Large 3 Floor Townhouse - 4 Bedrooms, Family Room, Lower Level Den Plus 6 TVs.
ADDRESS 3325 Simpson Avenue, Unit A, Ocean City, NJ
Spacious townhouse, with 3 distinct floors, is ideal for larger or multi-generational families. The lower level features a bedroom which sleeps 4 (a bunk with 2 twin mattresses and 2 additional twin beds and TV) along with a full bath and den. The den area features a TV plus a regular sofa plus a day bed for an extra sleeping option. The main floor offers an open floor plan with a large step down family room with large screen TV, dining table with 8 chairs (plus 2 additional), updated kitchen, a bedroom with a deep pocket queen size bed and TV, a powder room, balcony in front and deck in back. The third floor has a master suite with TV and bath with a deep pocket queen size bed, another bedroom with 2 twins and a TV and a full hall bath.
NO PETS ALLOWED. Unfortunately cannot make exceptions in order to be sensitive to potential allergies for future renters.
Linens are not provided. Pillows and blankets are provided but feel free to bring your own personal pillows and blankets to ensure personal comfort.
The house has 6 TVs, cable, WIFI service and a single Blu Ray DVD with internet access for use of personal accounts such as Netflix. Enhanced cable package provided (not just basic). However On Demand movie rentals are NOT available. Kids can have their own area downstairs while adults hang out in the main floor living space or while enjoying the balconies/decks.
There is so much within walking distance and nearby. Close to beach (approximate 5 minute walk to the 33rd street entrance and there are public rest rooms at 34th street), playground (about 2 minutes away) with tennis & basketball courts. You can park your car and hardly ever move it. Walk to beach, Sand Castle Playground, basketball and tennis courts. Shopping is also within walking distance such as ACME grocery store, Wawa and Blitz convenience store/deli, CVS drug store, bike rentals, beach supplies and other shopping. Bike path is within a block and the Ocean City 12 hole Municipal Golf course and diner within nearby driving distance. Fishing, crabbing, marina, more restaurants and liquor stores are just on other side of the 34th street Bridge.
7 Beach tags are provided and are required for all 12 and older from early June to early September. Additional tags will be at renter's expense. Beach tags must be left for next renters upon check out. The 34th Street beach offers a lifeguard, public rest room, outdoor shower, umbrella/chair rentals and street level access with no steps. This can be a welcome part of your vacation experience if you have young children or older guests. The 33rd Street beach tends to be less crowded than the 34th Street beach but there is no lifeguard at 33rd Street beach. Swimmers must swim in posted areas designated by lifeguards..
Also provided is a Weber charcoal grill (supplies not included) and an outside storage bin for beach chairs. There is an outdoor deck with table and 8 chairs provided for outdoor dining and relaxing. There is no outside shower at our unit but there is a hose available for rinsing. The 34th Street beach does offer an outside shower as you leave that beach.
If bringing own bicycles please bring own locks for safer outside storage.
Central air conditioning, heat, water heater and electrical panel are all brand new as of 2015. Several new windows installed in 2017.
Please be aware that since the house has three levels, temperatures will very between floors. In summer, the top floors will be the warmest and bottom floor the coolest. Multiple fans are provided in all upstairs rooms for individual comfort levels. In winter, the bottom floor will be coldest and a significant number of blankets are provided for individual comfort.

We were married for 27 years. As of the Summer 2020, our three children are aged 27, 25 and 20. Our oldest son graduated from Penn State. Our other son graduated from West Chester University and our daughter attends St Joseph's University.
All three attended Cardinal O'Hara High School in Springfield, PA. We met at Drexel University. Husband grew up in New Brunswick NJ and wife grew up in Lansdowne attending Archbishop Prendergrast High School (Prendie). Unfortunately my wife passed away from breast cancer in January 2018. Currently residing in Glen Mills, PA.

Why they chose this property
We are relatively new owners purchasing this townhouse in January 2015. We have been vacationing in Ocean City for years. We have stayed in other shore towns but Ocean City has always felt like the right place for us. We love how much space and rooming flexibility this townhouse offers. Plus easy access to so many amenities. No reason to drive anywhere except to boardwalk.
What makes this property unique
This townhouse offers multifloor living which is unique to most of the Ocean City rentals. Adults can relax and unwind on the main living area while the children can enjoy thier own space in the lower level. The beach, playground, basketball and tennis courts are all with in walking distance . So are grocery stores and convenience stores/deli, a drug store, and ATM. Contactless check-in via lockbox. This property is personally and not professionally managed. You deal directly with owner through the entire process.
