Charming Provencal house in large terraced garden with Olive trees and Lavender. Ideally located 35 mins from Nice airport and 20 mins from Cannes beach or 10 mins from Grasse, with uninterrupted views of the hills and adjoining conservation area which has beautiful walks. The massive sitting room, dining room, kitchen and master bedroom with bathroom ensuite all open out onto the terrace and barbecue patio. The large pool has an exercise station for the keep fit enthusiasts. There is also an adjoining self contained Granny flat with air conditioning unit, showeroom / wc ensuite.

Relaxing break

Ideal location for a relaxing break but within a short drive of Nice, Cannes, Monaco and other local attractions. Fantastic views and relatively secluded. Our timing wasn’t great with the government adding France to the naughty list but this did not affect our stay at all.

Maison sympa

Maison sympa mais un peu vieille, la climatisation dans toute les chambres est un vrai +. La piscine est top! Le barbecue ne fonctionnait pas, le propriétaire nous a de suite proposé de le changer. Le seul point négatif que je mettrais en avant est lié au gestionnaire de la maison qui nous a envoyé la femme de ménage pour nous accueillir (elle n’a pas pu répondre à nos questions). Il n a pas non plus pris la peine de nous aider pour le barbecue et nous a demandé de contacter directement le propriétaire.

A lovely break for a big group with space, views and relaxation

plenty of space to spread out; great views and a very relaxing pool area; close to the beaches and fun of Cannes Mandelieu and Cannes itself; EXcellent cycling if you like that

Fint hus och bra område men dåligt städat och diskat. Otillräckligt med information genomgående. Fastighetsförvaltare som inte bemödade sig med att dyka upp varken för visning av huset eller vid klagomål, men som sedan utfärdade egna klagomål på sådant han inte informerat om.

This is a family home and not a dedicated holiday home as such - so it comes with the trappings of a home of another family. It has plenty of resources such as towels, loungers and kitchen equipment. The pool is great - deep and cool and a large size for this area of France. The area around the house is calm and quiet and great for sitting, reading and relaxing. The pool area and back of the house gets the sun all day so great for sunbathing. Good location within easy reach of the Riviera towns and the hill towns. It was very hot when we visited so the aircon in part of the house was very welcome especially at night, however it would be great if it was in the master bedroom too. As with all houses in the south of France you need to be aware of the ants and mosquitos!! This house is a lovely south of France retreat.

We live in the Scottish Borders in a quiet rural area and have been letting villas for 20 years. We stay abroad in the off season when the Scottish weather is gloomy so that we fit out the villa with all the necessary equipment that anyone including ourselves would require as a second home, including broadband internet connection etc. We also use very good local villa management services so that handing over keys, inventories and welcome packs are on hand. Also in case of emergencies they can help locally at hand with the knowledge and bilingual language efficiency skills that can deal with the sort of problems that car accidents, thefts, loss of passports, hospitals and police may occasion, which can become a nightmare if this sort of help is not available.

Why they chose this property

Villa Karmelanna lies between Grasse and Cannes in the community of Auribeau sur Siagne which is a Bastide village with stunning views. Nice airport is an easy 35 minute drive so that one can easily access the bright lights of the Cote d' Azur and or it's beaches without the noise and hustle of living in a crowded environment. The villa looks on to a national park which has a wonderful track through the trees for an hours jog around the mountain, Mt Pegros.The location is what it is all about with the huge variety of the glamorous Monaco Nice Cannes St. Tropez Antibes or the fantastic restaurants in Mougins, or the Colombe d'Or Saint Paul de vence the exotic beaches or marinas but best of all the crystal clear air and our fantastic pool mean that staying at home is the greatest pleasure.

What makes this property unique

The villa has it's own gated secure driveway and the large garden is securely fenced so that no one can look in or over the pool area when sunbathing swimming or just mucking about, this privacy peace and tranquility is a rare luxury in the Cote d'Azur. The pool is not for toddlers but it can be fenced off by closing the gate. It is about 10 feet deep at the deep end!
