Salcombe can be reached by ferry (from South Sands Beach) or by foot (another mile or so - via North Sands. PARKING: there is 1 off road parking space provided. FACILITIES: as described elsewhere on our site or here. CHILDREN: no special facilities, please take extra care. RESTRICTED MOBILITY: please note the living space is upstairs!
Description: The headland is surrounded by the sea on three sides. The Salcombe Estuary offers a wealth of activities for young and old; beaches, sailing, fishing, shopping, restaurants and bars are all nearby. Most of the coastline belongs to the National Trust and offers spectacular walks. The Farm itself is situated in a designated Area of Outstanding Natural Beauty (AONB) and is close to many public footpaths. The Barn is on the property of a working Farm where a small herd of South Devon cows as well as sheep and a variety of other animals are kept. We regret that we cannot allow dogs in this property. Smoking is also not permitted.
Notes on accommodation: Our change over days are Saturday and rental is per week. We can offer shorter periods during the low season only.
The location offers a stunning climate which is unique in the UK. The very mild winters allow many sub-tropical plants to survive in the region including palm trees. Salcombe is a small picturesque town in the South Hams district of Devon, South-West England. The town is close to the mouth of the Estuary and lies within the South Devon Area of Outstanding Natural Beauty (AONB). The town's extensive waterfront and the naturally sheltered harbour formed by the estuary gave rise to its success as a boat- and shipbuilding and sailing port and, in modern times, tourism especially in the form of pleasure sailing and yachting. Apart from tourism, crab fishing still plays an important role.
Recommended Outings: The Cliffs, for the most part, belong to the National Trust and provide spectacular shelter for plants and animals alike. The sea views are breathtaking. Especially the public footpath along the top of the cliff from Sharpitor Museum towards Bolt Head early in the morning when the sun rises over the estuary with masts popping out over a thin layer of fog. Sunsets are especially beautiful when viewed from Bolberry or Hope Cove. The Coastal Footpath has many interesting streches, both on the Salcombe side (starting at South Sands) and on the East-Portlemouth side. Highlights include Bolt Head and Soar Mill Cove. Both of these are close to the farm and many Public Footpaths join the coastal path to South Sands valley. It sounds further than it is; but the sea is never much more that 1 km away whether go you East, West or South. Along this stretch of Coastal Footpath you may even see deer along the more remote parts of the path early in the morning or at dawn. The Sharpitor Museum is definitely worth the visit with its sub-tropical gardens. There are numerous other National Trust properties nearby to visit: Historic Homes, Gardens Coast- and Countryside. East-Portlemouth lies on the Western side of the estuary and can be reached by ferry from Salcombe. It is home to some great beaches, a pleasant beach-cafe (Venus Cafe). You should also try the walk to the sea from here along the coastal footpath to Prawl Point. Along the way you will pass some secluded beaches, which, if you are lucky, you may have to yourself. The Estuary is best seen from a boat and there are several options open to you. Either you take the Estuary Trip with the Salcombe to Kingsbridge Ferry (High Tide only) or you rent a boat either at Whitestrand or along Island Street. There are many things to see without travelling to far. However if you have the time there are many other destinations worth visiting. Only a short distance away is Bigbury Island with its famous Hotel; inspirational to Agatha Christie and many other famous visitors. This is also a good spot to learn to surf. To the other side of Kingsbridge is Torcross and Slapton Sands; a huge shingle beach where preparations for the D-Day landings took place. Slapton Village itself is home to the excellent Tower Inn. Parking is difficult but the food is worth it. Not far from here is the small village of Beesands and the ruins of Hallsands; a village that was swept away in a storm. Other places to visit are Totnes; lots of cafes, bookshops and extremely laid back. From here a steam train runs to Buckfastleigh along the river Dart. Whilst you are there, go and see the Abbey. From Totnes it is also only a short distance to Dartmouth, home to the Royal Naval Acadamy and a very attractive little town, from here you can head back along the coastal road to Kingsbridge and Salcome. The Dartmoor National Park lies just the other side of the A38 (ie. near Buckfastleigh) , see the wild ponies and climb a Tor or two! On the way back, try to visit Ashburton.
FACILITIES: The Barn contains two bedrooms: One with a kingsize bed and another with two singles. Additionally there is a sofa bed for two available in the main living space. (To one side, not impacting the seating area) . We normally rent to groups of 4; the sofabed upstairs is for occasional use only.(If guests have a visitor for a limited period or with agreement from the owner) The downstairs timberclad and travertine-floored hallway leads to the two bedrooms as well as a small utility space, a separate WC and the Bathroom. The bathroom has a large walk-in shower and a separate bath. Upstairs is a large open-plan living space with folding doors on the south-facing side of the building open up to a decked balcony. The upstairs space consists of a kitchen/dining area, a seating area centred around a woodburner and finally one end with a sofa(-bed) and comfortable chair for those who like to enjoy some peace and quiet or read a book. The renovation was done with the environment in mind; the property Solar Thermal Panels, under-floor heating and an automated heat recovery system. Facilities:
Kitchen: Fully equipped with: Hob, Oven, Dishwasher and Microwave Knives, Forks, Glasses, Cups and Crockery Teapot, Kettle and Toaster etc.
Bedrooms: One bedroom with two single beds One bedroom with a kingsize bed A sofabed for two in the main living space (separate from main seating area) Linen, Duvets and Pillows provided. Bathroom: Towels (not for beach) are provided Hot water and heating included
Entertainment & Communications: Flat screen Satellite Television and DVD player WiFi Please note there is only limited Mobile coverage in the valley

OUTSIDE: Outside is a small decked seating area with a table and chairs to enjoy the calm and beauty of the valley. BBQs are permitted (not on Balcony) provided rubbish disposed of safely. There is parking available for one car. Additional Parking (including boats) possible upon request.
For those with children, please discuss with owner.
FURTHER DETAILS: As the main living space is upstairs, this property is not very suitable for those with restricted mobility. For the same reasons extra care must taken for those with very small children. (ie. there is no provision to close access to the stairs). Children are accepted provided parents ensure their safety and they take care of the property.
As the property is on a working farm, it is crucial that access past the property is not impeded at any time.

Lovely barn conversion with an upside down layout, ie lounge/dining upstairs bedrooms bathroom at ground level.

Lovely barn conversion in a beautiful location. The owners are next door and are very happy to chat and easily available for answering any questions, and even to let kids meet their chickens and geese. It’s about a 20min walk to lovely sandy south sands beach, where there is a great beachside pub and a regular, quick ferry ride into Salcombe harbour.

I am very sorry and a little shocked to receive this severe review.
You contacted us at the beginning of your stay and we asked if we could come and see the issue first hand and resolve it.
I mentioned my mother was next door whenever you were available. Unfortunately, over the course of two weeks, you did not respond to this offer (despite exchanging several emails) and we were therefor unable to see the issue for ourselves or help resolve it.
We have never had any issue like this before.
If there is an issue, it is our policy to go out of our way to resolve it to ensure our guests are happy. You mentioned at the start of your stay that you would be happy to show but never enabled us to do so, despite many attempts.
Part of the joy of renting a holiday let is that we try to give guests a nice experience and people enjoy the place and leave happy and keep returning every year.
We are very sorry that your stay was a disappointment to you!

Plympton Barn
Nice welcome from the owner, who showed us around. First class accommodation with a view over the farm fields with sheep grazing. We stayed for two weeks in May. The walking was wonderful. We walked every day except three and only two of the walks needed a car to the start! We walked from the Barn most of the time. The weather was just wonderful and there were masses of wild flowers in the hedgerows, woods and meadows. The area is so quiet, the loudest noise most of the time was a Robin or Rook! The coastline and countryside is spectacular. A wonderful holiday!

We loved it. Lovely, modern, light& airy, spacious and comfortable place in a beautiful out of the way location. Well appointed generally. Easy to get to the coastal path, beaches and many local eateries with a short drive. Perfect for couples or good for family with older children - no garden to run around in. For other mixed groups, be aware there's only one toilet. Also,other than a fridge, there's no other dedicated food storage unit if you intend fully self catering. This wasn't an issue for us, but just letting you know. We had such a good time.

A holiday let that welcomes you in.
A light, warm, clean and well laid out property that welcomes you as you walk in through the front door.
Walked just over 70 miles in the week and only just managed a few of the many and varied walks that start from the front door.
Overbecks and Greenacre are well worth a visit.
Salcombe and the surrounding bays are stunning.
Will return as a week was just not long enough.

Lovely barn in a beautiful location
We have recently returned from Plympton Barn and were very impressed. The barn itself is in a beautiful location surrounded by countryside. The barn is walking distance from the beach (North and South Sands) and you can also walk into Salcombe (which takes about 45 minutes to an hour). The barn itself is very well decorated throughout, clean and everything you need is included. We received a warm welcome from Michele who showed us around. All in all a very nice relaxing break and we would love to return again in the future!

A beautiful barn in an idyllic location!
We had a wonderful week in May at Plympton Barn, so much so that none of us really wanted to leave! Both Jaap and his mother Michele were a delight to deal with and Michele very kindly gave us lots of advise about where to purchase the best fish and meat and eggs! We loved meeting Jack her dog and seeing all her wonderful artwork.
The barn itself is beautiful with a lovely stone floor and underfloor heating. It is spacious with two bedrooms, a downstairs toilet and bathroom and a very useful utility space with a washing machine. The upstairs living area has wonderful views of the surrounding countryside and with the bi-fold doors open the only sound is of a babbling brook at the end of the garden. There is no mobile signal at the barn but the internet connection is very good. The bottle of wine and fresh flowers on arrival was a lovely touch. Although we crammed a lot in to our week away we had a very relaxing time at Plympton barn and would love to visit again soon.

Lovely winter break in cosy barn
We had a week's stay with 6 month old baby in early Feb. Very nice barn conversion - living quarters on the top floor with lovely views of green fields and very comfortable bedrooms and bathroom with walk in shower and bath downstairs. The washing machine came in very useful. Kitchen well equipped. Lovely and warm property - even without using the log burner. Despite being completely snowed in, we still had some lovely walks and made use of the South Sands hotel for a very pleasant (if slightly expensive) lunch. Will certainly return, hopefully with some warmer weather! Thanks Jaap for being so helpful and easy to contact.

Beautiful and friendly place to stay
Plympton Barn is a beautiful place to stay. Perfect for us and our two children. Very clean and spacious. You can walk to South and North sands or take a 5 minutes drive. We have had a wonderful week exploring Salcombe's beaches, taking boat rides, body boarding and much more. The barn is a perfect place to relax after a busy day. Very quiet but extreamly friendly. We will definitely be returning for a third visit.

Beautiful barn conversion in a peaceful location
We had a fantastic week in this beautifully renovated barn. We loved the upside-down layout with a large, bright, open-plan living, kitchen and dining room looking out onto fields and woodland. The downstairs bedrooms are very comfortable and the travertine tiles with underfloor heating felt a little luxurious! The decoration is stylish and simple and the owners have thought of everything: from flowers and wine on arrival to providing plenty of hand soap, laundry and dishwasher tabs. There is a lovely outdoor seating area and the location is wonderfully peaceful with sounds of only birds, sheep and the small stream that runs through the farm. It's a short walk from South Sands beach where you can take a ferry to Salcombe - still an easy walk. It's a fantastic base for a beach or walking holiday, surrounded on all sides by the coastal path with its dramatic crags and pretty beaches. Communication with Jaap was excellent, and Michele was very friendly and helpful during our stay. We would love to go back!

Great location and lovely accommodation
The barn is in a quiet location, tucked away but with great access to lovely beaches and harbours. The barn is furnished to a good standard and well equipped well. We love the spaciousness and feel of the property and as soon as we arrive we relax into holiday mode. We will be returning again.

Peaceful, well laid out and secluded home
It's a lovely home - very private and well laid out - and finished to a high standard. We had the bifold doors open every evening and really appreciated the walk in shower and the relaxing bath. It was clean and the owner was welcoming and very accommodating of all our needs, particularly in terms of our visitors to the property throughout the week. He gave us tips on where to visit and had two body boards which we were able to use. We found that the walk to South Sands took us 25 mins rather than the 15 mins suggested on the website, but it is a pretty walk! We would recommend staying here...

Lovely
We stayed for 1 week in June. The house was beautiful! Spotless inside,well equipped couldn't really fault!
Balcony and outside garden furniture could have done with a little spruce up as looked very tired and the balcony furniture had rotten, both needed a good sweep and tidy as there was a mountain of leaves.
Brilliant customer service from the mum next door! Very lovely lady :-)
Salcombe itself was beautiful!
Overall a really lovely holiday and beautiful house!
