Cozy New England Beach Cottage with Private Beach & Boat Ramp, Incredible Views

“The Beach House” is a beautifully quaint beachfront cottage with direct beach access and private boat ramp featuring incredible views of Sakonnet Bay. As you wake up to the gorgeous sunset, enjoy your morning coffee or tea in our screened in porch, or while taking a stroll on the private beach.
During your stay, use of our kayaks, canoe, and water floats are included and encouraged! Have a boat or jet ski? Bring it!

Our full kitchen comes equipped with pots, pans, dishes, silverware, and anything else you’ll need to make breakfast, lunch, and dinner, along with a grill outside. There are two nearby markets if you need to shop for groceries, as well as many restaurants that deliver if you don’t feel like cooking. You’ll never have to leave the comfort of this home if you choose not to. However, if you do, there is plenty to do between here and Newport, which is only 15 minutes away!

The cottage sleeps 6 people comfortably in 3 bedrooms. The first bedroom features a queen sized bed, the second has a bunk style bed with a twin on top with a full sized futon on the bottom, while the third bedroom features a twin sized bed. There is extra room in the living room to put an air mattress overnight if necessary. We do have three air conditioners if you would prefer that over the cool breezes from the bay, please request them prior to your stay or call or text us
if it gets too hot for you and we could have them installed for you. Opening the front windows and the screen door offers a wonderfully cool breeze throughout the day. There is a pellet stove just in case it gets too chilly on the water to keep you toasty warm. Linens, pillows, & towels are provided, however, you are welcome to bring your own.
At night, enjoy watching the boats go by while sitting around the fire-pit roasting marshmallows and making long lasting memories.
Bring your own boat, the ramp can fit small boats up to about a 16 foot boat. There are other boat ramps close by if your boat is larger than that. Enjoy the View while sitting in the Enclosed screened in porch Enjoy theSakonnet Bay to the wide open ocean to Newport RI or Providence RI. Make your stay enjoyable at the Jazz or Folk Festivals The Boat show is also happening in Newport Check to see what is happening at the Folk Festivals and Jazz Festivals

Great stay on the bay

Our family had a wonderful time at Donna’s cottage. It’s the quintessential New England beach front home. The kitchen is very well stocked to make meals. There are two grocery stores a few minutes away. Donna provided us with plenty of towels for the beach and bath. Our children enjoyed swimming, bobbing around in the peaceful bay on the numerous floats available and collecting shells and sea glass right outside their door! We roasted marshmallows in the fire pit and listened to the waves. The neighborhood is quiet and the neighbors were friendly. We loved our vacation and hope to return! Donna was a warm and welcoming host. She was easy to reach with any questions we had.

Peaceful week by the water

My husband and I brought our two small children down to Portsmouth for the week to get away from it all and get some space. We found everything we were looking for and more at the house. Being right on the water was wonderful because the baby could nap while we swam with our daughter, so we didn't have to plan outings we had everything at our fingertips. We loved all of the toys, floats, boats and umbrellas that made our water adventures that much more fun. The ACs made the bedrooms comfortable for sleeping. We loved how many towels were provided because we were swimming so much. We bought water shoes the first day because the beach was rocky, and they enabled us to walk up and down the shore. We absolutely loved our stay and can't wait to come back. It's a perfect house for a family with small children.

Perfect Location

This cozy home is in a great location in a nice neighborhood and right on the water. The owner had several kayaks and a canoe that we enjoyed using. The owner was very helpful and communicative. She was very generous and had all supplies and towels fully stocked. We appreciated this very much! We visited at the beginning of August and the weather was perfect! This house is listed as having two bathrooms. The house does not have two bathrooms. It has one small bathroom and an outdoor shower that is not enclosed. We were disappointed to learn this upon arrival as we had six people sharing one bathroom for an entire week. There were also ants in the kitchen that attacked our food. The owner was extremely responsive and immediately came out to spray. We kept all food sealed in plastic bags the rest of the week.

Beautiful Spot on Sagonnet Bay

The cottage is situated on a great spot on the bay. It was beautifully cleaned and organized when we arrived. The owners went out of their way to respond quickly to any requests we had--they are terrific--very accommodating and helpful. There is a swimming area a few hundred yards from the cottage, so you don't need to go to a bigger beach unless you want to (we never used our beach cart--what a relief). The area is private, and only a few people have access to the beach, which is wonderful. It's a bit rocky, so water shoes are a must, but the water was warm and pretty calm. The screened porch is lovely, and the house was always comfortable, even though it was very warm. The house is small, and there aren't a lot of places to put things, so we had our guests come in small groups, but it worked out OK. Dogs truly are welcome, which is an unusual plus. Another advantage is that the cottage is very close to grocery stores and services, and there is even a Market Basket in Fall River, about 8 miles away. We had a wonderful, relaxing two weeks there and would definitely return if possible.

Summer Beach House

It was a wonderful small beach house, right on the water. You couldn’t ask for a nicer spot, to relax enjoy the water view and boats . Private beach allowed us to spend most of our time at the house. We enjoyed the floats and canoe provided by the owner. We also fished, went clamming , and had a great time catching a baby blowfish in our drag net. My 5 year old granddaughter is asking to go back again next year. Great memories were made! 🏖

Charming bayside cottage

Lovely cottage, beautiful sunrises, loads of activities. We had a great time lounging by the bay, kayaking, and watching the gulls catch clams. Everything we needed to prepare and eat indoor meals or fresh off the grill. We highly recommend it

Portsmouth getaway

We absolutely loved Donna’s place. The location and the views of the bay are superb! The house is very well equipped with dishes, kitchenware, sheets, towels, beach chairs, fire pit, kayaks. Makes the stay there so enjoyable and carefree. We went to polo, Bristol, the vineyards in Little Compton & Portsmouth, downtown Newport. We’ll be back.

LOcation, location, location! It looks like you will drive right into the water as you pull up.

Perfect Location

The house had everything you would need: kayaks, canoe, paddles, water shoes, towels, linens, kitchen items, fire pit and grill. The location is perfect. Portsmouth has many nice restaurants and it is a short drive to Newport. Walk outside and you are at the water. It is a little rocky but the water is great for swimming and boating. The view is incredible. We actually didn't want to go out much because it was so relaxing just sitting by the water. We would definitely stay there again.

FABULOUS 🌅

I was looking for a vacation rental for my husband, our daughter, and my elderly parents. I could not have found a more perfect spot!!! Donna was amazing. Not only did she have everything our heart could desire on hand, but was also quick to answer any questions. From The view, to The kayaks and canoe, the fire pit, the washer/dryer, the PRIVACY, even a huge Lobster pot to cook our seafood outside by the water! My parents, who are in their 80s, had no problem getting in and out of the house and accessing the outside and my 11 year old and her friend had the time of their life! Thank you so much!! We are definitely planning to come back next year. This has changed the entire way we will vacation going forward. Oh and let me just mention the view again. Absolutely phenomenal ❤️

Sakonnet River Gem 💎

This home is located on a beautiful spot on the river. The mornings watching the sunrise were magical. We enjoyed sitting by the water, looking for the perfect seashells and just being at the waters edge. The host was very gracious and accommodating. Donna answered every text promptly and kindly. The house was clean and had every kind of accommodation you can think of. I would definitely recommend staying here.

Spectacular

I spent a wk. here with my friend of more than 30 years, we both really needed a break from the world and the cottage and location fulfilled that need perfectly. The house was awesome, plenty roomy and spotless. The grounds and access to the water also excellent. The owner's managed to obtain a second kayak for us last minute and we kayaked every day. Spectacular sunrise and sunsets!. Highly recommend this house and location. It was just far enough away from Newport but yet close enough to still visit. However the house was so peaceful we struggled with leaving it to go to Newport!. Thank you for sharing your peaceful and beautiful home. MarySue and Kathlene.

We stayed at this cottage as a family of 5 (parents and three little girls) and had a wonderful time. The home is cozy, the three individual bedrooms were more than enough room for us. Functional, updated and stocked kitchen was great to meal prep. Comfy beds (loved those pillows), and eat in or eat out on the enclosed deck. The view is stunning (literally on the water), and we enjoyed walking on the private beach (bring water shoes), using the supplied kayak and canoe, or just having coffee and relaxing. Very quiet neighborhood and no problem with the home or communicating with owners. Would highly recommend this cottage for a relaxing vacation!

We were all very happy with our stay here. The owners are so cooperative, the house is spotless and surprisingly roomy for a cottage, plus ample parking for day guests. The rocky beach was great for treasure hunting and allowing our dog was the best advantage of all. We enjoyed the local wineries, shops and the wildlife refuge/bird sanctuaries, and 2nd beach. Most of all we enjoyed the back yard, a fire pit and the view over the bay. Thank-you, we hope to stay again.

Pure Relaxation

We had a wonderful week. The cottage was exactly what we expected, and we had high expectations. It was cozy and perfectly situated on the water. The screened porch was the perfect place to read and relax, have a meal with a view, and listen to the water. The lawn was a great place to sun and watch the goings on on the water. Our hosts thoughtfully provided everything we needed and more - from water and coffee to lounging chairs, kayak and canoe. If you want a calm place to relax. This is just the place.

Beautiful Beach House

We Loved This house, it was perfect for our family of 5 plus dogs. It had all the comforts of home and then some. The Owners were so helpful with anything needed. The view is amazing, loved the screened in area, (we ate every meal there). The only minor issue we had, was the shared boat ramp.. neighbors use it all day long to get to the beach & to their boats.. the positive was that we got to meet the neighbors... We highly recommend this house, beautiful spot!!!

Why they chose this property

My husband and I searched for a summer cottage on the water with access to bring in a small boat or jet skis to be able to enjoy the beach with our children and grandchildren to enjoy for many years. We don't use the house every week anymore, so we decided to share the Gem with others. This is the perfect cottage on the Sakonnet Bay to do that. We are located 15 Minutes from the hustle and bustle of Newport RI. The home is in a great area of Portsmouth with gorgeous Million Dollar homes overlooking the Bay. We welcome you to come and stay at our lovely beachfront cottage and make it your favorite Summer getaway with friends and family.

What makes this property unique

This home offers so many choices just watching the sunrise in the early morning, taking a stroll on the beach, collecting shells or colored glass from the ocean or just relaxing on the screened in porch with my favorite swing and watching the ducks go by.
Jumping on the jetskis right from your doorstep or kayaking or going on the canoe its all of my favorite things to do at the cottage.
Then come back and relax on the Hammock outside and have a cookout with family and friends.
Don't forget the wine and cheese, but if you do the Market is right up the road or they will deliver right to your doorstep.
