Interested in tubing or just kicking back for a restful vacation as you listen to the sounds of the river below the beautiful deck? If so, this home is perfect for you. It is located on River Road near New Braunfels, Texas and sits on 100 feet of Guadalupe River frontage directly at the natural limestone 'Chute' on the river between 2nd and 3rd River crossings. You will have DIRECT RIVER ACCESS so it is perfect for playing or just relaxing as you watch others float in the river below. The deck is RIGHT over the water! The new Disposable Container Law in New Braunfels does not apply to our section of the Guadalupe River. Ban applies to the Guadalupe River within the City Limits of New Braunfels. Sorry, no pets allowed. NO FIREWORKS ALLOWED. PLEASE NOTE: Linens and towels are provided with rental! Our houses are professionally cleaned and sanitized before each rental!

Very Poor Experience with VRBO

Upon arrival to the property there were other guests in the house. The property manager said “I’m not sure how they got in, but we will move you to another house” not only did we NOT GET THE HOUSE we reserved, they moved us to another house owned by the same people that was not as nice with no compensation. We found clothes from previous guests still in the beds and the floors were gross. When I confronted the property manager about it after the weekend, he said I would get my security deposit back and offered a discount on our next stay….almost one month later I still have not received my deposit back and probably won’t according to customer service. DO NOT STAY HERE!!!!

July ‘22 River Trip

Location of the house is amazing with river access. We had great neighbors. We brought our own floats got in the river and floated down to Float house then shuttled up river and floated back to the house. Bringing your own linens is a pain but doable. The house itself was not cleaned very well last inside or out. Floors were disgusting could not walk barefoot or your feet were black!!! Toilets had not been cleaned. We found about 7 half drank water bottles under beds from the previous renters. No trash bags provided for trash we had to go buy our own. Overall we liked the house for location but will probably not stay again since not cleaned properly and having to pay a cleaning fee.

Disgusting house, paying for location only

This is hands down the most disgusting home I have ever had to pay for. I don't think the house has ever been deep cleaned. The water smelt so horrible! It was like rotten eggs. The floors and baseboards are covered in dust and dirt. The A/C vents and filter have not been cleaned or changed in years. The vents are not only covered in dust but mold! Black mold! We rented this house to see family and have Thanksgiving dinner there. The cabinets in the kitchen were filthy. They were sticky and the dishes/utensils were dirty! We even found a plate with food that was left on it and placed back in the cabinet. The food was left like that for so long we had to soak the plate overnight. I'm not sure what the cleaning fee is for since we had to clean it ourselves before using the house. The rug in the bathroom smelt like urine and the shower tile was gross, we showered with flip flops on so we were never barefoot on any floor. I have pictures of everything. I did not speak with the owner because after reading all the reviews almost everyone mentioned how dirty it was. If they did not care enough to reach out and change something after all that I doubt me complaining would do any good. So I wanted to write a review so someone else might be better informed before spending money on this disgusting place. It is sad that the property is in a great location but the owners do not care about the quality of the home. There is so much potential of they gave the home more tlc.

Nice area

House was great but a little dirty. Beds were also a bit loud other than that it had plenty of space to fit my family. The location was great. Kids loved it. Great place to relax. We had an awesome time. I will be coming back.

Good property good location

It was a good stay. Nice place. I wish it would have been cleaned before we showed up and wish it had reliable internet. People that spend money on homes in this price range expect those two things these days. Two of the mattresses were nasty and they brought us brand new ones and we really appreciate that a ton!!!

Best location off the chutes

We love coming to this property. The location on the river is perfect. The parking spots are very accommodating for 4/5 cars. The house is always very clean when we get there, and the detailed list the owners provide of what is included and suggested items to bring came in handy. We will be back!

The river house was in a perfect location and just a walk down the stairs into the river. The beds are very loud and not comfy but they worked. Fans and the air vents covered with dust. The house smelled clean walking in but for the price it could use some TLC. But we enjoyed our stay:

House on the River

Not very clean, trash in yard and the floors were disgusting! Kitchen has two pans for the stovetop, the Wi-Fi was down the whole time we were there, no TV service of any kind. The pipe from the shower leaked on our car parked under the house. There were wasps nests in the porch roof. On the upside- beautiful view of the river and a cold AC.

Awesome Location with easy river access - Needs new beds

Stay - June 22nd - June 25th This location is great for easy river access. It is located right at the entrance to one of the natural "tube chutes". When the water is low, as it was this year, you can walk out into the middle of the river and just sit in your chair with your friends and coolers with the cold water going by. House - The House has 3 bedrooms (1 queen, 1 queen, 1 Futon Bunk (sleeps 2), 1 Futon Full pullout in living room. (HOUSE SLEEPS 8) - The queen beds are clean but GARBAGE, I literally think they were the cheapest mattress's ever made. I wasn't expecting sleep number by any means but good lord were these bad. - The non-refundable cleaning deposit is a pure joke. When we arrived the air vents where black with dust and the floors were so dirty in just 5 min. walking around bare foot the bottom of your feet were black. If there is a cleaning person or management company that is supposed to come clean they should be fired. - The kitchen counters were clean and the fridge was clean and worked. - There is no WyFy - This located has private parking - AC is cold and works great. - Cooking utensils in kitchen could use some upgrades (more pots and pans) PROS: - Affordable when split 8 ways - Great location with easy river access - Overall nice well maintained house (nothing was broken) - High deck perfect for people watching - No trash laying around (usually expected with party animals that come into town) - Working Grill charcoal grill on lower deck CONS: - Floors and vents were filthy. ($100 non-refundable cleaning deposit is joke) - Queen beds are horrendous (For cost of rent I would expect more) - No WyFy OVERALL: The location and cost (cost I am assuming is based on date) trump the shortfall in cleanliness and beds. I would stay here again if the owner takes note that this is honest feedback and not just complaints. I do understand that with so many college students that probably come through and completely trash some of these places that keeping nice"er" furniture in the house is not fiscally responsible, but I think this location can stand for a few upgrades. Our group really enjoyed ourselves and had a good time.

Perfect spot on the river

We had a great weekend at River Retreat on the Chute. These homes have a beautiful view of the river. Also a fun spot before one of the dams, we laughed and had a good time just watching the people float by. This location has several choices to sit and enjoy the scenic view, the two level porch has a great view with peaceful sounds of the river, or there is a river side deck to enjoy and also a large rock out on the water to enjoy as well. Another great thing about this location, we can go up river a few miles and put in at several float houses, depending on how long you want to float; then can float right back to the house. We will definitely be renting one of these houses again.

The house is literally right on the river chute!! Just an awesome over all location.

We spent my 40th bday on the river this year(2016). We are frequent visitors to the river , but the past 3 years have been brutal to camp with 2015 being the very worst rain we have ever experienced!! This year we wanted to try renting a house to stay Memorial weekend and so we found this spot RIGHT ON THE RIVER with private river access, a very nice dock/sitting area over the water, and the most perfect patch of rocks about 15' off the river bank that we swam out to and set up chairs and a table IN THE RIVER!!! It was perfect for us and we will be back for sure!!!
