Changeover days are Friday (for a 3 night stay) and Monday (for a 4 night stay) or 7 nights from either day, but please contact me if you have any queries with your dates as we can be flexible.
Situated on the fringes of the Lake District National Park between Penrith and Keswick, Fell View provides comfortable accommodation in the foothills of Blencathra Fell in Whitbarrow Village, Berrier near Greystoke. Constructed, furnished and equipped to a high standard, the first floor apartment has open countryside views and is a peaceful base to return to after exploring the Lake District.
With an open plan design, the apartment has a spacious super king size bed with comfortable mattress topper, lounge with a sofa bed, armchair and 50" smart TV with freeview channels, Netflix and Amazon Prime. The dining area and fully-equipped kitchenette has everything you need and even extras like egg cups and a cafetiere. It has a 2-ring electric hob, air fryer, microwave, dishwasher, full size fridge with freezer compartment, kettle, toaster, slow cooker and steamer. Bedding and towels are provided in addition to dishwasher tablets, soap, kitchen roll, washing up liquid and tea and coffee for the first day or two. The bathroom has twin sinks and a shower over a large bath. The north-east facing balcony is accessed through French doors and is a relaxing place to sit with your morning coffee and take in the country air and peaceful surroundings. The only vehicle you will hear is a very occasional tractor as you are far removed from any road traffic.
To unwind you have complimentary use of the shared indoor swimming pool, hot tub, steam room, sauna and gym and if you want to take a break from cooking, there is an on-site restaurant offering dine in or food to takeaway. These facilities are in the same building as the apartment, so close enough to not have to put a coat on to reach them, but far enough away to not hear the chatter of any people using them. There is also a giant outdoor chess / draughts board, games room with table football, a pool table, cinema room (with popcorn machine), Playstation room, outdoor play area, 9-hole putting green and an 18-hole mini golf course. The apartment is within easy travelling distance of Ullswater, Keswick and Windermere and is a great base to explore the Lake District, especially if you’re looking for hotel amenities with the flexibility of self-catering.
The pool, hot tub, sauna, steam room and gym are open from 8am -7.45pm (the last 45 minutes of the day are an adult only swim session, other than on Wednesday and Thursday, when the pool closes at 5.45pm). Maximum of 30 guests in the pool area and no limit in the gym. You book a session in the pool area via a link we send.
The bar / restaurant is open: Monday - 2pm - 10pm (main menu 2pm - 8.30pm). Tuesday - 2pm - 10pm (main menu 4pm - 8.30pm). Wednesday & Thursday - closed. Friday - 12pm - 10pm (main menu 1pm - 8.30pm). Saturday - 12pm to 10pm (main menu 1pm - 8.30pm). Sunday – 3pm to 9pm (main menu 3pm - 7pm). These times are correct at February 2026, but may be subject to change.
There is also an additional lounge, which is a quiet space where guests can relax and enjoy drinks. There are board games and books, as well as two office-style working desks for any guests who may need a workspace outside of their apartment.
There is a shop on site at Reception selling milk, bread, butter, condiments, snacks, alcoholic and non-alcoholic drinks, toilet rolls, toothbrushes & tooth paste as well as takeaway teas and coffees from 8am to 8pm daily.
The nearest shop off site is Basecamp North Lakes / Cocklakes shop, just under 2 miles away, on the opposite side of the A66 to the Sportman’s Inn (postcode CA11 0SG). They sell locally-sourced milk, eggs, cheeses, sausages and meats, butter, bread, jams, marmalades, chutneys, sauces, honey & peanut butter, muesli, coffee, cakes (including vegan) and delicious Mediterranean delicacies. There is also a cafe serving breakfast and lunch - sandwiches, jacket potatoes, soups, toasties and deli boards as well as Sunday Lunch. They also have alpacas!
Netflix, Prime and other streaming channels are accessible on the TV to use with your own log ins. Or if it's easier, bring a firestick and plug into the HDMI port. There is also a DVD player with a selection of DVDs and a digital clock radio with bluetooth speaker, wireless phone charger and USB port. For the warmer days and nights when we have the occasional heatwave there is a portable fan.
The Lake District has so much to offer, from gentle scenic strolls and challenging hill walks to forests, lakes, outdoor activities. The free Komoot app is great for finding walks in the area where you can see some of the most beautiful scenic countryside. The local area has lots to offer with a historic castles, gardens, lake cruises and visitor attractions such as Wordsworth House and the Tales of Beatrix Potter at The World of Beatrix Potter Museum.
As the second bed is a sofabed, the apartment is suitable for either just 2 adults or 2 adults with 1 or 2 children up to the age of 12. A travel cot and high chair can be supplied for younger children if required.
There is a lift access and stairs to the apartment on the first floor, but if fire alarms are activated, the lift will be unoperational, so is not ideal for anyone who is unable to use the stairs in such an event.
There is a large free car park for your use and disabled parking bays located closer to reception if required. There are also 4 electric vehicle charging bays near reception.
Although no pets are allowed on site we can recommend the nearby 5* kennels - Berrier Boarders.

Really enjoyed stay. Room very comfortable and spotless. Had a meal Friday night. Menu was a bit restricted but what we did have was delicious. Only distraction was fire alarm going off Sunday night
The property and location is fabulous however, the reception staff are rude and inexperienced. We called ahead spoke to young man, could not find booking and then once that was resolved informed us we did not have to book for evening meal. Arrived after very long journey to be told bar not open nor was the restaurant ....young women wearing jeans....was very dismissive and unhelpful ....They do a takeaway menu however attitude was like it or lump it ........... Barbeque second night ! No one told us we had to book ........Passed reception several times during stay , only got 1 good morning and on check out young girl , just took key cards and grunted something I did not hear properly . My only saving grace was the very very polite barman who was so attentive and professional. Having said all that i would stay again as the apartment is lovely and well situated.

Many thanks for your review, it’s good to hear you enjoyed the apartment and location. It was disappointing to read your comments about reception staff as many of them have worked there for many years and I’ve always found them friendly and courteous so I’m sorry you didn’t have the same experience. I’ve spoken with Whitbarrow and they advised that due to regular members of staff self isolating there were some staff from other areas of the complex helping out on reception, which may explain why you didn’t receive the usual high service. They also said they have had to close the restaurant on Mondays and Tuesdays due to staffing issues but are offering takeout (or sometimes barbecue) on a Tuesday, all other days are business as usual. I was unaware of this so please accept my apologies, you should have been informed ahead of time and at check in. They hope to be open on these days again very soon.
Had a lovely stay here. Look forward to coming back again in the near future.

We had a lovely time in the Whitbarrow village hotel, the room was comfortable and had everything we needed. Staff were excellent and the facilities fantastic. A perfect location for young families with all the extras included, swimming pool, crazy golf, pitch and putt, table tennis and more besides! We would definitely go back.

The property was all it promised to be and more. It was immaculate, well equipped with lots of little extra personal touches. The staff were so kind, considerate and helpful. The pool area etc. was well maintained and clean. The lakes were within easy driving distance and we explored a good number of lakes over the few days. It was an idyllic getaway and I would highly recommend a stay here.
Accomodation fantastic for the money and of a very high standard. Complex caters for everyone. Staff friendly and helpful. Situated close some lovely local spots. Deffinatly will be booking again.

A gem of a place in a beautifully quiet setting.
A great place to stay. Well appointed. Very comfortable. Very easy access by car to the busier areas of the Lake District and mountains, lakes etc. Quiet location on well designed holiday park. Staff pleasant and welcoming. Beautiful views, lovely balcony to watch sunrise and sunset. Well recommended for couples. Will definitely return.

It's a bit like a retirement village... And it made me look forward to retirement !
Calm, peaceful and relaxing. It never felt "busy" or crowded even though there were clearly plenty of people staying there. The grounds and the buildings are extremely well maintained and our accommodation was well equipped too. I'm digging really deep here to find only a couple of things that I could complain about. The hot water for the shower was a bit hit and miss with poor pressure a lot of the time, the free WiFi is fairly useless and the bathroom lights were no brighter than candles. Other than these little things the place is really good and I wouldn't hesitate to return there in the future or recommend to a friend. Pub just down the road called "The Sportsman's Bar" has good food/drink and is open 7 days - very friendly service too.

Lovely place to stay and explore
Lovely property, very well presented and very comfortable.Unfortunately there are a couple of minor issues that need addressing such as the very slow WIFI, the cold water being Lukewarm and if you take a shower you end up standing in a bath. The web site should mention about the wall from the car park to the room as this can be treacherous at times. Saying all that I would definitely stay again

Lovely resort with excellent leisure facilities and restaurant
We had a very enjoyable stay. The location and property are of a high standard. The gym and swimming were first class. We had one meal which we thoroughly enjoyed. The apartment was well equipped and mainly clean. The top bed sheet was stained at headboard end and when we removed the sheet at the end of our stay the mattress was also stained.

Fantastic Apartment
Just returned from a week at Fell View. The apartment was furnished to a very high standard with a large and luxurious bathroom. Furnishings and fittings were of a high quality and in good condition. The super king size bed was very comfortable as was the sofa bed. The view from the balcony is spectacular and the facilities at the Seasons resort are first class with a lovely swimming pool, well equipped gym and sauna and steam room facilities. The resort has its own bar and restaurant which serves good quality food. Entertainment was also provided on most evenings. The resort is near to Ullswater and convenient for other Lake District attractions. All in all a good location with excellent facilities which I would highly recommend. And even the weather was kind for our weeks holiday!!!

Stunning suite in beautiful location
My husband and I are half way through a week's stay in Fell View, Whitbarrow Village. The suite is spacious and beautifully furnished. The bed is superking-size and really comfortable. The kitchen area has enough to prepare easy meals and is more than ample for breakfasts and evening snacks. There's a balcony too with gorgeous views across fields and fells for sitting out on warmer days. Its situation is ideally placed in village just off A66 so easy access to Penrith, Keswick, Ullswater. Grasmere and the Borrowdale Valley all within short driving distance for days out. Resort is sympathetically laid out tasteful, stonework and cottages clustered around the central 'hotel' part where the suite is located together with pool facilities restaurant and bar. Pool is lovely and was nicely warm. We had a takeaway bar snack from restaurant last night after a wet days walking....pizza and hearty Cumberland sausage and chips better than expected. Also had evening meal at Sportsman Inn just about a 5 min drive away doesn't look much from outside but meals are superb (the steak and ale pie and fruit crumble are amazingly good).

beautiful apartment
We stayed 4 nights in this stunning apartment, which was very clean and had all of the facilities that you could wish for. It was modern and within a lovely complex and the views were beautiful. I'd definitely recommend this to others.
I didn't properly research the area and was surprised at how far away it actually is from Ullswater, I expected to be able to walk there but it was not an option and the closest place was a pub which was a couple of miles away. Idyllic for anyone looking for a remote getaway, but I personally would have liked a few more things nearby (eg, shop for bread/milk etc had to wait until we drove to Keswick).
Overall a fantastic place, beautiful apartment and great value for money. X
