3 bed, 3 bath home, heated/cooled pool on quiet canal. Quick boat access to gulf
Treehouse is a well appointed comfortable three bedroom three bathroom home, with a heated pool, situated on a tranquil canal. It as the pictures show (December 2022).
The house features hardwood floors and cathedral ceilings. The ample windows flood the home with light, and provide views of the mangroves leading to the bay. The property is five minutes by boat to Pine Island Sound (and some of the best fishing in Florida) and three minutes by car to local waterfront restaurants and the general store.
Inside, the Treehouse has all the amenities you would expect; high capacity washer and dryer; high end appliances; custom kitchen and wifi and cable TV. Downstairs, there is a large covered area for outside dining with a picnic table and gas barbecue next to the pool and dock. The pool receives sun until late afternoon, with lots of covered areas for when it gets too hot. The dock has space for a 30' boat and the 5000lb lift may be available for a fee.
The home feels spacious and inviting - 14 foot ceilings and french doors opening out onto a wide porch which faces east, so you can sit and have coffee watching dawn break over the trees and canal.
The shaded area under the house adjoins the pool deck and has access to an air-conditioned room and bathroom. This is the perfect place for eating outdoors, or hanging out in the shade.
The pool is surrounded by palms - Travellers, Arecas and Foxtails, and leads to the large dock (composite, so no splinters in bare feet.) Off the dock you can catch sheepshead, trout, jack and snook, or just sit in the sun and watch manatees and the occasional dolphin (if you bring your boat, the lift may be available on request).
The neighbourhood is quiet and calm with ample places to cycle or stroll. You are less than 5 minutes by car to Woody's, The Waterfront, The Low Key Tiki, The Ragged Ass, The General Store, the small local fish market and the local hardware store. There's even shaded parking for your car, so it won't be 4 million degrees inside when you need to go to the store.
The canal leads directly to San Carlos Bay (southern Pine Island Sound). Take a kayak and you'll find a broad sheltered bay with hidden mangrove trails. Take a boat and on your way to the Sound, you'll pass people who've travelled miles to fish minutes from your dock.
Within 10 minutes of leaving the dock you'll be at the southern tip of Pine Island, deciding to turn East to the Gulf, Fort Myers Beach and the Caloosahatchee, or West to Sanibel, Captiva, North Cap, Cayo Costa and the Gulf beaches, plus some of the best flats and pass fishing on the planet.

We had a wonderful stay and would absolutely recommend this home. The house was very clean and well maintained, which made it comfortable from the moment we arrived. The pool was fantastic and a great place to relax during our stay. The kitchen was very well stocked with everything we needed to cook meals, which we really appreciated. The area is also great for bike riding and exploring, making it easy to enjoy the surroundings. The hosts, Anton and Cathy, were attentive and responsive to our needs throughout the stay. Overall, a five-star experience and we will definitely stay here again.
This is our second year coming to stay at this property. We enjoy staying here every time! It’s a very quiet and calm setting. The house is very clean and spacious with everything you need to have a perfect vacation! We hated to leave and will be back for many more years to come. The property manager is awesome to work with and five stars isn’t enough to cover the rating. Highly recommend both the property and the property manager!!
Wonderful home to stay in that is airy, clean, functional and a fun place to hang out. The host welcomed us with snacks and the kitchen was well stocked with dishes, cookware, spices, etc. we had a convenient place to dock our rental boat and we were thrilled to see manatee in the canal behind the house every day. The pool was maintained and a real plus. Would definitely stay here again!
Excellent house with everything you could need inside and out. Spotlessly clean, lovely quiet location, keep a lookout for manatees and dolphins in the canal. Owner fantastic to deal with, nothing too much trouble. Would definitely recommend this property to anyone and we will return soon.
Second time staying here. Everything was perfect. House is spotless and well stocked, pool clean and warm. Anton is the best host I have ever had the pleasure of doing business with. Of course I will be back.
Property is fabulous. Short ride to intercoastal. Enjoyed the pool after a long day out on the water. Property manager was great checked on us the entire time to make sure we had everything we needed. Will definitely be back.
This is a very nice place. Very clean and comfortable.
Easy access to the gulf and lots of Manatee in the area.
Anton is above all management companies we have used in the past. He was very caring and made sure we had everything we needed. We enjoyed our stay very much and will definitely be back.

Host experience. Over a hour to get into lock box. House was fine. Lock box finally opened with WD 40 and a screw driver by the cleaning girl’s husband that we flagged down. She was riding by. we flagged down not knowing she was the cleaning girl. She went home and used her key to let us in while husband was working on lock box

Response from VrboOwner on 2 Dec 2025
Before this guest arrived, I sent thirteen separate messages trying to establish how many guests were coming and if they had any questions about check-in or the property. They answered none of what I asked.
In my last mail before their check-in I asked that they would tell me their arrival time and message me when they got to the house. They ignored me. So I asked my property manager to keep a look out for them. They didn’t ’flag her down’ by chance, and she wasn’t ’riding by’ - she was deliberately in the area because I was so unsettled by the guest’s behaviour prior to their arrival that I asked her to be nearby.
Check-in is 4pm. The guest called at 3.58 (despite me asking them to message because I might be unable to take a call). I messaged them within 2 minutes - 4.00 according to the message log. They did not respond. I messaged two further times at 4.15 and 4.16, No answer. In fact they didn't reply in any way for 25 hours.
If they had responded I could have directed them to the two other lock-boxes and two further locations of hidden keys.
Because the guest did not respond I contacted my property manager at 4.19 and asked her to let them into the house. She met them at 4.20. The log shows they entered the property at 4.37. The lock box worked (the guests used the keys taken from it for a week). The two other lock-boxes also work. And the hidden keys work too.
In addition to not replying to any of my messages, this guest:
1) Rang me several times in advance of their stay and asked me if I was VRBO and tried to get me to take payment. Explaining to them that I was not VRBO did not stop this happening again
2) First approached me on a different site using a different name, then had a relative approach me separately on that site. Then they abandoned that and used a new name to book the property on VRBO, with no reference to the previous interaction, but providing a lower (and therefore cheaper) number of guests.
3) Only provided accurate guest numbers when I reminded them what they were saying in the booking wasn’t true, based on the information they provided on the other site using their other name.
4) Were so generally un-communicative with me that I ended up sending 26 messages to them before and during the booking process. They ignored 19 of them. No guest in two decades has ever behaved like that.
5) In one of the few replies they did send, the guest gave out to me for the boat lift not being available for use. It says clearly on the listing that the lift ‘may be available at a separate fee’. I was particularly surprised by this, because they never once mentioned bringing a boat. Never. No guest has ever just showed up at the house with a boat and trailer without even mentioning it in advance. I was even more surprised with the aggressive tone of their complaint about not having access to the lift - “Why do you think we booked this place?” As I explained to them in another message they ignored, 90% of our guests don’t bring boats, and those that do, without exception, have always mentioned it in advance.
5) Told me their “security was at risk” because the front doors “wouldn’t lock” because “the locks are terrible”. These are the doors that were locked when they arrived. I asked my property manger to go around to show them how to use the doors, but both times they were out. There is a guide to setting the deadbolts in these hurricane-impact doors in the welcome guide (complete with pictures). I messaged them this information and re-wrote it all for them in message to be double sure. After that they could work the doors just fine, just like every other guest has done - without any help - since 2007.
5) The guest gave out to me for there being a truck under the house - as I pointed out to them this is the truck I told them about in the check-in guide “look out for a white pick-up under the house”. I don’t know why they found the presence of a pick-up truck so problematic. It’s a nice truck.
In summary - This guest would not communicate with me - between August 22 and November 22 I tried thirteen times to engage with them about their vacation, what they needed, what questions I could answer and so forth. The totality of their engagement about their stay across that three month period was this sentence - “would you send me the address for the house.” In three months and thirteen tries, that was it.
Basically, this guest created a series of problems they didn’t need to have, then blamed the person who saw those problems coming and put contingencies in place to minimise the impact of them.
In twenty years I have never had a guest behave like this.
The property is great. This is our seventh year staying at the property for an extended period. Anton always make sure we get in Ok and periodically checks to see if we need anything. The house has always been clean and well equipped. The pool is great and there’s nothing better than sitting on the porch in late afternoon, watching the shimmering water in the canal. Very peaceful. The area is very bikeable and there are lots of community events to go to.
This was our fifth winter staying at the Treehouse. The house did receive some hurricane Ian damage, but was totally fixed by the time we got there. The owners, Anton and Cathy, stay in touch to make sure we have everything we need. The island is slowly coming back. More restaurants were re-opening and Cayo Costa State Park is scheduled to reopen in July. We were able to schedule a fishing excursion and had trout for supper. We love the house, the Island, and can’t imagine staying anywhere else for the winter.
Beautiful, well appointed home. Pool was perfect and warm on cool days. Property host, Anton, very responsive to questions and super easy to communicate with, he made everything seamless. Thanks Anton!
Just had an excellent week at this property. Anton is a very good host, and keeps you informed. He is ready to answer any questions you may have. I had the impression that it was important to Anton for us to have an issue free stay and enjoy the property, which we did. The House and grounds were clean throughout. The house is large enough to support 8 to 10, there were 4 of us. The area is very peaceful and quiet, and yes the Manatees were regular visitors in the early evening. The pool was a welcome respite after a day on the water. We rented a boat for the week from Monroe Canal Marina and fished every day in what must be among the best fishing areas in Florida 15 min from the backdoor. We only visited two of the local restaurants, primarily for drinks and appetizers. The Waterfront served a very good Bloody Mary, and Phuzzy`s had the best oysters and key lime pie. The local grocery stores at Pine Island Center (Publix and Winn Dixie) were well stocked. I wholeheartedly recommend this property and would not think twice about renting again.
Great property, awesome pool. Kitchen was very well stocked. Propane grill was able to put a good sear on steaks one evening. Bought fresh sheepshead from the local commercial fishing dock a couple minutes drive south. Incredible location for boating in Pine Island Sound, Sanibel, Captiva and Cayo Costa beaches. Host was extremely helpful in beach destination planning and even detailed navigation tips. Great property, even better host!
Our experience was perfect. The location on the canal was amazing for fishing and watching the manatees. The pool had perfect sun in the mornings and late afternoons was shaded. The host was great at suggesting things to do and made sure our stay was perfect. We plan to return asap!
We loved staying here! Morning coffee with a book on the second story balcony, watching manatees play and swim around most afternoons, fishing off the dock, swimming in a private pool, watching the pelicans and many other various birds and wildlife; what’s not to love? We didn’t want to leave, and hope to return again.
The house was well stocked, VERY CLEAN (Which was huge for me) and had laundry, which was super awesome. Anton checked in with us to be sure we were happy and had everything we needed.
We really didn’t know anything about the area before booking, but we’re so glad we chose this place! The little community is awesome, quiet, and has very friendly locals; definitely a place to go with your family if you don’t want crowds or the night life. The beaches are about an hour and a half drive, and some of the roads do have tolls, so be prepared for that. We didn’t mind driving to the beaches; it gave us a chance to explore, but we also really enjoyed the days we just stayed at the house and relaxed outside. You can rent kayaks or boats about a two minute drive away, and we definitely recommend kayaking the canals; it was really neat.
There are a few local restaurants close to the house, with really reasonable prices, and some of the best food we’ve ever had on vacation.
This is a definite recommend for us! You won’t be sorry you chose this place!
My wife, two kids (girl 10 and boy 5) and I just spent a week here lounging by the pool, watching manatees frolic from the dock, and exploring the canals and mangroves from our paddle board and it was wonderful.
The house is beautiful and well stocked with everything that you might need for cooking in the kitchen or on the grill poolside.
The pool heater came in handy as we had a couple cool days to start our trip, but also because the pool itself gets shaded by the house in the afternoon. Despite this usually welcome shade, you can still find sun around the pool and deck when you want it during this time.
The island itself is very peaceful, which is in contrast to the packed streets and restaurants you find just to the south in Sanibel and Captiva. The tiny shops and art galleries of Matlacha were quaint and fun to explore.
The jewel of this property, however, is the host. Anton reached out to me early on when I was still planning to give me tips and recommendations on what to see and do. He maintained an open dialogue throughout the trip to make sure everything was going well. It was very apparent that he wants his guests to enjoy their stay and will do whatever he can to make sure that they do. It is also obvious that he loves the area and he wants to share this special place with his guests. And he manages to do all this without being too intrusive. It's a delicate line to walk, but he did it well. Thank you again for sharing time and knowledge with us! We will be back for sure!

About the host
Hosted by Anton Savage
This is our vacation home and we try to make guests love it as much as we do. We’ve been coming to the area for 40 years and spend as much time as we can on the water. If there’s anything you need to know about the area, what to do, where to fish, where to eat or which are the best beaches to anchor at, we’ll do our best to guide you.
Why they chose this property
We built this home in 2006 and designed it to be as welcoming, spacious and well appointed as we we could make it. Hardwood was used for floors, ceilings and kitchen, composite decking for porch, stairs and dock. We also made it safe - 160mph hurricane windows throughout.
The home is in a lovely quiet neighbourhood with friendly neighbours. It's peaceful and private and lets you make the most of this beautiful area - you have ample shade to sit outside, but an air-conditioned space is always close by. You have privacy but lovely views and you've great access to the restaurants of Saint James City and the fishing of Pine Island Sound.
What makes this property unique
The home brings the outside inside. The shaded porch lets you sit under a fan and watch the world and wildlife go by. By the pool you can bake in the sun or move a few feet to blissful shade. And if it gets too hot you can go inside and watch TV while the Queen palm and White Bird of Paradise sway outside the window.
