Our recently renovated farmhouse is extremely spacious offering home comforts throughout. Private heated pool. Games room. 3 doubles, 1 twin & 1 bunk. 3 bathrooms. Large family kitchen. Set in over an acre of grounds, tranquil & secluded. Perfect location for exploring whole of Brittany.
THE PROPERTY: This peaceful retreat is the ideal spot to relax, unwind and enjoy the unspoilt, traditional Breton countryside. With large rooms, high ceilings and plenty of light, the secluded farmhouse, dating back to 1850, is ideal for a large/extended family, families holidaying together or for those that just like a bit of extra space.
The ground floor is perfect for socialising with large yet cosy lounge complete with original fireplace, wood burner, beamed ceiling and exposed stonework. There is FreeSat English TV, DVD player, X-box 360 console with games, radio/CD player and WiFi. The high gloss fitted kitchen is extremely well equipped and comfortably seats 10 around the traditional farmhouse table. There is also a shower room downstairs.
First floor: 2 double bedrooms both with king size beds (one with cot), bedroom with single bunk beds and family bathroom with bath and shower over. All three bedrooms enjoy views over the grounds and countryside beyond.
Second floor: light and airy landing with sofa - perfect for a quiet read or listening to music - double bedroom with king size bed, twin bedroom and third bathroom complete with shower.
The whole property is a harmonious blend of modern practicality and traditional features. There is a separate laundry room attached to the property with washing machine, drying facilities, iron and ironing board ... if you have the urge to do your laundry whilst away!
Grounds: spacious and secluded with plenty to do for adults and children - all ages! With a private, fully fenced, secure, heated above ground pool with surrounding decking (8m x 4m, depth 1.3m - spring & summer months only), boules/petanque pitch, large climbing frame, additional swings, outdoor toys for toddlers and plenty of lawn for football, badminton or a game of cricket - there's plenty to keep the whole family occupied.
Attached to the property is games room with full sized table tennis and pool table as well a dartboard. When you've had enough of the action, there's always the large sun terrace, outdoor furniture & BBQ to enjoy as well as woodlands and orchard.

THE LOCATION: Located in quiet, peaceful hamlet with beautiful walks along the river and in the woods nearby. Less than a 2 minute drive is the quiet yet friendly village of Lanrivain with small grocery store, post office, cafes and restaurant. St Nicolas du Pelem is 10mins away with all its amenities including boulangerie, supermarket, banks, newsagent, pharmacy, restaurants, municipal pool and sports facilities and the traditional Breton towns of Rostrenen and Bourbriac and easily reached within 15mins.
LOCAL ATTRACTIONS: Less than 30mins drive is stunning Lake Guerledan with its pedalos, kayaking, boat trips, fishing, horse riding, small beach, cafes and restaurants. North is Guingamp with its restaurants, bars, traditional buildings with period facades, whisky distillery and lively festivals in July and August. West is Huelgoat with its mythical forests, lake, restaurants and bars. With numerous quiet lanes in the area and the Nantes-Brest canal nearby, the area is perfect for cycling and walking. Plenty of beautiful beaches and coves within reasonable driving distance.
Markets are regularly held in many of the local towns and villages nearby selling fresh produce and Breton specialities. Festivals and events celebrating Breizh (Breton) culture often take place during summer months to which visitors are always welcome .
Being centrally located, nowhere is too far! Most parts of Brittany and their key attractions are easily accessible. It's easy to explore the coastal areas and stunning beaches of Northern, Western and Southern Brittany as well as the larger attractions the area has to offer such as aquariums, castles, historic towns (Quintin, Dinan, Josselin, Vannes to name but a few), water and adventure parks - each one a perfect day trip. There are visitor leaflets in the property as well as a comprehensive information pack to get the most out of your stay.
GETTING THERE: The port of St Malo is the closest and approx. 1hr 30mins away. The crossings to Cherbourg and Caen are quicker but the drive to the property is further (Caen 2hrs 50mins & Cherbourg 3hrs 10mins). The nearest airports are Rennes and Nantes. The tunnel from Calais is another option.
OTHER USEFUL INFO: We don't live close by so you won't need to worry about us popping around - however, we can be contacted via phone or email and are more than happy to help in any way we can. We also have superb property managers living locally who can be called upon if you have any issues or need any assistance.
Due to the rural nature of the property signal strength can vary from time to time and, while we usually have no problems, we cannot guarantee the speed of the wifi connection at the property. For optimum service, we recommend web browsing and emails only.
Everything in the farmhouse is set up for our visits but also with you in mind. No smoking. No pets. Using equipment on site such as the pool, climbing frame, swings and games room is done so at guests' own risk. Please be kind and respectful and leave the property as you find it. If anything should get broken or damaged, let us know so that we can fix/replace for future visits.... or if you think of anything that we could improve, please let us know that too.

We stayed with our 4 grown up children (18-24) and partners. The house is perfect. You want for nothing and the location is ideal, central so never more than an hour from anything (and lots to do within half hour or less!)
Lots of games, toys etc for younger kids. Would 100% recommend 👌

Absolutely fantastic, what a great place to relax!
I would highly recommend spending some time in this beautiful place. The house is amazing and is a great place to spend time with friends and family. The area is very quiet but don’t be put off by the lack of people in the local villages, when you dig a little deeper, all you need is there but the pace of life is just a little slower! We found the people to be very friendly but it’s worth brushing up on some french.
The experience has been brilliant and we will definitely look to return.

Our family had a great time at Rachel's farmhouse. There was plenty of room for us all and sitting 9 around the kitchen table was easy. There is lots of outside space and the children enjoyed the pool. Its a good 35 min walk from Lanrivain where the bar/restaurant is excellent - very friendly people. We did BBQ a few times but the one well used BBQ is a little small. The games room was a hit with the children. Overall a memorable holiday. We'd stay again.

Lovely quiet country farmhouse but close enough to the coast to suit two active boys.
We were a party of a retired couple, two younger married couples, nine and eleven year old boys and an eighteen month old girl. The holiday suited all of us. The older ones could go out and visit chateaux and local markets while the younger ones visited the coast and the local lake for swimming. The little one loved the zoo. The pool at the farm house was great for lazy days or evenings. The house was clean and very well equipped and the boulangerie in St Nicolas de Pelem was close enough for the morning croissant run.

We had a lovely stay at the farmhouse and the kids loved the games room and pool, kept them busy for hours.
A great base to explore the local area which was made so much easier by Rachel and Martin's ever so helpful guide they have written to the area and tourist attractions, we had day trips to Brehat Island and Le Mont Saint Michel as well as beaches and lakes which were great.
Really peaceful location where you could forget about the rest of the world and chill out.
We went with our in-laws, my wife, myself and our two teenagers, we met up with friends who stayed with us, there was plenty of room inside and out for the eight of us.
Such a gentle way of life, none of us were ready to come home, and we would dearly love to go back.

Good sized house for a group of eight, three generations all catered for, the little ones especially loved the gardens, pool and play areas. Comfortable inside and outside, an excellent decent sized supermarket close by. We thoroughly enjoyed ourselves, Rachel and Martin were a pleasure to deal with both before and during our stay.

Relaxing break
We really enjoyed our stay at the farmhouse. With so many activities to keep our children entertained, we were able to relax in the afternoon and enjoy local cider and cheese - just what we had been looking forward to! We loved playing pool into the night and then watching the inky sky for meteors. Beautifully peaceful.

Fantastic!
The farmhouse is very clean and spacious and everything you could need is provided. The grounds are beautiful and well maintained with plenty of amenities. We had a problem with the pool and it was sorted within the hour in a friendly and efficient manner. I would highly recommend this property.

Beautiful house and grounds in a very tranquile location. Plenty for children and adults to do.

Lovely home. Spacious and comfortable!
We stayed here with two families, 9 persons in total, 4 adults and 5 children. This property has everything you need for your holiday. Both for sunny days, but also for rainy days. The children have loads to play with. And the parents have all the comfort they need. The contact with the owners went very smooth and nice!

Adore French food and wine. Love experiencing the traditional, laid back way of everyday French life with all it has to offer including visiting the local markets and sitting in cafes watching the world go by.
Brittany has always appealed - maybe something to do with our Celtic roots?!. There's so much to do - relaxing on beaches, walking the dramatic coastline, cycling along the canals, fishing, horse riding, exploring the historic towns and discovering wonderful bars and restaurants.
