Knee Deep in Happiness is a luxury custom-built beach house for family gatherings or getaways. Beautifully designed, it is packed with amenities and activities.

Construction on this beautiful cottage was completed in 2009 and it is stocked top to bottom with brand new furnishings. Every detail from the construction planning to the type of cookware was selected to provide a comfortable and enjoyable gathering place regardless of the weather outside! With approximately 2600 sq. feet on three floors, four bedrooms, and 480 sq. feet of the covered front porch, there is plenty of versatile space to spread out and enjoy a nice beach retreat. Just across the street is the Olivia Beach exclusive summertime heated saltwater swimming pool and year-round exercise room.

The comfort of guests is a high priority. Each bedroom has new, high-quality mattresses, a down comforter, 300 thread count white sheets, shelving and hanging space in the closets, decorative hooks on the walls for bulky coats and sweatshirts, plenty of drawer space, and lots of extra pillows and blankets. In each bathroom, you will find piles of thick white towels and a hairdryer.

The main floor has a primary bedroom with a king bed. 4 large windows offer ocean views. The large bathroom has double sinks. The large double shower is perfect for two with seats. A rare white “retro” 42” flat designer HDTV is available so you can relax and watch a Cable TV show, Blu-Ray movie, or Netflix movie before going to sleep.

The spacious living room has a large sectional sofa offering plenty of soft comfortable seating, a ceiling fan, 50” flat screen 3D 4K HDTV, 4K Blu-Ray player, HD cable, Netflix and a Google Home Assistant to answer questions, provide recipes, restaurant closing times, driving times, play any music and more just by asking “Hey Google”. The 3D Blu-Ray DVD player, 3D glasses and 3D TV means you can enjoy the latest 3D movies provided or bring your own. All of this is available while staying toasty warm by the gas fireplace.

The large dining room has seating for 10, plus the breakfast bar provides a spot for four more! The kitchen is fully stocked to cook for a large group, with service for 20. The spacious open floor plan, breakfast bar, granite counters, and natural gas cooktop make it a pleasure to prepare family meals! The chilled mugs in the freezer should help keep beverages cold while you soak fresh crab in the crab pot or grill some local catch of the day on the American Cooking Equipment Deluxe BBQ. You will find most appliances you need including a 12-cup coffee maker, coffee grinder, griddle, Vitamix blender, waffle maker, artisan bread toaster, ice maker, All-Clad brown and serve slow cooker, second 7 QT slow cooker, Delonghi super-automatic espresso/cappuccino maker and hand mixer too.

The layout on the top floor includes an ocean balcony, an entertainment room with a sectional queen sleeper sofa, and a full bath. It has a 50” HDR Smart 4K TV, HDR 4K Blu-Ray Player, Xbox One S, and beautiful views of the ocean from the windows and balcony. The first upstairs bedroom can fit a family with two younger children. It has a convertible day bed which expands to a king-size bed and a built-in bunk bed. A 6-drawer dresser, walk-in closet, and Pack N Play. The room looks out over the saltwater swimming pool across the street. And the proximity to the spacious entertainment room offers plenty of floor space for the family.

The second upstairs bedroom is really a second Primary bedroom with Ocean views and a skylight to watch the stars. The bedroom has a queen bed a full bath and a 32” TV to watch Netflix Movies. The furnishings and wall colors were all selected to create a cozy adult environment.

The daylit, 770 sq. foot basement is versatile with its main focus being fun for all ages. There is a large bedroom with a queen-sized bed and trundle bed below to sleep 3. The entertainment area has a twin-sized sleeping sofa. But most of all, the basement is designed for fun with a Brunswick 7ft slate pool table—perfect for families to practice and play, as well as for guests participating in pool tournaments at Chinook Winds Casino Resort—and an air hockey table. Watch cable or Netflix on the 55” TV while playing a game of pool or air hockey. Here you will also find ocean skim boards and a kite on the wall ready to draw you outside again. An extra-large washer and dryer can handle large family laundry needs. A full bath makes the basement complete. The integrated garage also contains two classic cruiser bicycles with lightweight aluminum frames and 8 speeds to get around Olivia Beach easier.

Just off the kitchen, you can enjoy lunch outside or some quiet time on the large wrap-around covered deck with seating for 10 on Adirondack fixed and rocking chairs or at the teak round table and chairs. Just outside is a secluded Jacuzzi 7-person hot tub with a peekaboo view of the ocean to make an ideal ending to a day of fun at the beach.

You must visit the reef at the bottom of the beach access stairs at low tide. The tidepools are close enough to easily walk to, but also safely away from wandering little feet. Follow the charming boardwalk to the beach lined with beautiful cottages. Also, enjoy the Olivia Beach neighborhood park and sand volleyball court! You’ll find a volleyball for your use in the basement or garage. The two old-fashioned bikes fit the community and are a great way to tour the neighborhood. Start a campfire to cook s’mores and meet the other wonderful neighbors!

This home is designed to accommodate 4 vehicles for parking (1 large vehicle in the garage, one more in the driveway, and 2 compact vehicle spaces to the left of the driveway.) Street parking congests the neighborhood; guests should use approved parking spaces provided at the home. Street parking is prohibited. Additional public parking is on the 29th. Thank you!
