Sunny apartment overlooking leafy London Rd Gardens and a short walk to Princes Street or the Royal Mile. A bright and sunny two-bedroom apartment (sleeps 1–4) within easy walking distance of the major tourist attractions, festival venues, shops, and nightlife. There is an excellent bus service right beside the apartment; alternatively, it's a leafy walk through London Road Gardens and Calton Hill to Princes Street, or a short walk over Abbeyhill to the Royal Mile, Holyrood Palace and the Scottish Parliament.

This holiday home is a two-bedroom apartment on the first floor with a sunny, leafy outlook to London Road Gardens. The apartment is within easy walking distance of the major tourist attractions, festival venues, shops, nightlife and transport connections. It's a 5-10 minute walk through over Abbeyhill to The Palace of Holyroodhouse, the Scottish Parliament and the foot of the Royal Mile, or a similar distance through London Road Gardens and Calton Hill to Princes Street.

The living room has a sofa and two easy chairs, along with a dining table that seats four and a kitchen area. The TV has freeview.

The modern kitchen is well provided with crockery, cutlery, glasses and kitchenware, as well as a fridge/freezer, cooker and microwave. There is also a utility room with washing machine.

There are two bedrooms, each with two single beds. The shower-room is tiled and has a wash-hand basin, toilet and standard-size shower (no bathtub).

The apartment has gas central heating. The price of gas, electricity and local taxes is included. For the comfort of future guests, the apartment is non-smoking and pets are not allowed.

Nice location to tourist destinations! Construction next to property was noisy even working on weekend days ! Only real complaint was low security, very slow WiFi service ! Martin was very pleasant . Thanks

Nice place
The property was basic but clean and easy walking distance to everywhere you’d want to go to when visiting Edinburgh. It could be improved by double glazing as it is located on a busy road with a lot of building work going on next door. The large industrial bins outside don’t add to the kerbside appeal. Overall though it was fine for a weekend.

Great location for short stay.
The location of Martin's flat was great, we could walk all over Edinburgh. There was a bit of street noise, but not enough to bother us. Beds were firm and comfortable.

Excellent Host and Property
We had a wonderful stay in Edinburgh, many thanks to Martin. The property was just right for our active family. We enjoyed the short walk to King Arthur’s Seat, as well as the walk to Princes Street. Two bus stops are just steps away for even easier access to various parts of town. We found the flat to be bright, clean, and comfortable. We enjoy preparing meals at home, and the kitchen was well-suited for exactly that. Martin is an excellent communicator and very helpful. We wouldn’t hesitate to book again!
