The owners have created a warm and welcoming environment with thoughtful touches. The wonderful interior and exterior spaces are perfect for relaxing and enjoying your summer vacation with friends and family.

Enter a bright and open main living space with living room and dining area. The living room has comfortable seating, a ceiling fan and a flat screen television with cable (smart TV--stream with your own accounts) and WiFi. The dining area has a table with chairs. The fully-equipped kitchen with dishwasher, drip and Keurig coffee makers, has a large island with breakfast bar and opens to the main living area. There is half bath off the kitchen.

The roomy primary bedroom with king bed and ensuite bathroom with tub/shower is on the first floor. The primary bedroom has a smart TV with cable.

The home's other three bedrooms are on the second floor--all have ceiling fans. The first bedroom has a queen bed, the second has a queen and a twin and the third has two twins. There is also a full bathroom with shower on this floor.

Air conditioning: The home has three ductless split unit air conditioners on the first floor--one in the primary bedroom, one in the living room and one in the dining area. The second floor of the home has central air conditioning.

There is a wonderful sun porch with plenty of seating, a game table and ceiling fan--an ideal spot for a glass of wine, a card game or conversation.

Across the driveway, in a separate building, there is a game room with air hockey, foosball, ping pong and darts--enjoy a little friendly competition following an afternoon in the sun or on a rainy day.

Enjoy morning coffee and donuts from the Hole in One on the charming front porch with chairs and love seat. Additionally, there is a Weber gas grill and tables and chairs with umbrellas for outdoor dining. More fun in the sun with badminton, volleyball and corn hole. Wash off the sand from the beach in the enclosed outdoor shower. Although the garage is not for guest use, there is a storage shed for bikes and kayaks.

Amenities include: cable, WiFi, air conditioning, washer and dryer in the basement, sun porch, game room, outdoor games and enclosed outdoor shower. Keurig and drip coffeemakers, hairdryer, iron/ironing board.

This property is less than 0.6 mi to beautiful Herring Pond--just a short walk through a quiet neighborhood. Walk, jog or bike on the Cape Cod Rail Trail--access just down the road. Less than a five minute drive to Great Pond Beach and Wiley Park Beach on Great Pond or First Encounter Beach on Cape Cod Bay. Less than a ten minute drive to two of the best beaches in the Cape Cod National Seashore--Nauset Light Beach and Coast Guard Beach on the ocean side. Five minute drive to Salt Pond Visitor Center, ten minute drive to picture perfect Nauset Lighthouse (tours in-season). Five minute (one mile) bike ride to the Eastham Public Library and Windmill Green for live weekly outdoor concerts and fun seasonal festivals and art shows. Avoid Route 6 and take the back roads into Orleans for restaurants and shopping (be sure to check out Rock Harbor on the way!).

**** CANCELLATION/REFUND POLICY ****
Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, ONLY if the property is re-rented for the same terms and conditions of the original Agreement. Tenant further acknowledges and agrees that where Kinlin Grover Compass undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover Compass and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover Compass.
