There aren't many properties like ours in the area: a large 19th century maison-de-maitre, traditional on the outside, modern inside, with spacious rooms and numerous communal spaces. Our house, surrounded by hills and vineyards, stands on the edge of the picturesque wine-making village, with centuries-old rural traditions reflected both in its landscape and its mode of life. The imposing maison-de-maitre dates back to 1874. We have lovingly restored it, added a swimming pool and 2 terraces, modern kitchen and lighting - and transformed it into a stylish, modern house that it is today. It provides comfortable home-from-home accommodation, with a mixture of contemporary and antique furniture, and has two beautiful terraces for sitting out and dining, both facing the vineyards. In spring'22 the house has undergone yet another stage of renovations, upcycled Poggenpohl kitchen was installed, with modern AEG appliances. Terraces and a bathroom were renovated to a high standard. In spring of 2024, the swimming pool terrace has been paved in natural stone, a pergola was built and one more terrace added on the sunny side. The house is spacious, with light-filled rooms and modern comforts. It is for 8 people only. Next to the house, there is a large garden with trees, a lawn, and a swimming pool with a pergola, two terraces and chaise-longues for sunbathing. It is a place of relaxation and tranquility, there's reasonably fast wifi but no TV in the house.
The recently renovated kitchen is large and open plan, situated on the raised ground floor, with a table for 8, and a couple of large sofas for an after-dinner digestif. Or enjoy a glass of eau de vie in the adjacent salon-library, with 2 further sofas, 2 armchairs and a coffee-table. From the kitchen, large doors open onto a spacious terrace. It faces the vineyards and has an outside table and chairs. Next to the salon, on the same floor, there's a double bedroom with an adjacent bathroom (toilet and shower). A curved staircase with cast-iron railings leads to the 1st floor, with 3 further bedroom (1 en-suite) and 2 bathrooms. One of the bathrooms was renovated in June'22.
The house stands on the edge of the village of Berlou, providing both privacy and access to the village facilities, which include a Wine Cave Cooperative with a wine shop, a gastronomic restaurant, a brasserie and tennis courts. Berlou is surrounded by vineyards and hills, you can step out of the house and go cycling or hiking in the hills, soaking in breathtaking views all around. Wine-making is centuries-old tradition in the area, and the village of Berlou is right at the hear of it. Renowned for its excellent wines, it is one of the best producers of St Chinian Appellation Contrôlée. Staying in Berlou, you can be guaranteed an authentic Languedoc holiday! PLEASE NOTE: 1. Had a wonderful time in this spacious house in the Haute Languedoc. We were pleased that the interior of the house is up to date, without compromising its authenticity. The kitchen is well equipped, the beds are excellent. The pool is large. Although it is in the shade for much of the afternoon, on very hot days that is actually quite pleasant. Highly recommendable!
We spent 14 summer days in this ultra-charming, warm and generous 19th century house, lovingly restored. Its layout enabled us to stay with our family for the entire duration of our stay, while at the same time welcoming another family with children and a couple of friends. The rooms are spacious and the layout ideal for everyone to feel at ease without stepping on each other's toes. The terrace offers an extremely soothing view over the garden and, just behind it, the Berlou hill, and you soon get a taste for it at any time of day :) The green areas, including around the large swimming pool, are an ode to Mediterranean vegetation. Located on the edge of the wine-growing village of Berlou, it's total peace and quiet, day and night. Berlou is a real village and we enjoyed meeting its inhabitants. There are plenty of walks in the immediate vicinity. And if you take your bike or car, you can explore the Orb valley to the east and north, Saint Chinian and the Canal du Midi to the south, or the wonderful Haut Languedoc regional nature park. We completely fell in love with this region of southern France, which is reminiscent of Italy's Tuscany - only less crowded ;) Thank you Irina for your trust, we shall be back !
Berlous Umgebung ist wunderschön und lädt zu unzähligen Spaziergängen, Wanderungen oder Fahrradtouren ein.
Das Haus bietet viel Platz und ist bis auf einige Ausnahmen geschmack- und liebevoll eingerichtet. Teilweise tanzt ein billiger Duschvorhang, Plastiktischdecken oder ältere Plastik-Küchenutensilien ein wenig aus der Reihe.
Aber insgesamt kann man sich in diesem Ferienhaus wirklich sehr wohl fühlen!
Die Kommunikation mit Irina, der Hausbesitzerin, lief sehr unkompliziert und herzlich ab.

En cet été caniculaire, nous avons été ravis de nous retrouver en famille dans la belle maison d’Irina. Nous avons visité la région, ses villages perchés, ses domaines viticoles etc, et c’était toujours avec plaisir que nous revenions dans cette belle et spacieuse maison, décorée avec goût.
Irina a toujours répondu promptement aux quelques questions que nous avons pu nous poser.

Een zeer ontspannend verblijf.
Het is een mooie grote vakantiewoning met heel veel charme. De binnenruimtes zijn zeer ruim en origineel, je krijgt er een aangenaam gevoel. Het zwembad is super en er is altijd wel ergens wat zon of schaduw te vinden.
In periodes van hoge temperatuur zou airconditioning in de kamers wel aangenaam zijn.
Kleine opmerking: wat meer en nieuwere couverts en glazen zou handig zijn.
Obwohl die Voraussetzungen für einen Urlaub in Okzitanien unter Corona-Bedingungen gerade nicht die besten waren, haben wir uns dennoch dazu entschlossen zu fahren. Und es hat sich voll gelohnt. Das Haus ist sehr alt, aber gut und geschmackvoll ausgestattet und charmant mit einer tollen Terrasse mit Blick ins Grüne. Der absolut beste Ort zum Essen und entspannen. Leider gab es keine richtige Abschattung, so dass es beim Frühstücken gegen 9:00 schon ganz schön geblendet hat und sehr warm wurde. Ein paar Sonnensegel statt des Tarnnetzes wären eine Verbesserung, die die Nutzung der Terrasse noch angenehmer machen würde. Den Pool haben wir auch sehr genossen und ebenso die Tipps für die Umgebung waren sehr hilfreich. Da wir sehr viel selbst gekocht haben und im Haus gegessen haben wäre ein Satz besserer Weingläser gut gewesen, vor allem weil es ja eine absolute Weingegend ist.
Ansonsten hatten wir eine super Zeit in dieser schönen, ruhigen Umgebung und diesem tollen authentischen Haus.

Très belle demeure ancienne au charme suranné du Sud de la France avec une très belle piscine.
Le calme et la tranquillité sont les maîtres mot de cette maison et de son environnement. Irina est adorable et très réactive ! Je recommande !

Très jolie maison au calme, au coeur d'un joli village viticole
Très belle maison de caractère, spacieuse et propre, idéale pour des vacances en famille ou entre amis. Grande piscine avec zones ombragées appréciables par fortes chaleurs. La terrasse est très agréable et adaptée pour les barbecues estivaux entre amis. Le village n'est pas très animé, mis à part quelques caves et un restaurant. Prévoir de quoi se déplacer pour les courses, retirer de l'argent ou boire un coup.
Pas de contact direct avec les propriétaires, seulement la personne en charge de l'entretien de la piscine, mais la propriétaire reste joignable facilement par téléphone ou par mail en cas de besoin. À recommander sans soucis.

Idyllic - Just perfect for a relaxing family holiday.
We stayed in Berlou for 10 days and it was as gorgeous as we had hoped and was pretty much as Irina has described in the property description.
We had asked for some extra photos of the inside of the house and I actually don't think that they really did it justice. The house was beautifully cool with high ceilings, it felt very spacious (although there were only 5 of us), was clean and was quite simply decorated. It was also a little bit on the shabby side of chic, which we loved - a home from home - but if you are expecting high style and finesse you might be disappointed.
It was a shame that Berlou didn't have any shops, but a bread van did visit every day mid morning and it was lovely to visit local markets and shops in the area.
Swimming in the rivers at Roquebrun and Viellessan, walking up the Gorges d'Heric, cycling along the old railway from Mons, canoeing and the market at St Chinian were all highlights for us, and of course swimming in the pool every day.
Normally we are happy to come home at the end of a holiday, but not this time!

Our family have had the house in Berlou for 28 years. We bought the 1874 maison-de-maitre as a wreck and lovingly renovated it over the years. It has given our family and friends a lot of pleasure over the years. Now, as the children have grown up and don't spend as much time with us as we would have loved, we are offering it for rental. We love the village of Berlou and the surrounding area, it's natural beauty and wildlife, the hills and vineyards, rivers and beaches, the food and the lifestyle. We are sure you'd love it too!
Why they chose this property
We fell in love with the area the moment we came for a visit in 1992. We returned 6 months later on a quest to find our perfect house. It took us a while - we wanted a spacious house, a garden and a view. When we had driven through the vineyards and arrived to the village of Berlou, we were charmed. And when we saw the handsome imposing ruin of a maison-de-maitre, we knew our search was over. Since then we were on a new quest - to restore the house. This proved an on-going project.
What makes this property unique
Beautiful house, spacious garden, newly tiled sparkly swimming pool, breathtaking views, mind-blowing walks in the surrounding hills, beautiful river beaches, rock-pools and the Mediterranean coast within a short driving distance. And lots of wine, the village of Berlou is one of the best wine producers of St Chinian AOC. Cycling, riding, tennis and sailing too.
