PROPERTY DESCRIPTION
This is a top floor flat in a very attractive estate in the town of Penicuik, close to Edinburgh. It has just been voted the cleanest town in Scotland and the second cleanest town in the UK.There are regular b uses into the city every 10 minutes and the journey usually takes about 40 minutes.
There are also night buses 7 days a week.
The Scottish borders are also easily accessible and there is a regular bus service to this area too.
ACCOMODATION
Bedroom 1 has a double bed and an en suite shower room.
Bedroom 2 has twin beds ( travelling cot is also available)
Bathroom 2 has bath, wash basin and toilet.
Dining room has a table which seats six plus high chair
Sitting Room is a large room with bay window. It has comfortable seating for 8 ,TV, DVD and CD and Internet connection.There is also a wide selection of books ,board games and toys.
Kitchen has a breakfast bar and is very well equipped with oven,hob,fridge,freezer,washing machine and microwave.
CLEANING/TOWELS/LINEN/MAID SERVICE
All towels and linen provided and the property is cleaned at the start of your stay.

Parking in a designated bay at back and ample parking at front. There is also a children's play park on the estate.
ACCESSABILITY
2 flights of stairs. There is no lift.
ABOUT THE AREA
Golf .There are several golf courses locally which are open to visitors.
Skiing. Hillend dry ski slope,which is the largest in Europe, is a 10 minute journey away.
Rosslyn Chapel is also close by.
Walking and Cycling. The close proximity of the Pentland Hills offers excellent hill walking. There are also several off road cycle paths and walkways which are directly accessible from the apartment.

There are a wide range of pubs,restaurants,cafes,local shops and supermarkets within walking distance of the apartment.
There is also a new Leisure Centre with swimming pool, and a large public park with play park and skate park.
A “Soft Play Centre” is situated 5 minutes walk from the apartment.

Excellent place to stay. Perfect location to get to Edinburgh and beyond. Check in was easy and fast. Kitchen was full service and good size rooms for a family of 4.
The stay was lovely. Jean was an excellent hostess, the apartment was clean and well kept. It was close to bus lines and convenient for shopping and eating. Having two bathrooms really helped our stay.
Jean was there on our arrival and showed us around. Her home was lovely and cozy with so many thoughtful touches. It was definitely home away from homr.
I stayed for three weeks in Jean’s flat. The flat was exactly as described in the listing. Jean welcomed me to the flat when I arrived, and took a few minutes to show me around. The flat is in a very quiet development, within easy walking distance to the shops and restaurants in the centre of Penicuik and a short drive to Tesco.
Jean was an excellent host. The apartment was very clean. As we were staying over Christmas and the New Year, Jean had decorated. She was very efficient with her correspondence. The location of the apartment is very useful for getting the bus into Edinburgh. Penicuik has restaurants, grocery stores and a gas station. We had a car and took a number of day trips to places like St. Andrews, the East Neuk of Fife, Dunfermline, Stirling and Glasgow. Our son and his family hiked in the Pentland Hills. We also had a good walk in the grounds of Penicuik House and enjoyed a breakfast at The Craigie Hotel. The apartment is a good location to explore more than just Edinburgh. Fabulous flat with all amenities.
Place was clean and nice decor. Excellent long tub , much needed after long days walking. Quaint town and quite location. Would consider staying again in the future.

Jean's flat is perfect for couples or families. Everything you need. Great cooking facilities, toys for kids, comfy beds. Location was great for us to visit our relatives in Penicuik but also easy to catch the bus into Edinburgh. This was our second stay here.

Would hugely recommend, location was great, 15 minute walk to park. We attebded a wedding nearby with our two children and this was the perfect apartment for us.

Close to Edinburgh with great transport links. Also lots of nice walks nearby and a quiet family friendly neighbourhood It has just been voted the cleanest town in Scotland and the second cleanest town in the U.K.
What makes this property unique
Close to woodland walks. Frequent buses to Edinburgh. Nice restaurants in Penicuik and friendly local pubs. For family visiting there is also a great soft play less than 5 mins away
