Rabbit Run Farm House at 398 Wiley Town Road, Hartwick NY 13348 (IMPORTANT: 6 nite minimum & maximum stay - all Baseball Camps 7 days, but 6 nights only - you arrive on the afternoon of day 1 and leave on the morning of day 7); is a completely re-modeled 1850 farmhouse with a new two story three bay garage and game room. It is framed by manicured lawns, old growth apple trees, flower beds and hundreds of feet of beautiful Amish laid dry stone walls. It sits quietly on a gentle hillside overlooking a picturesque valley with streams, fishing ponds, rolling meadows and farmlands with a mountainous horizon to the West
The home, which is the Harris family guest house, sets on a gentle knoll overlooking the original Stoller Farmland (200 acres) and 1950's Barn, complete with 5 stocked fishing ponds, rolling meadows and forest.
This quiet country setting features incredible sunsets and the clearest starry nights . . . just 9 miles and 12 minutes from the Cooperstown Dreams Park by car (5.8 miles as the crow flys) . . . and ten minutes and 8 miles from The Historic Village of Cooperstown.
There you will find The Farmers Museum with it's famous Empire State Carousel; The Fenimore Art Museum, where the New York State Historical Society is head quartered; The Baseball Hall of Fame and Doubleday Baseball Stadium; and Otsego Lake, which is commonly referred to as “Glimmerglass” from James Fennimore Cooper's writings in the “Last of the Mohicans”.
Take advantage of the area’s many local attractions including Glimmerglass Opera, an internationally renowned professional summer opera festival and the Historic Hyde Hall Museum, an 18th century neoclassical country mansion on the North end of Glimmerglass.
Visit the Cooperstown Distillery, which is conveniently located on 11 Railroad Avenue in Cooperstown. Take a tour of this lovely facility and sample the award winning and unique spirits, such as the Abner Doubleday Double Play Vodka, Beanball Bourbon and the Classic American Whiskey, all in the unique baseball shaped decanter. You can also refresh yourself with a cocktail at the Cooperstown Beverage Exchange at 73 Main Street.
Ommegang Brewery is a 10 minute drive South from the Village, while Sharon Springs, home of the popular Beekman Boys 1802 Mercantile, the American Hotel Restaurant and the Spring House Spa is a short 30 minute drive North.
The Leatherstocking Golf Course on the lake welcomes visitors to the Village of Cooperstown and local residents, though advanced tee time reservations are recommended.
The Cooperstown Equestrian Park, Cooperstown’s first equestrian park, offering introductory through second level riding lessons, is a 5-minute drive down the road from the Rabbit Run Farm House. Rabbit Run Farm House interior:
Every room has a delightful décor and combines the grace and warmth of original wide board Chestnut horseshoe nailed flooring with modern Chef's kitchen and baths. Note that the entire area above the kitchen counter is a window wall that looks out into the backyard and up the mountain that the house sits at the base of. There is a walk-in pantry directly off kitchen which includes a stacked washer / dryer.
Living Room: There is a Gas fireplace with large screen TV and DVD player above it, and books in the bookcase and French doors leading to the rear deck area. Through out the home there is original artwork and antiques. Wireless internet, DISH Network TV, Cell phone booster, desk top computer, combination copier, scanner, fax machine.
Bedrooms: The plush bedding guarantees a restful night's sleep for every guest. The First floor bedroom with queen bed, TV and walk in closet and a full bath. The 2nd floor has Central Air Conditioning in all upstairs bath and bedrooms . . . bedroom 1 has a king bed, bedroom 2 has a Queen bed, bedroom 3 has a twin bed, and the second floor landing has a pull out double twin trundle bed. All bedrooms have beautiful bedding and the highest quality mattresses for a luxurious sleeping experience. A full size country styled bathroom centered on the second floor landing.
Porches & Decks: There is a covered front porch; screened-in side porch with kitchen entrance and an open rear deck for outdoor dining and relaxing . . . includes dining area, fixed seating area and grilling area. The rear patio has an outdoor fire pit which is perfect for evening enjoyment.
Outdoor Stuff: We have thought of everything for a wonderful family vacation . . . basketball hoop and balls, five (5) fishing ponds behind the barn are available for quests use (catch and release only), fishing poles and tackle provided, a goodly supply of children's life jackets, lawn games, etc., are available for your use and enjoyment.
Game Room: Above the adjacent three bay garage is a 25' x 36' x 16' cathedral ceiling game room with entertainment center . . . 74" high def. TV, complete with DISH Network, PlayStation / DVD player with 4 remote controllers and a Bose surround sound system. Leather sofa's and arm chair . . . regulation Pool, Air Hockey, Ping Pong and Foosball tables. There is a very nice deck and staircase off the back of the game room for sunbathing and relaxation too . . .
Interaction with guests: The host will greet you upon arrival and we are a phone call away if you should need assistance. Note we have a caretaker Monday thru Friday to assist when needed with the facilities and gear. Also, we have provided a laminated list of things to do, people to call should you want to visit local restaurants, groceries, drug stores, etc.

MJ and Steve were wonderful hosts! The Farmhouse and property is absolutely gorgeous and another plus is it’s easy to get to Cooperstown and Dreams Park. Also, my daughter loved the game room! We had a great time and would love to come back someday!

Perfect!!! It is the only way I can describe this property and the hosts. We have stayed at multiple rentals in the past and this is by far the best property we have stayed at. Beds are soooo comfortable. They have everything you would need and the ponds are so fun for the kids! They loved exploring the property. It took us about 17 minutes to get to the fields and we never encountered any traffic. We will hopefully be back in the future!

We had an incredible stay at Rabbit Run farmhouse! The location is picture perfect, and it was such a wonderful, relaxing place to recharge after long days at Dreams Park. The beds were very comfortable and I slept great the whole week. The house was stocked with extra towels and sheets. Truly every detail was thought out of what would make someone’s stay more comfortable. The game room was a big hit with our kids, and we tried our hand at fishing too. My favorite thing was sitting on the back porch every morning for breakfast and enjoying the beautiful morning weather. There is so much to do in the area and tons of great restaurants a short drive away. We would love to come back again soon!

Rabbit Run Farm House was absolutely perfect for our family's Cooperstown Dreams Park trip. The home was spotless, beautifully maintained, and even more charming in person than in the photos. The combination of historic farmhouse character and modern amenities made it feel both cozy and luxurious.The property itself is stunning. The fishing ponds, outdoor spaces, and game room gave everyone something to do when we weren't at the ballpark. The game room was a huge hit with both kids and adults and became our favorite gathering spot after long days at Dreams Park.The house was spacious, comfortable, and extremely well equipped. The kitchen had everything we needed, the beds were comfortable, and the entire property was thoughtfully stocked with amenities. It truly felt like a home away from home.If you're looking for a place to stay during a Cooperstown baseball tournament, I cannot recommend Rabbit Run Farm House highly enough. We would absolutely stay here again and would give it more than five stars if we could!

We throughly enjoyed our stay at The Rabbit Run. We would 100% stay here again if we ever come back to Cooperstown. The house was so comfortable, beds were amazing and everything we needed was there. We had an amazing stay in this amazing farm house. Plenty of space and comfy beds/bedding. Nice and cool after soon hot days at the fields. It was a perfect place to stay and will book again when we return next year!!
Property was exactly as described - loved it! Great location to stay if family/friends are playing ball in Cooperstown or just for a relaxing vacation. Stephen, Mary Jo and their family were welcoming and always available if we had a question. Wish we could have stay longer!

Rabbit Run was everything we were looking for during our stay in Cooperstown. It was spotless, well-appointed, beautifully decorated, spacious, and incredibly cozy and comfortable. Steve and MJ were so kind and welcoming, which made our experience even better. The game room and fishing ponds were a huge hit with my two sons who weren’t playing at Dreams Park, and they provided endless entertainment for the whole family when we weren’t at the fields. Rabbit Run is truly the perfect place for any family visiting Cooperstown—we couldn’t have asked for a better stay.

What an awesome property for our visit to Cooperstown dreams park! This place is brimming with historic charm and is so incredibly quiet and peaceful. Tons of space inside and out to spread out if you are coming with bigger groups. Boys on our baseball team loved the game room and green space behind the house for wiffle ball. A/C works well which I know can be an issue for some Cooperstown rentals - central A/C up and window units downstairs but we were honestly never hot - in fact had to turn off the window units a few times because it was chilly inside. We stay at a lot of VRBOs and this is one of the best stocked we’ve rented - no need to buy coffee, filters, toilet paper or bathroom toiletries - the owners had an insane amount of both drip coffee and Keurig pods, a filtered water jug, and full sized shampoo, conditioner and body wash in all bathrooms. The home is only 10-15 min away from downtown and the ballparks so very convenient, but feels like a world away from all of that when you are there. The pond was filled with fish and geese (including a family with baby geese) and was an outdoor paradise for kids. Tons of clean towels and detergent was provided with the washer/dryer as well. We would definitely stay here again - if traveling for the baseball tournament, you’ve got to consider it for sure. It definitely feels more like a home then a place you rent - and clearly cared for like a home by its owners. Thanks for a great week!

We had the most wonderful time at this beautiful home! Steve & MJ were great hosts & highly recommend their home. It was a perfect location to Dreams Park (about 12-15 mins) and also 10 mins fromdowntown Cooperstown (baseball hall of fame/shops/ restaurants/waterfront… etc!The home is beautiful with new appliances, beautiful bedding, towels etc! We loved the views & my kids loved the game room! We also loved the views of the mountains, ponds & of course seeing the rabbits run around.. Everything was perfect! Perfection! I rented this property for my family while I was coaching my son’s team at Cooperstown dreams park. The house was immaculate & beautifully appointed. The grounds are breathtaking, the fish ponds stocked, the finished game room above garage a huge added bonus. The host was an adult accessible and incredibly friendly. I have rented many VRBO properties over the years and Rabbit Run tops the list! Thanks Steve

Property is beautiful and relaxing! It is a within a close distance (maybe 15 minutes) to both Dreams Park and Cooperstown but far enough away tucked in its own private landscape for some quiet and relaxation. The fishing ponds provided some great fishing and the game room was a hit with the younger family members. Definitely would recommend this property to any Cooperstown visitors (especially families). Great away from it all location. - 15 minutes to Dreams Park. Clean and owners responsive. Only one bathroom on second floor with 4 beds - a little crowded but we made it work! Kids caught lots of fish! And lots of open area.

We really enjoyed our stay at Rabbit Run. The home and property are beautiful and so peaceful. It was a great retreat after a long day at Cooperstown All Star Village. Attention to detail was perfect and the home was extremely clean. My teenage boys loved fishing in the ponds and hanging in the game room! Would highly recommend! Steve and MJ are excellent hosts.

MJ is originally from the State of Washington and has been living in Upstate New York since her marriage in 1977 to Steve Harris . Steve is from Vestal, New York and comes from a family background of business and Real Estate. They have lived in Cooperstown, New York since October of 1996, raised three children here, who now quite often thank them for the privilege of growing up in Cooperstown. They love the breathtaking beauty, historical significance and folklore that make this area a must see when traveling in New York State.
Other things to Note: The Harris family own two car dealerships in Oneonta, NY, Royal Chrysler - Hyundai, should you need auto service during you visit.
