausreichend Handtücher, Spülmaschinentabs, Toilettenpapier und Lappen bereit lagen; vermisst haben wir Geschirrtücher.
Die Kommunikation mit Giacomo war bis auf eine kleine Fehlkommunikation zum Late-Check-in großartig, er hat sogar netterweise einen Rücktransfer per Taxi zum Flughafen für uns organisiert.

I used to live in this apartment during my school years. And I've been spending most of my free time playing with friends in the streets and in the parks nearby. I still come back often in the area to visit the places where I grew up, in the very heart of Rome.
