Spacious lounge/dinning room with coal effect gas fire & well equipped kitchen. 1 pretty double bedroom with en-suite shower room & further large twin room which can be set up as king-sized double (Set up as twin unless requested double when booking). Bathroom with over bath shower. Enclosed back garden with side entrance complete with shower for muddy dogs. Outside seating both back & front. Dogs are very welcome but must stay downstairs & off the furniture. Well equipped for dogs providing dog crates, bowls & first aid kit (we recommend you use a sheep tick preventer) Hawkshead village is well served with 3 dog-friendly pubs, cafes, a bistro, ice-cream parlour & chippy. Shops include Co-op & hair-dressers as well as chemist, deli & gift shops all within an easy stroll. Easy walking from cottage to Grizedale Forest, Tarn Hows, Sawrey (Beatrix Potters Hill Top) Wray & to Windermere via ferry. Nearby fishing at Esthwaite Water.

Perfect location within the village with plenty of walks on your doorstep. Although small Hawkshead offers several cafes and pubs which serve food. Everywhere was very dog friendly
Wonderful week at Primrose cottage. Hawkshead is a perfect location to explore the Lakes. We had our dog with us and not only is the cottage wonderfully equipped, every pub and cafe is dog friendly so made it a really welcoming and easy stay. The cottage was very clean and well equipped. We can’t wait to come again.

A spotlessly clean and very well equipped cosy cottage in a great location
This is a cosy cottage in a perfect spot on the edge of Hawkshead village, within walking distance of the centre and of some fantastic walks. The cottage is spotlessly clean and wonderfully well equipped. Perfect for bringing dogs along too, the outdoor shower being ideal after long muddy walks. Many thanks Tracey for a great stay.

We are a family of four - 2 adults and 2 children (12 and 8 years old), plus the dog. We booked this property based on the location and excellent reviews here already, and we were not disappointed - it was nothing short of fantastic! The cottage itself is lovely, clean and well kept, not huge but certainly big enough for the 5 of us with a little garden at the front and back, and with everything guests could need thoughtfully provided. The location was also brilliant - Hawkshead is a gorgeous little village with lovely shops, cafes and pubs, and it is perfectly placed to explore the surrounding lakes and towns. Communication with the owner was also fantastic throughout, we couldn't recommend this place more, book it now!!

A wonderful ‘home from home’ base for a fantastic week. Clean, spacious with everything you need, as well as very thoughtful touches (eg, tea, coffee, soap, hand sanitisers and even bubble bath for a soak after a long walk in the hills!). Quiet location with lovely table and chairs outdoors at the front and rear to enjoy breakfast or lunch ‘al fresco’ in the sun.
Really helpful and clear communications with the owner.

The cottage is in a perfect location to explore the Lakes.It was well equipped, very homely and everything you could possibly need for a tranquil peaceful getaway.Located in a lovely village with some excellent restaurant/pubs and amenities.

We felt so lucky and grateful to be able to book this house after lockdown and when there was very little availability and what there was was so expensive. Thanks. The house is comfortable and well equipped to handle walkers and their dogs. We had all we needed in the kitchen to cook well for ourselves. With two adults and two big kids we didn’t feel cramped. The location is really convenient for pubs, cafes and the village shop as well as walks from the house and easy access to a good road to other parts of the Lake District. It was just what we needed.

The cottage is ideally located within a few minutes walk from shops and local pubs and eating places with most, if not all, pubs and eating places nearby are dog-friendly.
The cottage was spotlessly clean and very well equipped. If you are a dog owner then Tracey, the cottage owner, has thought of everything to make life comfortable and stress-free for dogs and owners alike.
The dog shower in the rear garden came in particularly handy when our dog came back from a walk wet and covered in mud.
The rear garden is cosy little paved area with a shed, seating area some large plant and herb pots. We were able to let the dog out even in the wet weather without fear of him coming back inside covered in mud.
Overall, excellent and highly recommended.

Lovely cottage in a great location
This was our first trip to the Lake District, but it definitely won't be our last. Arriving at the cottage, we were impressed with how spacious it was, and found it to be very well equipped, with everything we needed for our stay.
Although we didn't bring a dog, it does seem to be ideal for those that would, with everything in place to make their stay comfortable. As mentioned by another member, although this cottage clearly welcomes dogs, you wouldn't know it as the place was spotlessly clean with no hint of dog smells/hairs.
As for location, you couldn't ask for better. It's a 30 second walk to the center of Hawkshead, which has 4 pubs and numerous cafes, along with a variety of other shops including a local co-op for day to day items. And there are plenty of walks nearby to keep you busy. There was a good selection of books at the cottage to provide some inspiration if you haven't already made plans.
I would definitely recommend this cottage without hesitation.

Pretty and Comfortable Cottage
We loved staying and relaxing in this lovely cottage well equipped with everything one would need for a perfect holiday. We particularly liked the pretty bedrooms with very comfortable beds, two bathrooms meaning that as two couples we didn't have to share, and the back garden full of charming detail. We were also impressed with how dog-friendly this cottage is and yet being completely dog hair and dog smell free. The location of the cottage just a couple of hundred yards away from the centre of the village is also something we enjoyed very much. We do hope to stay at this cottage again, and highly recommend it to anyone.

We have been visiting the Lake District & Hawkshead in particular for over 30 years. It is beautiful & very dog friendly which is important to us. We fell in love with our cottage & have a wonderful time there walking & eating out. Hawkshead is such a pretty village & so friendly we can't think of anywhere better to go.
