Situated in the charming rural village of Ringstead, Geddings Farm Barn is a wonderfully light and spacious barn conversion that enjoys panoramic farmland views. Boasting a games area with air hockey, table football and pool table, as well as being a six minute walk from the award-winning local pub and a six minute drive from the beach, there is plenty to do at home and further afield.

Beautifully curated from traditional chalk, brick and flint, Geddings Farm Barn showcases many original features, including a large A-frame vaulted ceilings and feature exposed brickwork. The layout of this hideaway makes it an ideal space for family gatherings. A generous well-equipped bespoke kitchen provides everything guests need to cater at home, and the large banquet table comfortably seats twelve guests. With so much delicious local produce available right on the doorstep, it will be hard to resist dining in and making the most of this social space. The adjacent light and bright garden room opens out through french doors to vast countryside views beyond. The inviting sitting room provides ample sumptuous seating around an exposed brick fireplace with wood burning stove. Nestle in after a day spent exploring to revel in the warmth and ambient light that fills the room. Three of the five bedrooms are downstairs, with the convenience of all five bedrooms benefitting from en-suite facilities. One of the bedrooms is situated in a separate annexe located across the courtyard from the main house. This annexe also houses the games room, featuring air hockey, a table football at the top of the spiral staircase in the main house, and a pool table - so there's plenty of entertainment on rainy days. The barn's large windows invite the outside in via wonderful panoramic views. Embrace the peace and tranquillity that observing the huge Norfolk skies evokes. Outside, the garden to the rear of the barn is fully enclosed, making a safe place for supervised children and dogs to play. With a charcoal barbecue provided and plenty of space for games, an entire day could happily be whiled away here. To the front, a tarmac courtyard offers ample parking for several cars.

Geddings Farm Barn is ideally located for exploring rural and coastal Norfolk by car, bike or by foot. The vibrant coastal resort of Hunstanton is an eight minute drive away, as is Heacham Manor Golf Club. Birdwatchers are within easy each of RSPB Snettisham, NWT Holme Dunes and RSPB Titchwell. The Norfolk Coast Path as well as many other picturesque rural and coast walks are nearby. Ringstead is an ideal launchpad from which to explore Holme-next-the-Sea, Thornham, Titchwell, Brancaster and beyond in one direction, with Snettisham and HM The King's Sandringham estate in the other. Food lovers are spoilt for choice with the award-winning The Gin Trap Inn just a six minute walk away, the Michelin starred restaurant The Neptune in Old Hunstanton a four minute drive away, The Rose & Crown, The Old Bank and The Old Store in Snettisham a ten minute drive away. Drove Orchards and The Deli in Thornham are just a short drive away. Venture inland to the Ffolkes in Hillington to sample various delectable food from the on-site streetfood park.
