Nice house in the quiet part of VA beach. One block off the water with easy beach access. The house had everything we needed for a family getaway. Would definitely stay again.
We loved the location of this house. A very short walk to the beach. It’s located in the quieter part of the beach but so close to everything. The house is so cute and had everything we needed. We will definitely be back.
Awesome location, so close to the beach! Property needs some TLC -- back yard area with wood needs shored up; third floor bathroom needs some help; more seating in living room area. Overall, we liked the house and loved the location!

Stan, thanks for the feedback. I know we need to replace the wall mounted toilet paper holder on the third floor bath and repair a small drywall section in the shower. Anything else missing there? For seating in the den, we sort of like the openness of the den area and I haven’t heard that issue on seating before. between the couch, armchairs, fireplace hearth, bar stools and kitchen chairs - which can easily be moved 15 feet into the den - we have seating for 17 (in a house meant to accommodate 10). Please also let me know what we need to do on the wood in the backyard. Was that referring to the ground level decking or something else? I know I have two boards that need to be re-secured now that the season is done. Thanks, Dave
Amazing house in a beautiful neighborhood! Great Location!
My family and I stayed for about a week. The stay was fantastic. The house was the perfect location for all of us to gather. The property was clean. The check-in/out was easy, as was communication with the host. The location was amazing and literally just yards from the beach. I would definitely recommend this house for a large gathering in Virginia Beach. I am looking forward to a future stay. We had a couple of toddlers, and the house was safe for them as well.

Andres, thanks for your review and we look forward to hosting you and your family next Summer!
Awesome property! Great location. Walking distance to the beach and boardwalk. Clean. Love the front porch. Interior space was just what we needed. Didn't really matter to us much as we spent most of our time on the beach, but my only criticism would be more comfortable seating in the living area. Owner was very accessible and responsive to questions.
We loved our family beach trip to Va Beach and our stay at Summer House! The house was clean and well decorated and somehow the perfect mix of spacious and cozy! We loved the front porch and outdoor shower, beds were comfy and the upstairs daybed was a popular relaxing spot! The third floor was super neat with several bunk beds and a private bath. The host provided plenty of information regarding check-in and check-out; and he was super friendly. We didn't need anything during our stay - the house was well equipped - but he was available by text should we need something. Easy walk to several restaurants including the Marriott, Pelon and the Cavalier. We hope to come back one day!

Thanks for the great review. I’m going to steal that catch phrase “spacious and cozy”. That’s the perfect description and definitely the vibe we were going for when we furnished the house and the backyard Biergarten.
We had an outstanding time staying on 52nd Street. The house was perfect for what we needed, both in character and location. We have 4 small kids, so proximity to the beach (and crucially, being on the correct side of Atlantic Ave.) was critical.
The house was well-kept and spacious. The outdoor shower got a lot of use and made trips to the beach with all the kids much more manageable than they would otherwise have been.
Dave was an amazing host and even left extra beach toys for the kids, which was a much-appreciated and very classy touch.
Overall, a truly memorable vacation, all enabled by the Summer House. We'll be back!
This house hosted our “end of pandemic” family get together. The 2min walk to the beach is a pleasure when you have kids who want to be in the water all the time; & the outdoor shower is a godsend. The boardwalk is just a 5min drive when you want to sample the restaurants or shop. The house was clean & spacious. It never felt crowded even with 9people going about on the main floor. The kitchen had basically everything a family needs on a vacation. Dave & his wife were welcoming & accessible when we had questions. Will definitely book again in the future.

We were looking for a relaxing week at the beach and the Summer House was a perfect home base for us and our local extended family. We didn’t even use the first floor bedroom because the kids had so much fun in the top floor bunk room. Fantastic location basically equidistant to the boardwalk and First Landing Park and mere steps from the beach. The north end is occupied by mostly year-round residents so the beach never gets too crowded. The spacious kitchen, family room and outdoor spaces (gas grill included) easily accommodate get togethers with a larger group. Plenty of room in the shed to store bikes. Chairs and boogie boards are provided. The outdoor shower is awesome. Tip: Bring an outdoor speaker for the back patio.

Brian, thanks for the thoughtful review and for taking good care of our home. Great suggestion on bringing a Bluetooth speaker! I usually hang 2 from the trees covering the picnic table area when I’m down there. Would love to host you guys again next year!

Extremely Disappointed
We were very disappointed with the property. The third floor bathroom/shower is a disaster. Their was mold on the wall and cracks that may be leading to seepage into the walls. The shower curtains were disgusting. Dave came and changed them after we pointed this out. The front porch railing has exposed rusty nails which is a hazard. The outdoor shower handle was broken. The dryer is so loud that it’s basically unusable. Microwave handle broken. Washing machine detergent drawer broken. Drying rack broken. Coffee maker was leaking, but Dave did supply a new one. In general, we found the place extremely run down and not at all matching the description. We have rented in VA Beach at least 10 times, and the Summer House was the worst rental we have ever had. We feel cheated for what we paid. Dave is a very nice guy and was quite responsive to our complaints, but most of the issues with the house are not quick fixes and will require the owner to invest in the upkeep of the property.
This was the perfect house for our family. Very short walk to the beach. Less than 3 minutes (we had 3 kids under the age of 3). Beach was very private in this area. The outside shower was a bonus. Less than a mile walk to the start of the boardwalk but just what we wanted. We didn’t want in the crowded tourist area Dave Is a very accommodating host and just a text or phone call away. We would definitely stay here again.
The online description is dead on. You can walk to the end of the driveway look right and you see the beach. Very very short walk or bike ride. Not a busy beach section either! You are off the main road but the noise is super minimal inside, unless someone is intentionally trying to have their vehicle loud. Driveway has plenty of parking. Backyard is nice to hang out in with the lights on.
As usual we had a great stay at Save’s house. We love the North End and location of the house. The house was very clean and worked out great for our stay!
Wonderful location and home! Our family had a great vacation and enjoyed this rental. Owners were great to work with. House was fully stocked. Thank you.
The house was exactly as advertised and was a wonderful place for three branches of a family. Dave (the owner) was also very responsive; when a toilet broke, he got the plumber there right away. My only complaint is that the microwave was broken when we arrived and then it broke even more as we tried to use it. With three kids, access to a microwave is important.
Other reviews are spot on. Fun stay! I will add that the equipment rental service was great. We used for umbrellas and sheets. Also, we took Dave's recommendation for Chesapean Outdoors Dolphin Evening paddle and it was awesome! Dave was great and super helpful. Definitely recommend!
We enjoyed staying at this property. The bright, airy three story home is super close to the beach (100 yards to the sand!). The kids area with two sets of bunk beds on the top floor made it easy for our kids to be in their “own world” while the adults could be on the second or third floor. Grateful the property had some extra beach chairs and just like that this felt like home. The home is right off of a major thoroughfare with a traffic light, so there will be the sounds of vehicles driving. (I am a city kid, so I like the street noise!). So appreciated it was clean, well stocked, and super convenient to the beach. Owner checked in on us the day before checking in and sent a note the day before checkout. Good helpful reminders.
Great location to the beach. Very comfortable home
The owner was extremely helpful. He allowed us to book at the last minute and did not charge us extra for towels and bedding. Dave was very friendly and accommodating. We would highly recommend renting one of his properties.

About the host
Hosted by Dave Shepheard
We are Virginia Beach born and bred locals who lived throughout the Southeast before realizing that we missed the salt water and cool ocean breezes and returned back to the beach to raise a family.
We called our home "Summer House" because that's how it lives. Bright, open and airy, with large porches and an inviting backyard, this house was made for making family memories.
Why they chose this property
We had owned the one-story cottage house next door for about 15 years. And although this home had fallen into major disrepair and the bushes were taking over the yard, it had great bones and we loved the 3-story layout. A few months of hard work on painting, decorating and landscaping to make it light and airy and this home's true character shone through once again. Adding the cafe lights and seating in the back to create a unique biergarten feel was just the icing on top of a well-decorated cake. We've had many families rent both houses (this one plus114 52nd St aka "The Beach Blanket") for family reunions or special events.
What makes this property unique
Great open layout with 3 floors and a bedroom and bath on each floor. The third floor "bunkhouse" easily sleeps 6 or more creating a great space for kids or teens to have their own fun.
Great biergarten style backyard with cafe lights for entertaining. beautiful landscaping (feel free to cut flowers to put in vases in the house if you would like), large storage shed for bikes and beach toys in back, parking for up to 8 large cars or SUVs on driveway, With a refreshing and private enclosed front porch shower, you many never want to shower in the house!
